John did a great job explaining each step of what he was doing to provide myself with a better understanding of what the issue was and gave some recommendations on how to avoid the same issue in the future

Brad was very professional. He introduced himself, took time to understand the issue, and then resolved it quickly. Once the work was complete, he cleaned up the area and explained everything he did. He also answered all of my questions.

Air conditioning repair. The Trane AC unit is 22 years old. Found a faulty fan motor on the outdoor unit and a failing capacitor. No warranty because of the age of the unit. Their old unit is 2.5 tons seems small for the size of the house. I gave a free estimate for a 3-ton 14 seer AC system.

Tankless water heater repair. Error code 10 was showing up on the Rheem tankless heater when I arrived, but the unit was still functioning and giving hot water. I blew out the intake and exhaust with nitrogen, cleaned the flame sensor and ignitors, and blew through the condensate trap on the unit and made sure it wasn’t clogged. I talked to customer support, and they let me know the intake and exhaust could only be a max of 24” apart, and we are over 5 feet. And both intake and exhaust need to extend 1’ past the overhang. It currently is not, and has to be a minimum of 1’ below the overhang to work properly. It is currently only 4”. Need to come back and repipe the intake/ exhaust pipe to Rheem specs. Will talk to Dave about pricing and code. After going through the process of heating, I turned the power off for 10 minutes at the breaker, and the code was gone when I turned the power on, and everything is currently functioning.

Air conditioning tune-up and safety inspection. Cleaned and serviced the condensing unit. Tested all mechanical parts. Found the cap below the acceptable range. Replaced using 45/5. Also found the contactor pitted and replaced. Tested compressor amperage and fan motor amperage. Checked R410a refrigerant levels. Refrigerant is in the accurate efficiency range. The customer joined the VIP maintenance program. One visit is being used today, and he will have one remaining for fall/furnace season for 2025. The system is operating, clean, and cooling as it should be at this time.

Pool heater repair. When I arrived and turned on the pool heater, it was making a very loud whining sound. Sounded so bad I was afraid to let it run any longer, and shut it off after only about a minute. I did not want to further damage the heater. I tried adjusting gas pressure because that’s a cause of a whining sound on this unit, but it did not work. The paperwork said it was a gas heater, and I found no indication that it was LP when I looked at the valve and model #. This unit is 60 days old and was just installed by the customer himself last week, and this issue has been there since the installation. I told the customer to contact whom he purchased the heater and have someone come out from the customer warranty department, if they have one, per Chris.
