Excellent Service

Very thorough summer start-up of a new AC unit. Found some areas that needed some adjustment and AC is running fine.

Cooling safety inspection and maintenance. Tuned the thermostat to cooling then dropped the temperature to 50f, inspected the indoor system, pulled out the filter and inspected the duct system, flushed the condensation drain line and turned off the humidifier. Inspected the blower assembly and the evaporator coil. Checked the refrigerant pressures and added 3 lbs of R 410a refrigerant, leveled the outdoor system then cycled. Job complete.

Air scrubber bulb 1)tune up 2) I checked all capacitors and inspected blower wheel assembly I also checked for proper delta t and confirmed system is cooling at this time, I advised to install new air scrubber bulb to sanitize air 99.9% client authorized repair. 3)Job complete, left thermostat on desired temperature.

This option is the least expensive option that would safely address what we were called out for. *refrigerant recharge Arrived at clients foe two system and water heater maintenance. Set thermostat to cooling. Checked for proper delta T. Inspected blower wheel and air filters. Blower wheel had minimal build up. Replaced both air filters in the return grilles. Flushed condensate drain line and ensured free of dirt and debris. Checked electrical components and inspected evaporator coil. Made my way to downstairs furnace. Set thermostat to cooling. Checked blower wheel which was 40% restricted. Air filter was 25% restricted. Flushed condensate drain line and cleared out with ez trap brush.evaporator coil was good. Washed both outdoor coils. Checked electrical components and system pressures. The lower level system was low on charge. Client approved recharging system to correct specifications. Systems are operational. Job complete.

Performed water heater tune up. Flushed water heater. Performed cooling tune up. Flushed drain line. Cleaned condenser coil. Checked all major components and system operation. Air filter 100% impacted and in need of changing ASAP. Found blower wheel slightly impacted, evaporator coil clean. Recommend Teflon treatments for both blower and coil. No flood protection besides pan float, recommend wet switch flood protection unit to prevent costly water damage. No power surge protection inside or out, recommend power surge protection units for indoor and outdoor unit to protect motors, compressor and board from power surge damage. Found Schrader valve weeping, tightened it and it is no longer leaking. Found system refrigerant charge low, charged with 1lb of R410a. Recommend Air Scrubber to clean and sanitize the air and surfaces in home.

Performed cooling tune up on 2 systems. Flushed drain lines and cleaned condenser coils. Checked all major components. Wrapped condensers to perform cold weather check. System 1 downstairs: Found 30amp outdoor disconnect broken, handle missing and plug is fused to contacts. Recommend replacing disconnect immediately. Condenser fan motor has signs of corrosion. Found floor drain is backing up, may need plumber out to clear drain. No surge protection. System is 14 years old. System 2 upstairs: No surge protection for outdoor unit or indoor variable speed motor. System is nearing end of eligibility for extended warranty. Recommend 10 year parts and labor extended warranty. The system is operating properly at this time. Water heater: Unable to flush water heater because customer said valve is broken and cannot be opened or it will leak. Water heater is 15 years old. Recommend replacing water heater.

Cooling safety inspection and maintenance. Turned the thermostat from Heating to cooling then dropped the temperature then verified cooling operation, went in the attic to flush the condensate drain line and to inspect bathe air handler, inspected the drain line and flushed with 1 gallon of water , inspected the evaporator coil and the blower assembly, advised the client to have us install an uv light to keep his coil clean. Inspected the basement system and replaced the filter. Cleaned both coils and checked operation, the water heater is in a poor condition advised the client that the water heater cab bust any time or day soon. The client wants to have his solutions on a new Hvac system and water heater. Tune up complete.

* mini turbo capacitor replacement for your blower motor * Humidifier cleaning/ service and pad replacement Heating safety inspection and maintenance, turned the thermostat higher than the room temperature. Pulled and inspected the air filter, inspected the blower assembly and the heat exchanger no visible cracks or holes, checked for gas leaks and cleaned the flame sensor, found weak run capacitor rated at 5uf actual reading 3.25, also found humidifier infested with biological growth advised the client to have us clean and to replace the humidifier pad. Replied the run capacitor and cleaned the humidifier, tested operation and checked for carbon monoxide, final cycled the system. Job complete.

Diagnostic inducer motor is over heating. Works for a while then turns off when it cools down. Checked amps and limit switches. Capacitor for blower motor is weak needs to be replaced. Customer will call his home insurance advised customer to look into replace system silver it’s from 1999 and needs repair. Left system as is
