Yearly Maintenance on my furnace & fireplace

My technician was Fredy & Thomas, Fredy was so professional & knowledgeable of his job & explained everything to me concerning my furnace & fireplace that need to be done to operate more efficiently. Blower wheel and evap coil are 100% impacted, superheat and sub cooling are not a targeting numbers, air filter was 100% impacted, amps on capacitor and compressor are in good standing, rinsed off outdoor coils

Extended warranty 10 years parts and labor Hard start kit R410a up to specs 1)tune up 2) I checked all capacitors and inspected blower wheel assembly I also checked for proper delta t I noticed refrigerant was off a little advised to add some more and also install hard start kit, client authorized all repairs and extended warranty for 10 years parts and labor from install date. 3)Job complete, left thermostat on desired temperature.

*the uv bulb is a special part number Gph287,Gph356 * high voltage wire replacement whip * Ez trap water safety system * 2 Uv bulb replacement for existing up light system Arrived at clients home and removed old high voltage electrical wire outside. Wire was eaten by ants. Installed new electrical whip and added a 1” clamp to ensure no movement. Replaced old pvc trap indoors with a new ez trap. Primed trap with water after installation. Replaced old up light bulb. Everything is operational.

This option is the least expensive option that would safely address what we were called out for. * Dual capacitor replacement * locking refrigerant caps Did thorough evaluation of entire hvac system as well as water heater. Found weak dual run capacitor which could damage compressor and fan motor. Refrigerant cap was missing so we recommend vent free 410-a caps. System pressures were adequate. Superheat was a bit on the low side.

Heat tune up replaced filter checked DT checked uv light and Air scrubber. Customer says that the filter should be provided since it part of there contract and also the bulb replacements for the Airscrubber. They use to get a box delivered to them. They only have one more filter left and would like to receive the box. Checked electro heaters. Checked compressor and fan amps. Cycled system working normally at this time.

1)hvac diagnostic 2) client said that her system is not heating I confirmed board is faulty and thermostat needs to be switched over to a proper thermostat infinity to complete system, I did advise to replace system due to repair vs replace and due to conditions,age,efficiency, client is waiting until home warranty is active in 30 days to make a claim, I advised to not wait 30 days to avoid pipes freezing over. 3)Job complete, I shut furnace off at furnace switch downstairs, until repairs are made, client is aware of conditions.

1)other 2) client said he is smelling gas from his gas fireplace I did confirm pilot tubing was leaking from gas valve I was able to tighten up gas leak and confirmed all joints with soap bubbles to ensure no bubbles were coming out of any connections, I confirmed system is working. 3)Job complete, I advised to have client monitor system and to call us back if he smells anything unusual.
