Mark is a truly experienced technician who assisted in assessing my HVAC unit and system. He successfully helped replace vital components to ensure an efficiently cooling system for the summer with freon addition and a capacitor replacement. He had all tools and parts/equipment needed with him to fulfill all needs for my unit. I cannot recommend Mark and Loving Air enough for those looking for quality HVAC work.

S Greeted customer at front door and informed him on what I am doing today for the maintenance today. He showed me the location of the units and thermostat. Preformed maintenance inspection on heat pump system. Checked indoor coil and found it to be clean. Preformed leak search on coil and didn't find any leaks at this time. Checked blower motor wheel and found it to be clean. Checked blower motor amp draw and found it to meet manufacturer set points. Checked outdoor coil and cleaned it with water to meet membership. Didn't find any signs of leaks at this time. Checked outdoor capacitor and it failed my inspection. Checked outdoor fan motor and compressor amp draws and found them to meet manufacturer set points. Checked pressures with gauges and found them to be low. Informed tye customer of my findings and gave him options for the repairs. He went with the 5 year warranty on the capacitor. I got started by turning the system off at the thermostat and made my way to the air handler. I inspected multiple different components on the system, including the blower wheel/motor, evaporator coil, drain line, ductwork, electrical connections/components, etc. I checked all of these components for proper operation and cleanliness. As well as to make sure that nothing was damaged. I made my way to the outdoor unit. On the outdoor unit I inspected multiple different components as well, including electrical connections/components, Condenser fan motor, Compressor, Motor amp draws, Refrigerant pressures(good), And the outdoor unit coil(chemical cleaned). Other technical information is in my check sheet which I have emailed to the customer
All wiring is tight and in good condition. I flushed the drains and tested water safeties. No refrigerant leaks found at this time. All motor amps are in correct range per manufacturer specifications. The refrigerant pressures are in correct range per manufacturer specifications. The ground around the outdoor units is dirt. When it rains it makes the coils dirty. I prepared an option to place pea gravel around the units to keep them cleaner. I completed our check sheets for the systems. The systems are working properly at this time.

The customer stated the upstairs system started not cooling a few days ago. I completed a complimentary refrigerant leak search on the system. I found a refrigerant leak in the evaporator coil. The system is low on refrigerant (R410a) The condenser fan motor is leaking oil from the bearings. Inspected the downstairs system. The system is clean. No refrigerant leaks found at this time.
