Upon arrival found unit not cooling. Outdoor unit not running. Found contactor pitted, not allowing voltage across contacts. Replaced contactor and tested system. Compressor and cond fan, cond cap within specs. Compressor amping within specs. Unit pressures 125/268, 10sh. Indoor blower wheel is dirty, evap coil is clean. Unit cooling as it should, all ops are normal at this time.

Arrive to the customers home and greeted him in the driveway. Spoke with the customer about the current issue that he was experiencing. Turn system to cooling and went to the crawlspace. Verified blower motor was working within manufacturer specifications. Found no drain safeties preventing outdoor unit from running. Went to the outdoor unit and found running, but not performing within specification. Found system extremely low on charge. Perform courtesy leak search found evaporator coil leaking.(video attached) scanned outdoor unit with no hits at this time. Created an incomplete estimate for evaporator coil replacement with new expansion valve. It is after hours, so is unable to complete any equipment information from manufacturer regarding part availability or pricing. Membership options with customer who is awaiting pricing for repair before joining membership.

Upon arrival customer explained how upstairs system stoped cooling as it got hotter. Checked blower motor which was amping in range capacitor for blower motor failed inspection. Coil clean free of debris has rust but no leaks. Outdoor unit capacitor failed for compressor not allowing system to cool coil was covered in dryer lent debris. Customer approved for repairs while doing repairs found expansion tank bad customer approved for repair. System now operating brining temperature from 80 to 76 and steadily cooling expansion tank is now operating properly customer has hot water.

Arrived at customers residence and was led to the thermostat and it was not working at all due to the thermostat being bad would not program properly and and was malfunctioning properly at this time. Had to replace thermostat with 8448 Aprilaire thermostat and set thermostat to cool and upon departure system is cooling at this time.

Arrived to the customers home and greeted her at the door. Spoke with the customer about how the systems have been performing and if any questions or concerns before. Replace customer provided air filters completed today’s maintenance. Suspect all three systems with cleanings per membership. Completed maintenance inspection, checklist, uploaded pictures, and videos. Address concerns found with customer sunroom system is not interested in doing any repairs or replacement until able in the future. States the system doesn’t get rent that often and potentially would be interested in a ductless system instead of the 1.5 ton heat pump. Signed customer up for three system, basic maintenance and return systems of service.

During my inspection today, I found that the system was not running because the condenser fan motor is locked up on the outdoor unit. Trane is closed, so I was unable to get a repair option for the customer. I also found numerous other moderate issues with the system. System was left down today. It is non-operational until the customer makes a decision between repair or replacement of the system.

Upon arrival customer showed location of thermostat and crawlspace access. When in the crawlspace blower motor was amping within correct range per manufacture specification. Coil shows rust but no leaks detected on system. When trying to remove disconnect for indoor was unable safely. Provided options to address disconnect shut system off at the breaker in the garage. Found the outdoor coil clean free of debris at this time. Inspected capacitor and fan which both have failed. Condenser seal had broken and the motor was hot. Provided options to the customer to address the issue. Customer declined at this time and will wait for it to stop operating at this time.

Arrived at customers residence and was greeted by the customer and was led to the thermostat and it is functioning properly at this time. And continued to the furnace and coil in basement. Inspected tape and duct work joints and they are tight and neat and without any visible air leaks or issues at this time. Inspected manual damper and it is functioning properly at this time. Inspected 14x14x1 filter and it is dirty at this time. Inspected 4 inch flue pipe and it is tight and neat to the furnace at this time and is supported by three screws per joint as per code at this time. Refrigerant lines are tight and neat, and arma flex insulation is intact without any visible defects at this time. inspected gas, line into furnace And is tight and neat at this time. Inspected Manual gas shut off valve and it is functioning properly at this time. Inspected CS one safety switch and it is functioning properly at this time. Inspected easy trap safety switch and it is property at this time. Inspect

Upon arrival customer showed location of thermostat and basement system. Filters at this time are OK explained the merv rating to customer. Found the blower motor operating properly at this time.coil is clean free of debris at this time no leaks detected inspected drain line which was operating properly. While in the basement inspected expansion tank which was full of water and is 19 years old provided options to adress this. Outdoor unit is clean free of debris electrical connections clean tight and secured. System charge is within manufacturer specifications at this time. At this time customer declined options return system to normal operation.

Arrived to the customers location use lockbox code to retrieve keys to enter the building. Replace filters on all systems and first floor offices, basement and upper level LabCorp. Replacing filters found system number 10 frozen due to a failed blower motor created estimate after speaking with Ryan G. Returned all systems to service

Upon arrival customer stated only issues he has is with the thermostat not reconnecting online when out of town. The the filter location being that you have to use a ladder to get to it. Checked over blower motor which is in the correct range at this time. The inner cabinet has some debris build up along the walls. Inspected the coil which has rust spots no leaks were detected at this time. Condensate pump operating properly at this time. When going to the outdoor unit found the capacitor for the fan bad and the compressor side weak. Provided options at this time customer declined options returned system to normal operation.

Upon arrival completed inspection on indoor unit. Electrical connections are tight. Blower wheel and evap coil are clean. Adjusted blower wheel, to stop screeching of metal on metal. Wheel barely scraping blower housing. Flushed drain line. Leak searched coil, no leak found. Reassembled system and proceeded outside. Completed inspection on outdoor unit. Electrical connections are tight. Washed cond coil. Found pressures of system fluctuating, suction line 85-100 Showing signs of contaminants and non condensables in system. Also unit is low on charge. System has a 35 sh. Added 1lbs 410 pressures now 110/275. 15sh. Still has fluctuation of suction line, advised customer of this. Customer declined having refrigerant rejuvenation done on system. Contactor, compressor, cond fan, cond cap all within specs. Unit cooling as well as it can at this time.

Upon arrival completed inspection on mini split. Electrical connections are tight. Found blower wheel heavily impacted with biogrowth. Suggest having head cleaned. Evap coil is clean. Blower amping within specs. Flushed drain line. No backups found. Completed inspection on outdoor unit. Electrical connections are tight. Washed cond coil. Cond fan, compressor all within specs. All ops are normal at this time. Customer opted for me to replace previously quoted blower cap on upstairs system. Replaced 10uf cap. Tested function of blower. All ops normal at this time.

Arrived to customers location and code that was given did t work.. was able to locate the correct code to gain access. Replaced air filter provided by loving air. Completed today’s maintenance inspection of heat pump system, completed flushing main drain and evaporator coil was clean a free of debris. Confirmed overall operation and found refrigerant levels with manufacturer specifications 98/245psi was unable to was condenser coil due outside water being turned off an no access to turn on. Returned thermostat to heat an 60. Returned to service
