-Performed CMA Full Service on 4 Split System Heat Pumps. -Was informed upon arrival that back left corner system is not operating correctly. -A1 - 2006 Goodman 5 Ton Split Heat Pump: Building A Back Right from Entrance: Blower motor capacitor tested weak. Recommend replacement of capacitor. Provided estimate. Outdoor fan motor side of dual run capacitor tested weak. Recommend installing new 5 mfd capacitor. Provided estimate. -A2 - 2006 Goodman 5 Ton Split Heat Pump: Building A Front Right from Entrance: Both sides of dual run capacitor tested very weak. Recommend replacement of 80/5 mfd dual run capacitor. Provided estimate. -A3 - 2006 Goodman 3.5 Ton Split Heat Pump: Building A Back Left from Entrance: Found system not cooling to satisfaction. Observed deterioration of evaporator coil and rust collecting in drain pan. Unable to identify any leak at evaporator coil with sniffer. Blower motor capacitor tested very weak. -Performed CMA Full Service on 48 Split System Heat Pumps located throughout 15 buildings on property. -Upon arrival, was informed that challenges exist with the following systems: A1, A2, E1, F2, F3, H1, M (system 2 or 3), N1, N3. -A1 - 2017 Carrier 5 Ton Split Heat Pump: Building A Front: Found thermostat blank upon arrival. Observed severe algae buildup in condensate pump. Was not allowing condensate pump to run, causing water to activate secondary float switch and turn system off. Cleaned pump and confirmed operation and drainage. System now operating correctly. -A2 - 2017 Carrier 5 Ton Split Heat Pump: Building A Middle: Found compressor not operating with call at contactor. Found outdoor fan motor pulling high amperage. Tested 70/7.5 mfd dual run capacitor and found no readings present for compressor or outdoor fan motor side. Recommend installing new 7.5 & 70 mfd capacitor. Unable to continue checking operation until capacitors replaced. Provided estimate for replacement. -E
UNIT #9- 4 TON CARRIER CONDENSING UNIT ONLY & EXHAUST FAN
Tech was informed system #7 was leaking tech found aux drain pan was not connected tech connected and found system un level. Tech could not level it by himself. Install will return to correct. Tech replaced thermostat on system 4 with vision pro 8000. System 4 is operating properly. Tech found system 6 thermostat needed reset tech reset thermostat system is cooling properly at this time.
UNIT #7- 5 TON TRANE SPLIT SYSTEM HEAT PUMP
Tech returned to leak search Gas Pack #1. Six 20*20*1 filters were replaced yesterday. Chicken breaded filters are gone. Pressurized system up to 200 psi of nitrogen and trace gas on each circuit. Tech found no refrigerant leaks at indoor coil. Indoor TXV for circuit 1 has some oily residue, but tech confirmed no refrigerant leaks with ultrasonic or soap bubble. Tech found valve core for true suction port leaking. Tightened core, but it still leaked. Replaced core to stop leak. Tech found large refrigerant leak in oily spot at top right corner of micro channel condenser coil. See picture. Confirmed with ultrasonic detector. Need to call customer to quote condenser coil replacement. Due to coil size, at least two techs and a lift are required. 21.3 lbs of R410a and two larger size liquid line filter driers (DHY01470) are also needed. Left nitrogen in circuits. Staff has a bucket beneath fallen ceiling tile in tall ceiling in dining room. Looks like return duct had water dripping. Tec
On arrival, manager on duty reported dining room is running correctly, but kitchen is not. In front of Gas pack 1 on the roof are two old compressors and an old blower motor. Looks like both compressors and belt drive blower have been replaced. We documented shorted compressors in February 2023. Indoor coil is frozen with several inches of thick ice. Compressor 1 (larger circuit is completely frozen up and compressor 2 (smaller) was not running. Four 20*20*1 pleated filters in the ceiling are completely clogged with breading dust. Two inch filters in unit are fairly clean and a few weeks old, but frozen to coil. Both circuits are nearly void of R410a. Under 60 psi of R410a standing pressure tested at both liquid lines and true suction ports. Will need to return at a later date to leak search system after coil thaws out. Tech let the client know of findings and that system is down. Tech left Y1 and Y2 disconnected and disconnect off. Tech left estimate on
TECH DIAGNOSED SPLIT SYSTEM #5 WHICH IS A NEW SYSTEM, THE POWER HAD WENT OUT. AFTER DIAGNOSTICS TECH FOUND THERMOSTAT WIRE NOT CONNECTED PROPERLY, AND THERE WAS A FUSE BLOWN INSIDE OF AIR HANDLER. TECH TOOK WIRES OIT OF THERMOSTAT AND PUT THEM BACK IN PROPERLY, ALSO TECH CHANGED FUSE IN AIR HANDLER. SPLIT SYSTEM #5 IS BACK RUNNING PROPERLY.

Found the recently replaced thermostat programmed incorrectly. Thermostat was set for heat pump instead of gas and hot-gas dehumidification mode disabled. Tech corrected the settings and assured both circuits operated prior to departure as well as the hot-gas dehumidification. Temperature dropped throughout visit. No charge per office due to recent CMA visit.

TECH REPLACED THERMOSTAT WITH APPROVAL FROM MRS. HUBBARD, TECH COMPLETED FILTER CHANGE OF 8-20x20x1 FILTERS, 24-20x20x2 FILTERS AND 12-16x20x2 FILTERS.
