Commercial sewer cleaning. I sent the camera down the line from the cleanout in the women’s room, only to find it clogged upon arrival. Opened up other cleanouts to see if they were holding water to determine where the blockage was. Rodded from the cleanout in the women’s room to clear the blockage. Used the camera again to find no apparent issues with the line. Also, rodded the slop sink. Drains are flowing and I cleaned up the work areas.
Sewer and drain cleaning. The main line that the laundry and kitchen are tied into was blocked underground in either a 2 or a 4” pipe. After rodding out all the cables multiple times, the line opened, and water in the floor drain dropped. The blockage was in the branch line only, not in the main line leaving the house, because after flushing the toilets multiple times, the water level in the Sanitary line did not rise. On my first visit here last week, the blockage was before today's issue, as the water was fully backed up in the laundry tub, and the line would not drain before I rodded. Today, the laundry and kitchen were draining, but did not back up in the laundry tub or the floor drain.
Toilet repair. The Sloan optimum flush valve was not working when I arrived. The customer said they wanted a flush valve with a handle. I installed a Sloan model 116-1.6XL flush valve. Everything is working as it should now.
Toilet repair. Install a new floor flange and a leveled floor.
Furnace tune-up and safety inspection. Tested all mechanical components. Cleaned all sensors. Tested gas valve voltage and inlet/outlet pressures. Cleaned condensation trap and all hoses. Found the ignitor and flame sensor very corroded; the customer agreed it was time to replace them. Everything else is in adequate condition. Replaced the furnace filter provided by the customer. The system is heating and operating properly at this time.
Commercial heating maintenance. Serviced four rooftop heating systems, replaced filters as needed. Serviced 3 furnace heating systems, serviced 2 hanging unit heaters in the shop area. Replaced the hot surface and main flame sensor on the office furnace.
Toilet repair. Did 3 partial toilet rebuilds in all three bathrooms in the house, including new trip levers, cleared hair from upstairs hall bath, lav, and bathtub drain. Everything is tested, cleaned up, and working as it should.
The ejector pump was not pumping, and tripped the breaker when I arrived. I pulled the pump, and the intake was full of feminine hygiene products and wipes. I cleared the pump and reinstalled it. Everything was working properly and pumped out. I flushed toilets and ran water in both bathrooms to ensure there was no blockage in the main line leading to the pump. Everything flushed and drained probably for 10 minutes. Everything tested, cleaned up, and working as it should
Furnace repair. Pilot was out, suggested replacement of gas and pilot switch.
Water heater repair. The water heater went out. She got some water in the basement when it rained, which might have been the cause. The heater was out for a week. The heater is 10 years old, and I provided an estimate for replacement. The customer was unable to spend 2300.00 on a new heater at this time. I told her we cannot guarantee the heater will stay lit, and her flu is back-pitched because of the height of the heater, so we will have to install a short heater as a replacement. I warned her of carbon monoxide poisoning, and she is aware of the potential risks of leaving the heater as is. I told the customer that if she decides to go with us when she gets her tax return money, I will give her a 100.00 coupon towards the job if done within 6 months.
Replaced sump pump. Tested for safe operation and cleaned the work area.
Commercial sewer and drain cleaning. The sewer line that picks up the employees' bathroom, men’s shower, and laundry sewer line was backing up through the floor drain in the employee bathroom. I rodded from a clean out in the employee bathroom floor and was able to get the line open at about 35’ out. I continued to run water for the next 30 minutes while rodding line in and out from 20’ out to 65 or 75’ because it was a difficult run of pipe to rod. Flushed all toilets, urinals, ran the showers, utility sink, and all lav faucets for 30 minutes with no backup. Everything is working as it should.
Sewer and drain cleaning. Basement laundry and the upstairs kitchen that the laundry was tied into were backed up. I was able to rod from a basement clean out about 10’ and get the line open. Ran the laundry faucet for 10 minutes after with no issues. Also powder room lav faucet on the cold side had a drip. I tightened the packing nut of the faucet and it seemed to stop the drip. If issues happen with faucet again she will call back.
Furnace tune-up and safety inspection. Cleaned and serviced 2 furnaces. One in the attic. Replaced the AprilAir 401( space guard) filter in the basement furnace. Tested all mechanical components. Cleaned all sensors. The basement furnace is from 1997. System is working adequately for its age at the moment. The attic furnace I tested all mechanical components. Cleaned all sensors. Found standing water in the drain pan. Vacuumed out all the water. Found drain stubbing not pitched correctly. Shimmed tubes up for now; however, the drain should be replaced. The system is clean, heating, and working adequately at this time. Giving customer estimates for the drain pan safety alarm float switch and new basement furnace.
Commercial sewer and drain cleaning. The main sewer line is backed up. Also replaced the o-ring on the flush valve, Rodded sewer line, and it is open. Replaced leaking spud and spud coupler kit.
