Good Service just wished they had found the problem before the 3rd technician

I purchased the preferred service package this past summer. Since the technician came out yesterday for the 6 month’s check… my service package had expired in just one day. So no discounts on parts. The technician yesterday supposedly cleaned and checked everything but failed to turn the power source back on. He then checked the temperature before he left stating it was putting out 80 degree air and said it was fine. When I awoke this morning, not even 14 hours after the technician left, the temperature I. Our house was 64 degrees. My only wish would have been a more thorough inspection before today.

Tech inspected return box, return line and evaporator coil for any issues. Customer stated they have been getting a musty smell from return. Tech found no challenges with system. No moisture or rips/tears within return line. Evaporator coil is clean, UV bulb is working. Dehumidifier is operating properly in crawlspace. System is operating properly at this time. Upon arrival tech was informed the they had the alarms go off on 6-14-24 and when the fire department reset duct detector in RTU #1 the system did not come on. Tech inspected system and found it coming on and cooling like it was suppose to. Tech turned thermostat down and ran system for about 20mins and verified both 1st and 2nd stage came on with no challenges. System is cooling at this time.

Tech found compressor in 6 year old Carrier condenser not running due to a failed 35/5uf dual run capacitor. Tech also saw that attic AHU does not have an EZ trap and primary float switch. Tech replaced capacitor for testing purposes and monitored refrigerant pressures. Subcooling is slightly low. Tech suspects no refrigerant was added at install for lineset length. Tech recommends adding 1 lb of refrigerant. Customer showed proof of 10 year warranty. Tech gave warranty price on capacitor. Put warranty label on failed capacitor. Declined ESA, float switch/EZ trap, and 1 lb R410a. Emailed quotes. Declined ESA. Moving very soon.

Performed ESA, tech found O.D. fan motor over amping. Tech replaced fan motor after homeowners approval. Homeowner also renewed PSA. No other issues at this time. System is clean and serviced.

Te h was informed of drain issues pan filling up tech did see j trap was on system with no cleaning access tech recommended replacing j trap with ez trap customer approved and wanted to add one to other system as well once tech was replacing trap tech heard crackling noise tech removed door found coil extremely rusty and frozen. Tech informed customer of new findings and performed leak search found leak on the evaporator coil for a 2001 system tech called office to get field supervisor to give best solution. Tech also installed ez trap for 2nd unit as well.

Performed CMA full service on 4 Gas Package Units, 1 Mini Split, 2 AC Condensers and 1 Make Up Air Unit. Gas Pack 7995 Kitchen - Technician found the system to be cooling properly while performing maintenance today. Delta t observed was 20 degrees. Challenge - this system’s compressor tested in CAUTION during the Megohm test. This means the compressor is failing. The tech would recommend adding a hard start kit to ease the strain on the compressor and help slow the wear and tear on that part. Gas Pack 7996 - Hallway - this system was operating within spec at today’s visit. System is cooling good and holding a delta t between 18-20 degrees. This compressor is also within Caution range. Tech would also recommend adding a hard start kit to this system as well. Tech added estimate for contactor repair. Gas Pack 8004 - Dining Room - this system is struggling to keep up with the heat. Upon arrival the technician noticed the delta t was about 14-15 degrees. Filters were changed and evapor

Tech found evaporator coil frozen and thawed coil. Tech found dirty evaporator and condenser coils. Refregerant pressures were low as well. Following the mandatory procedure, tech leak searched the evaporator coil and found a leaking coil. Tech recommends replacing unit versus coil due to age of equipment (22 years old) and R22 refrigerant. Field supervisor notified.

Performed CMA Full Service on 2 split systems and 1 mini split. System 1 (right side of building - Trane) - technician found the system to be cooling properly and holding a delta t of 20 degrees. No challenges present today. NOTE - filter size in system is 20x23x1. Technician does not have this size available on the truck. Technician placed 20x20x1 filter for now. Will need to return to install proper sized filter once available. System 2 (left side of building - Goodman) technician did not find any difficulties while servicing this system today. The system is cooling properly and holding a delta t of 20 degrees. MiniSplit - technician did not find any issues with system performance today. Supply temperature is holding below 50 degrees. There is some rust present on the evaporator coil (pictures provided). No leak was found. Recommend monitoring this going forward.

Contact email is manager574@buddyrents.com. Need to follow up on repair vs replace price for all 3 systems. System 1 and System 3 are down as previously documented. System 2 is cycling on and off and satisfying thermostat. SYSTEM 2: Tech recorded amp draws and refrigerant pressures for system 2. It is currently cooling correctly. Dual cap is in specs. We documented evaporator leak two visits ago. Since then, we replaced blower capacitor and a third party replaced outdoor fan motor and added R410a. System is cooling, but disconnect blade has burn mark and tech cannot say how long refrigerant charge will last with leaking evaporator. Tech recommends system replacement over non warranty evaporator coil replacement. SYSTEM 3: Tech confirmed compressor inside outdoor unit 3 is shorted to ground. There is R410a pressure in system. Disconnect handle is missing, and 45/5uf dual capacitor is reading weak. Used disconnect handle from system 2 to test fan motor on system 3. Fan motor does run
