Brennon was friendly, knowledgeable and prompt. He was able to service the AC unit and clearly explain what needed to be done to keep things working efficiently. Replaced Moen tub/shower cartridge in second floor hall bath
Water backflow preventer annual RPZ test. I tested and certified 3 RPZ water back flow preventers. File report with city per state code. Devices 1- 4” double check 1- 3/4” double check 1- 1 1/2” RPZ back flow Also customer had 6” STR pipe by dock area that is open. I covered it with a 8” square pice of sheet metal and 4- 1 1/2” anchor nails to asphalt. Customer had sewer clean out opening not sealed back by hydro testing area. I plugged with 3.5” test-tight flush clean out plug. And 7.5” plate. Pictures of these ares in customer file.
ESTIMATE TO REPLACE SEWER LINE TO SEPTIC TANK
Drain cleaning. Toilet clog call. According to the customer her toilet was clogged. Upon arrival the blockage opened and now is flushing fine. Flushed toilet many times to test. Advised on general reason clogs occur.
Cleaned, washed out, and serviced condensing unit. Tested capacitor, contactor, fan motor amperage and compressor amperage. Everything was in accurate working condition. Tested blower motor amperage and capacitor. They too were in accurate working condition. Changed furnace filter that customer provided. Tested R410a refrigerant levels. Refrigerant was in accurate efficiency range at 5* of superheat. Everything is working as it should at this time.
Air conditioner maintenance service. Clean test and tune AC system. Unit is running safely and efficiently now. Prepaid annual service visit.
Air conditioner maintenance service call. Client renewed annual service plan today. This is first visit. Sent estimate for a new toilet.
Investigated for possible leak in crawl under kitchen sink, ran dishwasher and kitchen sink but found no evidence of a leak.
High water alarm for ejector pump malfunctioned and was going off, replaced.
Replaced water softener and tested operation. Replaced well tank, switch and gauge.
Service A/C for season, prepaid. Sent estimate on sump pump, 7 years old.
Leak was from a/c, he has someone else for that. Replaced wax ring and angle stops under sink in hall bath.
AC maintenance service. Cleaned and tested condensing unit. Tested capacitor, contactor, fan motor amperage, compressor amperage. R22 unit from 1999. Contactor is buzzing extremely loud. Compressor is running extremely hot. Capacitor is low on herm (compressor) side. Checked R22 refrigerant levels, and they were low reading a 26* coil. *Changed furnace filter that customer provided *Gave customer estimates for fixing the condenser issues and also new condenser and combo condenser/furnace.Customer is condenser it all options and will get back to us.
Commercial sump pump repair. There appears to be a leak in the sump discharge line once it gets past the pavement. Recommend fixing it when the water table lowers because both pumps are running constantly and shutting them off to make the repair would probably flood the basement. They will call when the pumps stop running.
Performed annual air conditioner clean and check. Customer was talking about a whole new HVAC system and we discussed all her options. Chris gave an AC replacement estimate last year and having her system being 22 years old, she wanted new estimates. She is free next week for install.
