Tech preformed CMA FULL SERVICE on 9 Split Systems, 1 Air Make-up Unit, and 2 Exhaust Fans. *Split System #9 is still down from previous diagnosis of failed compressor, compressor shorted to ground. This was diagnosed on 10/5/23. Tech recommends replacing System. *Split System #3 is still down from previous diagnosis on 8/17/23 of failed blower motor, motor is locked up. Compressor also failed megohm test. Due to age and these challenges, tech recommends replacing system over repair. *Exhaust Fan #1 ( dishwasher) is still down with locked up motor, diagnosed on 4/14/23. Tech recommends replacing Exhaust Fan. *Split System #7 is operating at this time but has multiple challenges. Compressor tested in caution area of megohm test. Run capacitor is at lowest tolerance in operating range. Compressor plug has gotten extremely hot at some point and become disfigured. Blower motor is operating at higher amps than FLA listed, indicating motor is beginning to fail electrically. And evaporator c

Tech performed CMA full service on 3 gas package units, 1 make up air unit with condensing towers, 1 make up air without, and 6 exhaust fans. Upon inspection tech found the gas pressure feeding each package unit low. Tech adjusted the gas pressure and confirmed system is operational. All systems are running properly at this time. Tech has attached system performance reports and pictures to this invoice.

Tech performed CMA full service on 3 Gas Package Units, 2 Air Make Up Units, and 6 Exhaust fans. Upon inspection tech found the gas pressure to all package units low. Tech was able to adjust units 1 and 3 to proper pressure but due to corrosion fusing the gas valve adjustment screw closed was unable to adjust unit 2. All systems are running properly at this time. Tech has attached system performance reports and pictures to this invoice.

Tech preformed CMA FULL SERVICE on 1 Package HP. Unit is operating at this time, but compressor has failed megohm test, showing signs of internal failure beginning. Fan motor is also over listed FLA. Condenser Coil also shows signs of deterioration. No leaks present at this time. Due to multiple challenges and age of system tech does recommend replacing unit. Tech has attached system performance report to invoice along with pictures.

Tech preformed CMA INSPECTION on 9 Split Systems, 1 makeup air unit, and 2 exhaust fan. Tech also completed approved repairs recommended from month of Aprils service. Tech replaced fan motor and dual run capacitor on Split System #4. System is up and operating at this time. Tech replaced fan motor and run capacitor on Split System #9. After completing repairs tech found unit kept tripping breaker, after further diagnosis tech found compressor shorted to ground. System #9 is not operational. Recommend replacing system. Tech replaced belt on exhaust fan #2. Tech also found Split System #3 powered of at disconnect due to previous diagnostic in August. Estimate for repairs/ replacement has been sent. Tech found Air Handler #5 in poor physical condition. Unit cabinet is completely rusted and breaking in several places. Condenser #5 is less than 2 years old, tech recommends replacing Air Handler. All other systems are operating properly at this time. Tech has attached system performance repo

Condenser c1 serial 303404184 inoperable due to bad compressor uses r22 and outdoor fan motor. Recommend new unit due to age. F4, on site personnel corrected techs work order. F4 had leaking evaporator coil, 0311021022. Will need to price out coil and replacements of system. Will need to price out replacement vs repair on both systems. Recommend replacing due to both systems using r22 a refrigerant no longer manufactured. Passed information onto field supervisor.

3762* outdoor unit courtyard 6969* front door Brandon Breedlove executive director met tech on site. Tech diagnosed split system #3. Outdoor disconnect was off on arrival and system was fully defrosted. Tech found 3/4 HP ECM blower motor in AHU 3 to be making a loud noise and running slow. Confirmed line and low voltage and shut off power to remove blower housing. Found no challenges with blower wheel and housing. Blower motor bearings are very hard to turn and will not turn smoothly. Tech diagnosed failed blower motor. Swept leak detector across indoor coil and picked up no leaks. System was manufactured in 2011 and indoor coil is rusty. Dual capacitor outside is reading in specs and system has standing R410a pressure. Compressor and outdoor fan start without issues when pressing in contactor. Tech recommends that customer decide between replacing 12 year old system or replacing ECM blower motor. Unable to run test without a working blower. May or may not be further challenges.

CYCLED KITCHEN SYSTEM AFTER THAWING. CIRCUITS #1 & #2 ENERGIZED WITH NO CHALLENGES. MONITORED PRESSURES ON BOTH CIRCUITS FOUND WELL WITHIN SPECS. BLOWER RUNNING PROPERLY. FILTERS/COILS INSIDE UNIT ARE FAIRLY CLEAN. FOUND FILTERS INSIDE KITCHEN CEILING EXTREMELY DIRTY. THIS MAY BE CAUSING AIRFLOW CHALLENGES. NEED TO CHANGE FILTERS. TOOK FILTERS OUT FOR TIME BEING.

FOUND CIRCUIT #1 COMPRESSOR FROZEN SOLID. EVAPORATOR COIL FROZEN SOLID AS WELL. DISCONNECTED Y1/Y2 CIRCUITS AND LEFT BLOWER RUNNING FOR AN HOUR. SYSTEM TILL FROZEN SOLID. WILL NEED TO RETURN AFTER SYSTEM THAWS TO DIAGNOSE.
