Good Service just wished they had found the problem before the 3rd technician

I purchased the preferred service package this past summer. Since the technician came out yesterday for the 6 month’s check… my service package had expired in just one day. So no discounts on parts. The technician yesterday supposedly cleaned and checked everything but failed to turn the power source back on. He then checked the temperature before he left stating it was putting out 80 degree air and said it was fine. When I awoke this morning, not even 14 hours after the technician left, the temperature I. Our house was 64 degrees. My only wish would have been a more thorough inspection before today.

Upon arrival tech was informed that the lobby system was not cooling this morning, customer stated they turned system off and back on and it started cooling again. Tech inspected system and found no challenges with system at this time. Informed customer that if it happened again to not turn it off and back on that was we can see what caused it to stop cooling. System is operational at this time.

Upon arrival tech was shown AC #1 was not running, condenser fan was slowly spinning but compressor was not running. Inspected system and found compressor contactor getting 24v. Tech noticed the black wire for the condenser fan motor was put on the 24v coil and not on the T2 side of the contactor. Tech corrected wiring and turned system back on and compressor was still not running. Ohmed compressor and found it locked out on internal overload. Use water hose to cool down compressor until it came back on. Checked pressures and amp ratings and everything was within specs. System is back operational at this time.

Upon arrival tech was informed there was water coming through the wall I front of the bathrooms and customer wanted to check and verify it was not coming from a near by hvac system. Tech inspected above the ceiling and on the rooftop and dit not find any reason to believe that water issue is coming from system due to not system being approximately 8-10 feet from damaged area and no signs of water trail above ceiling grid.

Tech performed esa on trane package unit, found no challenges at todays visit. Recommended replacing uv bulb, customer declined

Tech preformed CMA FULL SERVICE on 2 Split Systems, 2 Package Heat Pumps and 1 Gas Package Unit. After servicing Split System #1 Tech found low pressures and low Delta T. This indicates system is low on refrigerant due to possible leak. Tech electronically checked coils for leak but did not find leak at this time. Tech recommends preforming a Level 2 Leak Search before any further action be taken. Tech has attached estimate to invoice for cost of leak search. Tech found Package HP #2 not operating even though thermostat stated system was on. With further inspection tech found that thermostat has failed and tech recommends replacing thermostat. Tech has attached estimate to invoice for replacing thermostat and programming. All other Systems are operating at this time. Tech has also attached SYSTEM PERFORMANCE REPORTS to invoice along with pictures.

Techs found open float switch due to full drain pan caused by evaporator coil freezing over. Found blower control board in non-functioning condition; replaced once approval was given. Upon further examination, techs observed the system running high liquid pressure due to dirty condenser coil. Will schedule coil cleaning on separate date. System is operating at this time.

Tech removed wet insulation at bottom of return box at system 2 and added new insulation. Sealed with FSK tape. Install warranty.

Tech returned to replace compressor. Recovered all refrigerant from system, removed compressor and purged system with nitrogen. Brazed in new compressor and pressure tested system.

Upon arrival tech was informed Gas Furnace #2 had a strong gas smell inside the rooms the furnace feeds. Tech inspected system and suspects the gas valve is bleeding through causing the gas leak. Tech tested the heat exchanger with manometer by turning the blower on and checking for a pressure reading and got a .02-.03 reading indicating a potential crack in heat exchanger. Customer wants to wait on replacing gas valve and get quote for new system. Informed office to get field supervisor involved. Gas line is left off at shutoff valve for time being and estimate was emailed for replacing valve. Customer stated they will call us back if they decide to do repair.

Upon arrival tech found condenser receiving a 24v call for cooling but not running. Found breaker tripped, compressors wires rubbed through against refrigerant line and shorted. Tech isolated compressor and tested windings before attempting to repair wire and reset breaker. Found compressor to be shorted to ground. Compressor is failed, informed homeowner. Customer stated they will make a decision and call.

Techs found water dripping from return side. Re-leveled air handler to set drain pan pitch in proper direction and removed water from drain pan. Return insulation is saturated and needs to be redone. Will require 3x3ft piece of insulation. Ceiling tiles are stained as a result of the water leak; customers stated they will replace the tiles. System is operating properly at this time.

Tech found od fan was running but compressor was not. Upon further inspection tech found compressor shorted to ground but condenser has a 60 amp breaker. Contractor wires were burnt and dark but breaker never tripped due to being a bigger size. Tech informed customer on findings and recommended replacing due to age and repair cost she declined due to not having funds and renting. System is down.
