Routine Rinnai propane direct vent furnace maintenance

Aaron came and did our annual maintenance. He was very friendly. He made sure I understood pricing, did a good job cleaning up after performing the service, and showed me photos of the furnace guts before/after the maintenance.

Great Service

Had a great 1st experience with Jerms plumbing from a service prospective. I like the text and email appt. confirmations. They were very accommodating with appt. time. Tracey was detailed and communicative. Only reason I didn't give 5 stars is I'm not a fan of the $59 "Dispatch Fee". I understand charging a visit fee if no work is completed but don't agree with adding visit fee on top of $350+ worth of work. Also thought $350+ was a little pricey for re-setting a toilet & changing flange - wasn't quite an hour worth of work.

Very professional

I had a couple of small projects done on one day. They did them all very well and described all of the options and pricing before letting me choose which direction to go. They were friendly and made sure to clean up any mess before they left. I appreciated being updated on the entire scheduling and arrival time via text, including a picture of the people who would be arriving at my house before hand. The whole process was very straightforward and the work was done well.

Installed one (1) 9-foot section of Petite 7 hydronic baseboard. Connected the new baseboard to the existing supply and return piping from the boiler system. Restored system water, inspected all new connections for leaks, and purged air from the zone to ensure proper circulation. Verified the zone is heating properly and returning hot water, confirming adequate flow and operation. No leaks were detected at this time. The system is operating as designed. To accommodate the new baseboard installation, a double-gang electrical outlet was removed. The outlet remains functional; however, the homeowner will have a licensed electrician properly relocate and secure the device.

During our initial evaluation, we identified that the existing S-trap under the kitchen sink was heavily corroded and showing signs of deterioration that could lead to leaks. We replaced the kitchen faucet with the homeowner-supplied unit and installed a new S-trap assembly to ensure proper drainage and long-term reliability. After completing the repairs, we tested the faucet and drain system for correct operation and checked all connections thoroughly; no leaks were detected at the time of service, and the system is functioning properly.

We were called out for a no heat on a Viessmann boiler, we found that the boiler is displaying a code F1 and a code B8. Both of these codes are related to high flu-gas temperatures. With approval, I opened up the boiler, and found that the heat exchanger was very dirty. This can lead to higher flu-gas temperatures, and other related issues. After discussing this matter with Sarah, I learned that the boiler had not been cleaned in quite some time, because of the lack of maintenance I advised that this would be an attempt to repair as sometimes the heat exchanger can be plugged beyond repair. I cleaned the heat exchanger in the boiler, the condensate trap, and the connecting tube. Everything cleaned up pretty well, when I started the boiler back up, it was still displaying a code for a failed flu gas temperature sensor. With approval I replaced the sensor and this resolved the error code. I started the boiler up performed a combustion test and the boiler seems to be running well at thi

Arrived onsite to investigate high water usage believed to be caused by a leaking heat pipe. These condominiums have a known history of heat pipe leaks due to the piping being embedded in concrete and deteriorating over time. During a thorough evaluation, I identified the leak as originating from Zone A and shut that zone off. I discussed options to provide heat to the affected areas. The customer requested a mini-split consultation, and we will contact them to schedule.

We reconnected the existing plumbing vent to the drainage system after discovering it had previously been cut and left disconnected during a bathroom remodel. The work involved cutting into the existing drain line and installing a properly sized wye fitting to restore the vent connection, allowing the system to vent correctly and preventing sewer gases from entering the home. All connections were securely fitted, sealed, and tested to confirm proper operation and that no leaks were present. The homeowner was advised to open the wall as needed and permanently cap the old drain arm that remains inside the wall cavity following completion of the reconnection work.

