Called afterhours, explained the problem, office called early the next morning, Chris arrived around 8:00 AM and finished the job before 9:00 AM. Great service which is normal for PDM.

Air conditioning tune-up and safety inspection. Cleaned and serviced the condensing. Tested all mechanical parts. Tested compressor amperage and fan motor amperage. Checked refrigerant levels. Everything is in accurate working condition and in accurate efficiency range. Changed the furnace filter that the customer provided. Last visit to the plan. The customer will renew in the fall. Performed free plumbing inspections. The HVAC system is operating and cooling as it should be at this time.
AC tune-up and safety check. I cleaned, tested, and reset to factory specifications. The air conditioner is running safely and efficiently today. Member of the annual VIP service plan.
Sewer and drain cleaning. Augered first-floor master bath toilet. The customer is getting a new kitchen faucet and is going to call us to install it when she gets it.
1-Drain heater 2-cut in valve to flush return line . 3- pump in sanitizer into hot water system. 4- flush return came out black for awhile pump in pre-mix 4 cans until return came back clean had chemical guy test return for sanitizer to make sure it was strong enough. 5- go around and run every sink to get sanitizer into faucets. Put in 3 More per mix cans pumped into system while run pump. (Note 6 areas that cannot run faucets.) 6-can not do one suite it is locked and cannot get into, Suite G also where water room is at there are 4 doors locked can not run those sinks either. Return 24 hrs later flush system out. Saturday flush hot water system so it is clear . Material used in notes.
Commercial water softener replacement. Took pictures and info to provide quote on a new softener.
Building estimate for annual water backflow preventers annual test.
Sump pump installed. New main pump and backup pump system. Repair small leak on washing machine line. Tested water samples. Water is 39 grains hardness. Suggested new water softener. We will send estimate.
Found hsi cracked. Possible not strong enough voltage. Replaced using a 120v hsi. System is operating and heating as it should. Replaced part under warranty via Chris.
Cleaned and serviced furnace. Tested all mechanical parts. A lot of issues with this furnace. Inducer motor is on its way out however customer did not want to adress it at this moment. Replaced flame sensor and hsi due to heavy corrosion. Gave customer estimates for many things. System is operating and heating as it should be at this time.
Cleaned and serviced furnace. Tested all mechanical parts. Cleaned drain trap and all hoses. Cleaned all sensors. Performed temperature rise test. Customer has filters and is on schedule to change furnace filter in February. System is new and is in accurate working condition. System is operating and heating as it should be at this time.
Sewer and drain service. Provided estimate to excavate and locate sewer line.
Ejector pump not working. Replaced with new powerful ejector pump. Tested for safe operation. Remove old ejector and cleaned work area.
Furnace maintenance. Cleaned and serviced furnace. Tested inducer motor, pressure switches, ignitor, gas valve voltage and pressure, flame sensor, blower motor amperage and capacitor. Thermostat and heat exchanger. Replaced safety flame sensor due to corrosion. When the furnace's gas valve opens, the sensor generates an electrical current to confirm the presence of a flame. If the sensor doesn't detect a flame, it shuts off the furnace to prevent a gas leak. Everything else is in adequate working condition for furnace age. Replaced furnace filter that customer provided. Customer will have one more VIP visit remaining for 2025 cooling season.
Furnace maintenance. Cleaned and serviced furnace. Tested flame sensor, pressure switches, ignition, gas valve voltage, blower motor amperage and capacitor. Inspected heat exchanger. Cleaned flame sensor and replaced furnace filter that customer provided. Replace humidifier pad. Tested sump pump battery, battery tested good. Everything is operating in adequate working condition at this time Renew annual VIP service plan today.
