I absolutely enjoyed my experience today with Adam! Loving has been doing our HVAC for 6months but I personally was always at work! I loved every moment of my experience with Adam while he provided us an estimate to replace our system! (Our dogs loved him too!)

At the end, when we were discussing best price and he said he could cut his own money he has allotted for advertising and that he would cut his fee to lower my out of pocket cost, I felt that I would not be able to move forward because I would always feel bad about receiving a lower cost/price at his direct expense and it was making feel guilty for something I have not even agreed upon.

Drive to the customers home and greeted the wife at the door. Spoke with the wife about how the systems been working and I’ve had any questions at this time. Completed today’s maintenance inspection on heat pump system. Completed maintenance inspection, checklist, uploaded videos, and pictures. Customer left today shortly after beginning maintenance completed today’s maintenance without customer home. Today is the last maintenance service for this customer who is not renewing our contract or using us in the future. Return system to service.

Arrived at customers residence and was greeted by the customer and was in alert 184.07 and system filters 20x25x1 and 14x!4x1 filters are dirty and replaced filters and reset system and system restarted and.error code has been cleared at this time. Inspected fan motor and blade and they are functioning properly at this time. Fan motor has an amp draw of .7 amps at this time. Inspected fan motor seals at they are tight and neat at this time. Inspected outdoor disconnect and it is functioning properly at this time. Refrigerant lines are tight and neat and Arma flex insulation is tight without any visible defects or issues at this time. Inspected condenser coil is clean at this time. inspected disconnect and it is functioning properly at this time and is tight to the floor joist at this time. Arrived at the customers residence and was greeted by customer and was led to the thermostat and increased thermostat temperature and it is functioning properly at this time. Proceeded to attic to air handler and furnace was trying to ignite but was unable to finish firing sequence due to ignitor being burnt in half at this time.will need to return to replace ignitor asap.

Pricing to replace the 12.5 mfd capacitor to the blower motor. Perform heating inspection on gas furnace. Checked indoor coil found to be clean. Preform Leak search with leak detector, found no leaks on indoor coil at this time. Wipe down blower motor per contract. Check blower motor amp draw and found it to meet manufacturers at points. Checked indoor capacitor it has failed my inspection. Landlord gave me the okay to replace capacitor. Clean flame sensor per contract. Check gas pressure found it reading past the gas valve 3.52 inch WC. At this time gas furnace is in working condition.

Customer showed location of their boiler explaining how they haven't had any issues with the system so far. Inspected over pipe connections which were clean properly sealed no signs of leaks. Checked through system error history which they have not had any issues in this year. Electrical connections were clean tight and secure. Expansion tank was operating properly at this time water pressure at 13.6 within manufacturer specifications. Spoke with customer about surge protector for the system at this time declined. Customer also explained how he cleans his own dryer vent so no option was provided.

Upon arrival greeted customer got location of the thermostat and furnace. Filter was changed provided by customer. Found the blower motor clean free of debris amping within correct range along with capacitor. System has flex line running through unit code violation customer declined option to address. When looking at gas pressures found that they were low customer first approved then decline when beginning to adjust. Customer declined to options provided at this time.

Upon arrival spoke with customer and they have had no issues. Started at stat and made sure temp is correct. Filter being changed as we speak. Went to indoor unit. Wires all tight. Coil and blower clean. No leaks on indoor coil. Heat strips checked out within specs. Drain is clear and safety’s are working. Unit is level and duct is tight. Went outside, coil is clean. All electrical components checked within specs. Refrigerant levels checked within specs. Disconnect wires are tight. Spoke with customer about water heater flush, dryer vent cleaning and surge protectors, customer is not interested today but may look in the future. Customer is happy at this time.

During my inspection today, I found a couple things I wanted to go over with a customer. First being that the reason the system was not operating was because the 40/5 capacitor had blown inside of the electrical compartment of the outdoor unit. I talk to the customer and he wanted to replace it. After that, I found that both indoor and outdoor units were not equipped with surge protectors. I’m giving the customer the option to do this. I am then giving the customer the option to do a dryer vent cleaning if the customer so wishes. Other than these items I tested the system operation in both heating and cooling modes and at this time. Everything is operating properly.

During my evaluation over the system today I found that the compressor has mechanically failed. When you turn the system on, there is a loud rattling noise inside of the compressor itself. I then checked out the rest of the system as much as I could. The system is clean at this time And all other parts seem to be doing OK. The system is very old and I do not recommend just replacing the compressor. I have turned the customer over to Adam who is our design consultant to give them the option of replacement of the entire system. I did offer the option for the compressor replacement itself , but due to the age, I am unable to guarantee that the replacement of the compressor will not be followed by more issues.

Upon arrival spoke with customer. He wanted speed adjusted for the indoor unit. Black wire is high, it was blue when I got here witch is med high. Customer approved doing repairs. Switched wires and checked over system. Explained gas line should not be flex coming into the unit. Coil is clean, no hits on leaks. Indoor is working good. Went outside, wires are tight. Contacter and capacitor working properly. Fan and compressor check within specs. Refrigerant levels are within specs. System is working at this time but could fail at any time due to age.

Upon arrival inspected the blower motor which was clean free of debris. When testing 15 uf capacitor found it failed inspection provided options to address it. When looking at the coil found it clean free of debris and no leaks found at this time. Inspected drain which was flowing properly at this time. When looking at outdoor unit found coil clean and free of debris. The electrical connections are clean and tight no signs of damage. System charge is within manufacture specifications at this time customer approved for replacing capacitor for blower motor.

When looking at both indoors noticed they did not have surge protectors provided options and went over the pluses to being a member. Customer would like time to talk it over with her husband to make decision.
