Routine Rinnai propane direct vent furnace maintenance

Aaron came and did our annual maintenance. He was very friendly. He made sure I understood pricing, did a good job cleaning up after performing the service, and showed me photos of the furnace guts before/after the maintenance.

Great Service

Had a great 1st experience with Jerms plumbing from a service prospective. I like the text and email appt. confirmations. They were very accommodating with appt. time. Tracey was detailed and communicative. Only reason I didn't give 5 stars is I'm not a fan of the $59 "Dispatch Fee". I understand charging a visit fee if no work is completed but don't agree with adding visit fee on top of $350+ worth of work. Also thought $350+ was a little pricey for re-setting a toilet & changing flange - wasn't quite an hour worth of work.

Very professional

I had a couple of small projects done on one day. They did them all very well and described all of the options and pricing before letting me choose which direction to go. They were friendly and made sure to clean up any mess before they left. I appreciated being updated on the entire scheduling and arrival time via text, including a picture of the people who would be arriving at my house before hand. The whole process was very straightforward and the work was done well.

Arrived onsite to investigate a no-heat issue on a Viessmann propane boiler. Another heating company had previously been onsite and cleaned the boiler in an attempt to resolve the issue. During my evaluation, I found the boiler had an FE (flame failure) error code. I reset the unit, and it fired and ran properly . While inspecting the boiler, I observed water leaking from a crack in the heat exchanger gasket. Our scope of work included using a blast heater to carefully and safely attempt to thaw the frozen water lines. The affected areas were closely monitored during the thawing process to gradually restore water flow while minimizing the risk of pipe damage or leaks. Once thawing was completed, the plumbing system was checked for proper operation and inspected for any visible signs of leaks or compromised piping. Because the home will remain without heat until Monday, antifreeze was added to all traps and toilets to help prevent freezing and potential damage.

Customer had a backed up kitchen drain. Upon inspection I found several leaks, back pitched drainage, and several non code compliant connections. This was the reason for the backed up line. I tested the fixtures down line of the kitchen sink and found that they were draining fine, implying that the issue was not a main drain backup. I made an estimate for a complete replumb of the drain and a membership to Jerm’s Home Care Club. Customer signed off on both and work will be done Monday.

Upon arrival customer had a leaking kitchen faucet. I suggested replacement and customer said he we good to move forward with a replacement. In the process of removing the faucet I found it was extremely corroded and rusted in place. The body of the faucet was also rusted which was most likely the cause of the leak. I had to disassemble the faucet with a multitool in order to remove it from the sink. I cleaned the surface and installed a new Delta single handle faucet with a side sprayer. I also replaced both braided supply lines to ensure there were no leaks. Everything is functioning properly with no leaks at the time of service.

Arrived on site to convert and connect new stove. Provided estimate for the work which was accepted. We then started by removing the natural gas orifices and replaced them with the propane ones that came with the conversion kit. Connected stove to existing gas line using a new appliance connector. Bubble checked the connections to verify there were no gas leaks. No leaks present. We tested the stove to see if flame height had to be adjusted. It did not. Stove and oven are operating properly. The condensate line was run outside and had frozen; the homeowner had temporarily routed it into a bucket and was emptying it daily. With the customer’s approval, I thawed the 1/2” PVC drain and reconnected the condensate line back into it. Verified proper operation, and the system is working correctly at this time. I recommend installing a new condensate line, surface-mounted above the entry door and routed into the washing machine drain in the adjacent room. I will provide an estimate and follow up.

It was resting on drywall so whenever a call heat came that sound would occur. To remedy this, we tried to put a wall support on the piping but due to the lack of room we could not get it to fit. We ended up trimming down where the piping goes through the wall and used some dry spray foam that was laying around to get the pipe off the wall. Noise no longer occurs. We also provided an estimate to perform a tune up and replace the igniter electrode on the boiler. Both were accepted. We cleaned the heat exchanger, installed new electrodes, cleaned condensate trap. Once the cleaning was done, we reassembled the boiler and checked around the heat exchanger gasket for any CO leaks. Another contractor had previously started the installation of the pvc drainage and pex water supply pipes. After further investigation, some of the connections that were made are not approved under the VT State plumbing code. In order to complete the project, a number of connections will have to be replaced. For example, rubber fernco fittings were used within the ceiling/floor assembly and sanitary tee fittings were used instead of a directional wye combo fitting. Estimates may be sent via email. The homeowners were going to discuss the next steps amongst themselves and a phone conversation will be scheduled to determine the next steps.

Upon removal, the existing toilet flange was found to be installed incorrectly and only primed, not glued, so the flange was replaced and installed correctly to ensure a proper seal.
