Tech found Ez trap installed last visit was leaking at all glue points onto ceiling. Tech installed new trap ensured glue set and insulated drain properly. Water in pan is dripping from drain line leaking and system condensation, tech fixed leak but system will still continue to condensate due to big garage doors being open for long periods of time. Tech moved secondary float switch to proper spot and wired to R and tested both switches are operating properly. Warranty per office

Upon arrival homeowner stated she had another hvac company come out and diagnose system and stated system is low and there is a leak inside the evaporator coil. Tech re-diagnosed system and found pressures void of refrigerant(R22). Tech recommended a leak search but homeowner denied and would rather have a field supervisor on site. Field supervisor will be on site shortly.
Tech serviced and cleaned unit per service agreement, upon arrival tech was notified by customer that unit wasn’t keeping up with hot days, tech checked evaporator coil didn’t find any leaks at today’s visit, system is up and cooling, tech found no challenges at today’s visit.

Upon arrival tech was informed upstairs system was not working at all. Inspected system and found thermostat blank due to a clogged drain line tripping the safety switch. Tech blew drain line out with nitrogen and cleaned trap with a brush. Installed union between system and first elbow to brush drain opening at system. Turned system on and everything is back operational at this time.
Customer was told suction schrader valve was leaking. Tech verified valve was leaking but also found oil at evaporator coil and found leaking evaporator coil. Tech recommends looking into a replacement since unit is an R22 system. Evaporator coil replacement will cost near unit replacement cost. Tech quoted leak freeze and recharge but does not recommend. Customer agreed to recharge system, replace schrader and install leak freeze. Tech performed repair and found system is back cooling. Tech explained R22 refrigerant cost and EPA issues.
Upon arrival tech was informed system was not keeping up on really hot days. Tech found thermostat satisfied at 73 degrees. Turned temp down to allow system to come on. Found system to appear to be over charged, calls for a 7 degree subcool was currently at a 50 degree with a 521psi head pressure. Tech removed 2lbs and 8oz of R410A to achieve a 9.7 subcool. Informed homeowner to keep an eye on it to see if it performs better. No charge due to recent visit and under full warranty.
TECH PERFORMED CME FULL SERVICE ON 1 SPLIT SYSTEM. SYSTEM IS PERFORMING PROPERLY AT THIS TIME. TECH COMPLETED FILTER CHANGE OF 2-20x20x1 FILTERS. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.
Upon arrival tech was informed system was not cooling having dual run capacitor replaced. Checked system and all components were running. System is R22 and initial pressures were 96/413. Tech saw condenser coil dirty and sprayed it down with water, pressures dropped to 91/390 but head pressure would fluctuate from 370-410. Tech suspects TXV is causing restriction cause high head pressure and extreme fluctuations are cause by non condensables. Due to age of system and R22freon tech does not recommend doing any repairs but replacing system. System is back cooling a little bit but homeowner stated he will hold off on trying to replace for now.
Spoke with customer regarding installing dual head mini split/1.5 ducted air handler with heat pump. He is going to purchase mini splits online and try to find someone that will install them for him.
