I purchased the preferred service package this past summer. Since the technician came out yesterday for the 6 month’s check… my service package had expired in just one day. So no discounts on parts. The technician yesterday supposedly cleaned and checked everything but failed to turn the power source back on. He then checked the temperature before he left stating it was putting out 80 degree air and said it was fine. When I awoke this morning, not even 14 hours after the technician left, the temperature I. Our house was 64 degrees. My only wish would have been a more thorough inspection before today.

Tech found display of thermostat was blank customer informed she would take cover off and some wires were showing tech took pictures tech found power to thermostat 28v from system. Tech informed home owner of findings and would need to replace thermostat to further diagnosis. Homeowner approved tech installed new thermostat and once a cooling call found low voltage fuse to blow. Tech inspected system found fuse was newer then the system ternate informed tech that the other company had replaced some things in there tech suspects they found a blown fuse replaced it then found no display at thermostat. Tech found a short in the blower wire harness rubbing to the blowerhousing. Tech repaired fuse and tested system system is operating properly at this time tech informed ternate on operation of thermostat cycled system on heat gas heat and cool all are operating properly at this time. Tech collected via phone.
Upon arrival tech replaced blower wheel, blower motor, and heat strips. Tech started system with no further challenges. System operational at this time.
PERFORMED PRE-BUY INSPECTION ON (2) CARRIER HEAT PUMP SYSTEMS. POTENTIAL HOME BUYER STATED NEITHER SYSTEM IS RUNNING UPON ARRIVAL. FOUND BREAKER IN MAIN PANEL OFF. RESET BREAKER. BOTH SYSTEMS OPERATING WITHIN SPECS IN BOTH HEATING/COOLING. UPSTAIRS SYSTEM EXPOSED PORTION OF DRAIN LINE NOT INSULATED. UPSTAIRS CONDENSER SLIGHTLY UNLEVELED. BOTH DUCT SYSTEMS IN TACT, BUT SHOWING SIGNS OF AGE. BOTH SYSTEMS NEED ESA MAINTENANCE/CLEANING. BUILT ESTIMATES.
-Performed CMA Inspection on one split system heat pump and one split system gas furnace. -Right System: Ductwork recommended for repair at prior service Oct 2023. Main supply line deteriorated and in poor condition/leaking air. -Left System: Thermostat battery low warning. 2xAA. Provided estimate for replacement of batteries $30.85. Both sides of dual run capacitor tested weak. Was recommended for replacement at prior service Oct 2023. Provided updated estimate $322.61. Failure to replace capacitors could have significant impact on lifespan of components and efficiency of operation. -Both systems operating correctly at this time. Recommend replacement of capacitors on left system heat pump. Recommend more frequent replacement of air filters until remodeling is completed.
Completed a full service maintenance on 5 TRANE package heat pumps, 2 TRANE mini splits, changed filters, tested motor amps, heat strips, pressures, cleaned coils, cleared drain traps, washed the units and coils, checked T-stats. Washed mini filters, checked condensate pumps.
-Performed CMA Inspection on 2 split systems, 2 gas package systems, and 1 package heat pump system. -System 1: System 28 yr old and uses R22 refrigerant. Customer should consider replacement of system. -System 2: Office staff state system controls data room which has no return vent. Causes conflicts with system 1 setpoint as data closet is accessed by office with system 1 thermostat. Field supervisor should propose adding return vent to data room. Staff states system shows auxiliary heat when starting up in the morning. System gets turned off overnight and likely uses auxiliary heat in the morning to satisfy thermostat settings. Found system heating properly and schedule settings reasonable. -Summary: All systems operating correctly at this time. System 1 almost 30 yr old R22 type system and should be considered for replacement. System 2 should be considered for additional return duct from data room.
-Performed CMA Full Service on 3 Rooftop Gas Package Units & 2 Make Up Air units. Performed inspection on 6 exhaust fans. Replaced air filters at 8 back of house locations & left 1 case of additional air filters to be changed at management’s discretion. -Make Up Air 2: Reusable air filters deteriorating and in poor condition. Recommend replacing. 2-20x25x2. Research Products MV EZ Kleen #9151. Estimate for replacement to be provided by office, upon request. -Recommend more frequent replacement of filters at back of house.
Upon arrival tech charged system with 4lbs 8oz of R410A.
Upon arrival tech was informed PHP #1 was not working. Tech inspected system and found blower wheel had multiple fins missing and center wheel was broken off. Tech removed blower motor and wheel and also found it ripped coils off of the heat strips directly underneath it. CMA inspection from Feb 2 stated fins were missing then also. Tech recommends replacing blower wheel, motor and heat strips. After replacement tech can then further inspect system and see if there is anything else needed to get it fully operational. Tech left disconnect turned off at system. Mr Garcia will call the office once he obtains PO.
Upon arrival tech found Vision Pro 8000 thermostat displaying a thermostat sensor error. Tech reset thermostat and error code went away, system is back up and running. Billing out service call fee.
2000 MODEL TRANE GAS PACKAGE UNIT. FOUND 40A BREAKER TRIPPED AND FAULTY UPON ARRIVAL. COMPRESSOR WINDINGS ARE SHORTED/READING BAD. UPON FURTHER INSPECTION FOUND HEAVY RUST WITHIN HEAT EXCHANGER/PINHOLES PRESENT. EVAPORATOR COILS HEAVILY RUSTED. LEAK HAS BEEN DETECTED DURING PAST VISITS. SYSTEM IS IN OVERALL POOR SHAPE. HANDED OVER TO FIELD SUPERVISOR.
Customer complained of a noisy compressor. Tech found compressor starting and stopping properly, tested multiple times. Refrigerant pressures, superheat and subcooling are all good. Tech found high start amps and a low fan capacitor at 4 out of 5mfd. Tech also found disconnect in poor condition. The noise the customer described sounds like the compressor temporarily lost 1 leg of power. Tech has quoted replacing disconnect, breaker, fan capacitor and installing a hard start to lower startup amps. Compressor megged good. Tech also recommends ESA plan to clean coils, blower compartment, replace filters, clear drain and inspect system. Customer stated he is already on a maintenance plan with another company and will get with them before making a decision on repairs.
Upon arrival homeowner stated system not cooling. After further inspection tech found system almost void of refrigerant. System is extremely old. Tech informed homeowner of findings and wants a field supervisor to come out and to see what her options are. Charged house call fee. Office is to contact to schedule an appointment either today or Monday morning.
