Customer says she had water all around the furnace. Found condensation pump motor had failed. Had to go get a pump, but installed new condensation pump. Checked lines for any clogs. Checked lines for any pinched hose. Cleaned up remaining water that was around the furnace. Tested new condensation pump. Everything in in accurate working condition at this time.
Installed 75 gallon customer supplied Bradford white power vent water heater. Everything cleaned up, tested and working as should.
Tub was filled past overflow and drained without leaks.
*Cleaned and serviced furnace. **Customer renewed maintenance plan. One visit is being used today. He will have spring/ac visit of 2026 prepaid/remaining on current plan. ***Tested all mechanical components. Cleaned all sensors. Cleaned condensation trap and all hoses out. Cleaned pressure switch hoses. Tested gas valve voltage and inlet/outlet pressures. Tested inducer motor amperage and blower motor amperage. Found HSI & FS were very corroded and customer agreed to replace both parts. Replaced furnace filter and humidifier pad filter that customer provided. **** System is clean, heating, and operating properly at this time. Performed free inspections.
Drained pressure tank to resolve issue of it being water logged.
Found transformer had tripped. When on heating call it trips every time. Ordering new board and inducer motor. Either the inducer is bad and over amping or the board relay is out on heating side. Will need to come back when parts are in. Installed new control board. System is heating and operating properly at this time.11/13/25
Steam boiler service, will work up estimate on drain valve for MM47 and 1.25 radiator valve.
Investigated water marks on ceiling tiles in bathroom. The only thing above is ductwork and a gas line which wouldn’t create condensation. The roof does not appear to be leaking. At the point the most likely cause is moisture from taking a shower. Advised customer to keep an eye on it when it rains.
Cleaned and serviced furnace due to maintenance plan. Last visit on current plan. Tested all mechanical components. Cleaned all sensors. Cleaned condensation trap and all hoses. Cleaned pressure switch hoses. Tested gas valve voltage and inlet/outlet pressures. Replaced AprilAir furnace filter.(501) Replaced humidifier pad filter.(35).
Furnace tune-up and safety inspection. Cleaned and serviced furnace. Tested all mechanical components. Cleaned all sensors. The fall and electrode igniter were extremely corroded. Replaced both parts. Replaced the furnace filter that the customer provided. The heating system is clean and operating properly at this time. First visit of VIP service plan being used today.
Plumbing water leak. Cut out and replaced the 3/4” copper above the water heater that was leaking. Ran the water softener through the regeneration cycle, it does not appear to be drawing brine. Providing a quote for a new water softener.
Commercial sump pump service. I had to remove 2 pumps from the pit and disassemble the cutting wheel and intake plate from the bottom of the pumps. Cloth rags were inside the pump assembly and the shaft to the motor. Removed and cleaned out completely. Very difficult process, removed discharge pipes, and also cleaned. Installed a new cutting wheel on the number 1 pump because it is missing. Reinstalled both pumps and tested. Filled the pit with water and watched the floats and the pump working.
Furnace tune-up and safety inspection. Tested all mechanical components. Cleaned all sensors. Tested gas valve voltage and inlet/outlet pressures. Cleaned pressure switch hoses. Cleaned the exhaust pipe out. Replaced the furnace filter that the customer provided. The furnace is clean, heating, and operating properly at this time. Renewed VIP service plan.
Furnace service. The customer has an addition that was put on this house some years ago, and they added a second-floor ductwork in the crawl space. There is a duct blower motor attached to the ductwork to help push and supply air to the second-floor addition area. The blower motor is timed with the primary furnace blower motor, and they both turn on at the same time. However, the secondary duct blower motor has an eight-minute time delay before it shuts off. The homeowner thought the blower motor was running constantly, but it shuts off on its own, leaving about an eight-minute window before the furnace wants to call for heat again. Therefore, turning both blower motors back on System is heating properly as it should, and both blower motors work properly and shut off on their own as they should.
