Thank you for choosing Kings electric and AC for you Bi-annual maintenance! The air handler is in good condition and no signs of slowing down! The condenser electrically is working well. No signs of any issues with the compressor or any other moving parts. The main concern you will see in the pictures is the amount of rust that has formed underneath the condenser. Over time the condenser will continue to drop until the unit is on the floor. The only recommendation for this is to replace the AC when you’re ready. We do not recommend just replacing just the unit on the roof due to the fact that you will not get the same warranty from the manufacturer.

One recommendation is to have an AC Duct company come out and look at your ducts. The aide stated some rooms don’t get as cold. Unfortunately in a condo. It’s quite a difficult process to remove and replace ducts. I would suggest someone who cleans ductwork come out and take a look for you! Also your heater in this AC unit is not working like it once did. It’s shooting out just enough heat to heat the house over time. But not very quickly. Only recommendation would be to get a newer heater installed.