For this job I met with the homeowners to discuss the water quality and opportunity to pursue a well water analysis. I collected a sample from the basement lavatory to complete a Jerm’s at home water sample analysis which tests for 6 parameters. There is also an opportunity to complete a comprehensive water quality analysis through two laboratories, Endyne Laboratories in Lebanon, NH and Gosimplelabs.com -During my visit one of the homeowners were using the water which was causing the pressure switch on the well pressure tank to short cycle, which was causing the well pump to turn on more frequently than necessary -The well pressure tank had a date stamped from 1992 -Estimates for a well pressure tank, whole house filter and possibly a water treatment unit will be emailed

Water service was restored and the plumbing system was pressure-tested to confirm proper operation and ensure there were no leaks, holding 100 PSI on the cold line for 15 minutes and 80 PSI on the hot and cold lines for 15 minutes with no pressure loss. A minor leak at the water heater relief valve was corrected, and the well pump, pressure tank, and water heater were returned to normal operation—restoring safe, reliable water service to the home. Air was bleed from all lines and aerators cleaned out on fixtures. Verified proper operation on all fixtures within home including toilets, sinks, tub/showers, clothes washer and hose connection in basement.

Upon arrival customer had a leaking kitchen faucet and a leaking lav faucet. Customer had a kitchen faucet prepared for installation. I gave an estimate for both faucets and customer elected to just replace the kitchen faucet. I started by removing the faucet supplies from the shutoff valves and removed the faucet using a basin wrench and Free All due to the rust on the mounting plate. I then installed the new Glacier Bay faucet and hooked it up to the supplies. I then ensured proper function by thoroughly testing it. Everything if functioning properly with no leaks at the kitchen sink at the time of service.

We were contacted for an emergency “no heat” concern reported by the homeowner’s friend who is caring for the property while they are away on vacation. Upon arrival, the home was found to be at a significantly reduced temperature. Inspection of the 12-year-old wall-hung boiler indicated no visible history of routine service or maintenance. The unit was displaying multiple fault codes at the time of evaluation. Considering the age of the equipment, the active fault codes, and the apparent lack of prior maintenance, it appears the boiler may be nearing the end of its expected service life and replacement may be necessary. Returned under warranty to repair a leak on the wall-hung high efficiency boiler. The pressure relief valve, which had been replaced on a recent visit, had discharged again and was leaking without resealing, so it was replaced under warranty. The condensate trap was also found leaking at the connections; these connections were remade and tested to ensure a proper seal. The thermal expansion tank was replaced due to failure. During refilling of the boiler after repairs, the automatic water feeder initially would not introduce water into the system, then suddenly began feeding continuously and would not shut off, causing the boiler to over-pressurize. The system was immediately drained back to proper operating pressure and the automatic water feeder was isolated to prevent further over-pressurization. The homeowner had left during service; a quote for replacement of the malfunctioning automatic water feeder was sent via email for review and approval.

Arrived on site to replace failed solenoid valve on the humidifier. Turned water supply off and removed the old valve. We then installed the new valve and connected the water lines. We then wired it up and tested operation. Humidifier seems to be operating properly. We started at 17% humidity and when we were leaving it was up to 19-20%. Thank you for your business!

Upon inspection, it was determined that the drainage system was leaking due to the trap not being properly connected. We cut and modified the existing trap arm as needed to achieve proper alignment, removed the improperly installed components, and installed a new correctly sized P-trap. The new trap was securely reattached to the existing drain line and fixture drain to create a tight, code-compliant connection. After completing the repair, the drainage system was thoroughly tested to confirm proper flow and to ensure there were no leaks present.

Arrived on site to inspect baseboards making noise on startup. We found that the noise that was occurring was thermal expansion. The pipes expand when heating up and make the wood creak as it pushes against it. We were able to get a pipe hanger around one of the baseboards to alleviate the sound on one of the zones but the other ones were too tight to the floor to get anything around them. The sound does go away once the pipes warm up though. There is nothing wrong with them just a little noisy for a couple minutes. Offered to do a tune up on the boiler but Steve just had it done and would like to hold off on it.
