Customer had someone install a thermostat that was doing other work in the whole an I found that the thermostat was not properly setup. Set thermostat properties up properly for the type of system customer has. Cycled system and checked operation everything is functioning properly at this time.
Performed a clean and check on air conditioning unit. Conducted a temp drop. Tested all electrical components including contractor and capacitor. Cleaned the coil and checked the charge on the unit. Also changed the filter. Cycled system in cool and everything is in working operations right now.

Performed clean and check on electric furnace noted thermostat reading was high vs. Temp in the rest of the house found that due to set up of the condo and the water heater being next to the thermostat this hall way is much warmer. Tested and inspected all electrical components and controls checked individual heat banks checked filter and heat rise all operations are normal at this time
Performed clean and check on electric air handler. Measured temperature rise, tested all electrical components, checked blower amps, changed filter that customer provided, tested t-stat operations and cycled system in heat. Found everything to be operating within specifications at this time
Performed clean and check on gas furnace. Conducted combustion analysis, measured temperature rise, tested all electrical components, inspected gas supply, burner, inducer and blower assemblies. Cleaned flame sensor, checked filter, tested t-stat operations, cycled system in heat. Found everything to be operating normally at this time. Advised customer that filter needs changed. Customer renewed maintenance agreement.
Replaced bad capacitor fan motor is getting bad informed customer unit is old and might want to think on getting new unit to sooner than later older York unit businesses needs to be invoiced bill
Found a clogged drain which I cleared confirmed unit was draining normally cleaned drain pan and added condensate tablets. Duct work below the furnace is still very wet due to the insulation from the unit soaking up most of the water cleaned what I was able to reach however a good portion of the duct work is not reachable informed customer it will take about 24 hours possibly more to dry completely but the unit is operational due to all electrical components being above the drain pan.
Performed clean and check on ac system replaced filter checked temp drop tested and inspected all electrical components and controls brushed dirt and debris out of the coil all operations are normal at this time.
Preformed summer maintenance checked all safety devices told customer needs to change filter condenser was real dirty cleaned off good system working with in specification at this time
Thermostat is calling for cooling at any set point i will try to find replacement stat Replaced thermostat and also found unit with a bad capacitor replaced capacitor . the unit next to it was frozen due to blower not ruining due to bad control board rewired unit so blower will work customer will have cooling but to heat until repaired
found unit frozen up due to a bad blower motor i will send quote for replacement unit and repair is parts are still available
Performed summer maintenance on all systems checked all safety devices changed all filters checked refrigerant charge on all systems. Found all units working within specifications all operations ok at this time.
