During my inspection today, the customer greeted me at the front door. They allowed me to come inside and they showed me around all the equipment. They showed me the air filter(s). They were 14 x 20, 20x25. They then showed me the thermostat. It was a Honeywell Nonprogrammable. They then showed me the indoor unit and the outdoor unit. I got started by turning the system off at the thermostat and made my way to the air handler. I inspected multiple different components on the system, including the blower wheel/motor, evaporator coil, drain line, ductwork, electrical connections/components, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. On the outdoor unit I inspected multiple different components as well, including electrical connections/components, Condenser fan motor, Compressor, Motor amp draws, Refrigerant pressures(good), And the outdoor unit coil. Upon arrival customer showed location of thermostat filters which were clean at this time. Found growth on the indoor unit cabinet blower motor was clean along with the coil. Ez trap is clean and clear flowing properly at this time. Outdoor unit was clean free of debri at this time. Found the capacitor weak still passing inspection. With weather not in optimal range to accurately check charge. Customer declined options at this time returned system to normal operation.

Upon arrival customer showed me location of thermostat and attic system. Changed out the filter of the system and replaced with customer provided filter. Spoke to the customer who only issue was the noise of the system. Initially found on the indoor unit that the breaker was off at the box. Found surge protector operating properly at this time. Blower motor clean free of debris and amping correctly along with heat strips. The coil was clean free of debris and drain line was clear at this time. Going to the outdoor unit found the coil clean free of debris. When listening to the system explained the sound was normal. Pressures were in the correct range. Electrical connections clean tight and secured amping within manufacturer specifications. Customer approved for membership and compressor blanket. Need to order part.

During my inspection today, I found multiple issues with two of the four systems that I needed to bring to the customers attention. First being in the guest house I did find that the evaporator coil was leaking refrigerant. This is non-repairable because it is r 22 refrigerant. I also found that the blower motor and the outdoor condenser fan motor for the guest house is also bad. The office will complete the estimates tomorrow. I also found on the pool house side unit that the evaporator coil was also leaking there. This is repairable if the customer want to go down that route. I also found that the capacitor for that unit is bad and needs to be replaced and also the flue pipe needs to be repaired. Other than these items, the rest of the systems are operating properly in performingwith this time. The office and or Rob needs to get in contact with the customer to get him back on the schedule for Rob to come out here and give him a price on replacing the two systems.

During my inspection today, I found a few things I wanted to bring to the customers attention. First being that the air handler was full of growth. I am giving the customer the option to do a UVC advantage UV stick light to help with this growth problem. I did and found that the indoor unit was not equipped with a surge protection device. I am also giving the customer the option to add that. I am giving the customer the option to also do a duct cleaning if they wish to do so. at this time the system is operating properly. I checked it in both heating and cooling modes. The customer did not go with any options at this time stating that he would have to talk to his wife in that his wife would have to make the decision. I tried to set up a time that I could call them back and talk to her about the options but he said she has a odd schedule and has no idea when she would be available to talk

Upon arrival customer showed location of thermostat and filters which were clean. When inspecting of the crawlspace drain was clear and coil and blower were free of debris. Inspected duct work found everything sealed and secured. Inspected outdoor unit found system clean and free of debris. Electrical connections were clean and tight no signs of damage and components were amping properly at this time.

Arrived at customers house and began at the thermostat. Home owner stated there was nothing wrong with system and that it is working great. Indoor coil was slightly dusty, so we went ahead and cleaned it. The indoor cabinet and ductwork are clean. The wiring connections are tight and secured. The blower motor is clean and free of debris. Blower motor amps were 1.84. The filter for the unit is clean. We leaked searched the coil, there is no leaks. We headed outside and began our inspection of the outdoor. The refrigerant pressures were 141/328. The contactor was not pitted and the capacitor was within range. The cabinet was dirty, so we went ahead and cleaned it. The coil was slightly dirty so we went ahead and cleaned that as well. Fan motor amps were .59. Compressor amps were 5.26. Went over quotes with customer, he said the school takes care of everything so we emailed the estimate over.

. Upon arrival spoke with the customer. She said she didn’t have any issues with the system. She showed me the thermostat and filter. Set the thermostat to heat. The filter was a little dirty. Changed filter for the customer. Went to indoor unit. Inspected the evaporator coil. The coil is clean. Leak searched the coil and didn’t find any leaks at this time. Inspected the blower motor and housing. The blower motor amped at 1.29. This is in range. The blower housing is nice and clean. The drain is clear. The condensation pump is working properly. The drain safeties are working properly. Inspected low and high voltage wiring. All wiring is good and tight. All duct work is good and secure. Went to outdoor unit. Cleaned outdoor coil and got all debris out of the bottom of the unit. The Refrigerant pressures were 99/375 in heat and 85/155 in ac. I completed a complimentary refrigerant leak search on the system. I found a refrigerant leak in the suction service valve. The emergency heat strips are getting 24v to run but are not turning on. The condenser fan motor is leaking oil around the seams and shaft. The compressor meghommed green (good). The 1 pole contactor is pitted. The system is low on R22 refrigerant. I called multiple supply houses to begin the process of obtaining price and availability on the parts needed for the repairs. Since this is going to be a major repair I called the office to schedule an appointment for a design consultant to visit the customer and speak to them about repair options.
