Furnace was not running upon arrival. Attempted to start furnace and did not light. Gas company had replaced .40 pressure switch yesterday. Blew through tube into condensate pan. Furnace lit, cycled power several times and continued to work. Checked incoming and out going gas pressure and was within manufacture specs 8-13 inches of water column. Gas pressure was 10 inches in and 10 inches out. Condensate pan appears to be cracked and leaking condensate on the floor. Recommended replacing the pan. Furnace is operational at this time.
Arrived onsite to diagnose a possible gas leak on the water heater gas line in apartment #3. I had installed a Rinnai the previous day and noted a leak during our leak check that I suspected was coming from the existing water heater gas line. I performed a leak check on that line, and it held at 8.5 in/wc for 3 minutes with no pressure drop. When I went down by the meter, I noticed a gas odor. I bubble-tested the meter and found a small leak. Since the meter is typically owned by the gas company, I advised Mr. Walthour to contact them for repair.
Existing copper drainage was leaking. We removed the damaged sections of copper and replaced it with pvc adapting to copper with code complaint copper to pvc adapters
Arrived on site to diagnose no heat on propane boiler. After our initial inspection we saw that Kieth had left a note saying the transformer was not outputting the correct voltage. Tested the transformer ourselves and found it in fact had failed. Neither of the homeowners were home so we called to get approval to swap the transformer. Left a message and in the meantime we installed the transformer to see if that fixed the problem. As soon as power was restored, the new transformer blew and is no longer good. Due to this, we believe there is a short somewhere that caused both transformers to fail. Without approval we cannot continue and we waited an extended period of time before we had to leave. 11/21/25 - Arrived on site to continue diagnosing the issue with the transformers. Today we spent about 4 hours trying to track down a suspected short in the wiring. We believe we narrowed it down to the aquastat but that model is discontinued and we need to rework the wiring of the boiler. W
Installed a 22k BTU Rinnai direct-vent wall heater in Apartment #3 in the living room. Ran new 5/8” and 1/2” copper gas lines from the meter to the Rinnai and tied into the existing water heater gas line. During our leak check we found a gas leak, so we shut off the water heater gas line and the new piping passed the leak check. We did not have time to investigate the source of the leak. Mr. Walthour said he will contact his gas company, and will let us know if he needs our assistance. Leak-checked the new gas line to the Rinnai at 8.5 in/wc for 3 minutes—no leaks present. Checked carbon monoxide levels—no issues found. Verified operation and the system is functioning properly at this time. Removed old gas line and old heater and sealed the wall penetrations with silicone caulking.
Fond water in upstairs shower that has recently been installed to not be operation properly. The contractor that installed it replaced the cartridge and it worked for 2 days before reverting back to the same issues and advised the homeowners to have the water filtration looked at. While doing our evaluation we noticed the water soft water filter had been in bypass but claimed they would hear it do its weekly back wash. So we turned the valves to their appropriate on/off positions to force water through the filter. We then went upstairs took the cartridge out of the shower valve and flushed sediment out of the valve on both the hot and cold sides of the valve clearing a substantial amount of sediment. We attempted to clean the cartridge but to no success. Homeowners are going to speak with the installer about possibly replacing the cartridge before exploring potential replacing the valve again
Performed annual maintenance on the Ruud oil furnace. Replaced the nozzle, oil filter, and pump strainer. Brushed and vacuumed the heat exchanger and flue pipe. Tested and verified proper operation of all system safeties and burner components. Inspected, tested, and cleaned the blower motor. Completed combustion, smoke, and draft tests. Tom noted a discrepancy between the thermostat reading and the actual room temperature. Upon inspection, the thermostat was found to be located directly above an air-purifying unit. For accurate temperature sensing and proper system communication, I recommend relocating the air purifier to prevent interference with the thermostat. System is operating properly at this time.
-Upon arrival customer needed plumbing in the cabinet removed and capped off for the installation of new cabinets. Tech removed the hose bib and shutoffs from the kitchen plumbing and pressed on two caps. Return visit to be scheduled when the cabinets are installed. Email invoice to collect payment
Upon arrival, the homeowner had the hot water side of the faucet shut off due to a leak. After opening the valve, water was found leaking heavily from the braided supply line, which had not been leaking at completion of the previous visit and had developed sometime afterward. The supply line was under excessive tension, causing gasket failure at both the top and bottom connections. Water was shut off and the line was replaced with a new 20” braided supply line to provide a proper, relaxed connection to the fixture. The system was tested thoroughly, and no leaks were observed at this time. All work was under warranty and was free of charge.
Upstairs Bathroom Toilet Repair: The upstairs bathroom toilet tank was loose, and the flush tower was creating excessive noise. We recommended a full rebuild of the internal components to secure the tank and restore quiet, reliable operation for improved comfort and efficiency. Water was shut off to the toilet and the tank was drained and removed. All internal components were removed and surfaces were thoroughly cleaned. A new 3” flush valve, fill valve, tank-to-bowl gaskets, flapper, and handle were installed and tightened securely. The tank was remounted to the bowl, a new braided stainless supply line was connected, and water was turned on. The fill valve was adjusted and the toilet was flushed multiple times to verify proper operation with no leaks observed at this time. Upstairs Bathroom Lavatory Faucet Replacement: The bathroom faucet was leaking from the cartridge, and the pop-up assembly showed corrosion. We recommended replacing the lavatory faucet to prevent future leaks and
Performed annual tune-up on a propane furnace. Cleaned the burners, heat exchanger, igniter, flame sensor, pilot assembly. Checked all safety controls, air filter, venting, fans, and overall furnace operation. Bubble-tested the gas line and checked carbon monoxide levels — no leaks detected. The furnace is rusty, the A/C isn’t working and it’s 20 years old, I recommend replacing it. Verified operation; system is running properly at this time.
Arrived on site to convert and connect new propane stove. After our initial inspection, we provided an estimate to convert the stove. We started by turning off gas supply and disconnecting the old stove. We then converted the gas regulator at the back of the new stove along with the oven orifice and cooktop orifices. Once everything was converted we turned gas on and checked for leaks using a bubble solution. No leaks present. We then turned the cooktop burners on to adjust flames. No adjustments needed for both low and high fire. No adjustment needed on oven burner either. Oven is working properly and safely at this time. Provided quote for JHCC. Marcia is going to talk with husband and if he agrees they want to sign up for our service partner plan. She also mentioned wanting to get her propane water heater and boiler serviced sometime in January. Thank you for your business!
Performed annual maintenance on the Biasi oil boiler. Replaced the nozzle, filter, and strainer, and brushed and vacuumed the heat exchanger and flue pipe. Tested and confirmed the operation of all system safeties and burner components, and performed a combustion test, smoke test, and draft test. The system is operating properly at this time. During testing, I found that the relief valve did not reseal after being tested. With approval, I replaced the leaking relief valve, purged air from the system, and confirmed proper operation.
For this job, we replaced the existing pressure tank due to an active leak that prevented it from maintaining proper system pressure. The failing tank was removed, and a new, properly sized pressure tank was installed to restore safe and reliable operation of the water system. All fittings and connections were updated as needed, and the system was fully tested to ensure proper functionality upon completion.
Arrived on site diagnose squealing sound coming from circulator. After our initial inspection we found that the circulator was air locked and that was the cause of the squeal. When we arrived it would not make the noise but hot water was not moving through the piping. We purged air from the zone and we started to get hot water once the air was out. Circulator seems to be operating normally now.
