Routine Rinnai propane direct vent furnace maintenance

Aaron came and did our annual maintenance. He was very friendly. He made sure I understood pricing, did a good job cleaning up after performing the service, and showed me photos of the furnace guts before/after the maintenance.

Great Service

Had a great 1st experience with Jerms plumbing from a service prospective. I like the text and email appt. confirmations. They were very accommodating with appt. time. Tracey was detailed and communicative. Only reason I didn't give 5 stars is I'm not a fan of the $59 "Dispatch Fee". I understand charging a visit fee if no work is completed but don't agree with adding visit fee on top of $350+ worth of work. Also thought $350+ was a little pricey for re-setting a toilet & changing flange - wasn't quite an hour worth of work.

Very professional

I had a couple of small projects done on one day. They did them all very well and described all of the options and pricing before letting me choose which direction to go. They were friendly and made sure to clean up any mess before they left. I appreciated being updated on the entire scheduling and arrival time via text, including a picture of the people who would be arriving at my house before hand. The whole process was very straightforward and the work was done well.

Due to the home having no water, an additional hour was spent attempting to thaw frozen pipes at the pressure tank. At the time of service, water had been restored up to the pressure tank; however, the main water lines supplying the home remained frozen and required continued thawing to restore full water service. Upon partial water restoration, it was discovered that the pressure tank bladder had failed, causing the system to short cycle and the pump to turn on and off rapidly. Based on this finding, estimates for pressure tank replacement were to be emailed to the customer. To prevent further strain on the well pump, the water softener was placed into bypass and unplugged so that a regeneration cycle would not occur while the pump was short cycling.

Arrived on site to meet Derrick from Granite group to go over everything we’ve found. After removing the plug to the compressor terminals we found that the black wire had melted and was the cause of the outdoor unit failure. This is a fault from the factory as we typically do not take that plug off on install. The whole outdoor unit is going to be replaced under warranty. We will be in touch to schedule a time to do the install. Thank you for your patience!

I removed the fill valve and supply line and replaced it with a new Fluidmaster fill valve. I tested the function on the fill valve and toilet and found that the valve was functioning properly with no leaks present at the time of the service. I also adjusted the position of the chain in the toilet handle in the downstairs toilet to allow ease of function.

Arrived onsite to investigate a leak above the expansion tank on the boiler. The expansion tank had been replaced a few days prior. Upon arrival, the fitting on top of the expansion tank was found to be cracked and had already been removed by the customer. I reinstalled the expansion tank without the cracked fitting and verified proper operation. System is working properly at this time. This visit was covered under Jerm’s warranty.

After inspecting the unit in the basement, I confirmed the noise was coming from the supply fan. Further inspection revealed a loose belt and a dead mouse in the squirrel cage. I tensioned the belt and removed the mouse. The supply fan then operated normally. Verified operation, and the system is working properly at this time.

To access the back of the shower, the washer and dryer were moved as needed. The existing valve and all leaking pipes and fittings were removed and replaced with a new shower valve, new shower trim, and new fittings and piping supplying the automatic clothes washer and the outdoor wall hydrant, which had also been leaking. We additionally adjusted the water heater mixing valve to deliver approximately 120°F hot water to the home, correcting a condition where hot water was previously only lukewarm.

Responded to a report of a gurgling noise coming from the air exchange unit. Upon arrival, the system was turned on and found to be operating normally with no abnormal noise present. Carole and Mark reported that the system was turned off approximately two weeks ago when the noise first occurred and had not been operated again until this visit. Inspected the air exchange unit and all associated components. Confirmed proper operation of the blower fan, belt-driven enthalpy wheel, intake and discharge shutters, and all intake and discharge terminations. Inspected the ductwork and confirmed that all ducts are clear of obstructions with no visible signs of issues within the ducting. At this time, everything is operating properly with no identifiable cause found for the previously reported noise. Moving forward, I recommended that Carole and Mark document as much information as possible if the noise reoccurs, including outdoor temperature, current weather conditions, any snow or debris

Replaced the failing burner motor on the Ultimate oil boiler. Installed a new burner coupling and verified a secure, solid connection between the motor and oil pump. Confirmed proper operation of the burner and heating system. The burner now exhibits cleaner ignition and quieter operation with the new motor installed. We replaced the control board on the mini-split condenser due to visible burn damage on the original board. After installing the new board and powering the system on, the indoor heads continued to display a six-blink error code and would not operate in force mode. We contacted technical support and performed additional diagnostics, including testing the thermistors. The thermistors are not reading within the manufacturer’s specifications and will need to be replaced to restore proper system operation. I will be emailing you a detailed estimate for the thermistor replacement shortly.
