Just received quote on home generator. On average, $6000.00 higher than other quotes. Have been a PDM customer for some 20+ years and felt service in the past was quite good. With this new quote, in the future I think I should start getting other quotes when needing either heating or ac work.

The sub's bid turned out to be way off and for that we apologize. Looks like we will not bid on generators in the future as sub contractors can damage our brand and your trust. Heating maintenance call. I cleaned and serviced the furnace. Found water leaking from collector box. Removed inducer motor and tighten down all screws around the pan. Some were very loose. Cleaned up slight water marks and water. All screws are very tight now. Wrote down make and model of system for future. If continues will have to order new gasket for collector box. Resealed inducer motor when installed back on. Tested all mechanical parts. Found flame sensor very corroded and it was replaced. Customer just changed the furnace filter. Tested. System is operating and heating as it should at this time. Customer renewed VIP maintenance plan. One visit is being used today and she will have one remaining in the spring of 2025.
Toilet repair. Customer used kit to rebuild toilet but was getting a leak from tank to bowl connection, tightened nuts to resolve leak but customer is considering having a customer supplied toilet installed. Tightened screw to resolve tub/shower valve handle being loose. Installed brushed nickel tub spout.
Sewer and drain cleaning. Successfully augered toilet in master bathroom.
Furnace maintenance. Cleaned dirty furnace. Tested inducer motor, pressure switches, ignitor, gas valve voltage and pressure, flame sensor (cleaned), blower motor amperage and capacitor. Tested thermostat and checked heat exchanger. Cleaned drainage hoses. Everything is in accurate working condition. Replaced furnace filter. System is operating and heating as it should at this time. Customer renewed VIP maintenance program.
Commercial steam boiler service. Estimate for annual steam boiler maintenance for safe, efficient operation.
Furnace inspection. Adjusted thermostat, NC
Water boiler service call. Customer has a Weil McLain high efficiency boiler, Model #155, Series #3 with 6 zones. I went around and set all zones to 78* some where at 60*. I returned to basement and all zones are calling for heat, some pipes felt cold. I power purged all zones to make sure there is no air in the system. Advised customer they need the Weil McLain boiler service kit and cleaning done to this boiler. The kit includes all components needed for annual maintenance of high-efficeincy boilers to help ensure optimal operation and long service life, while maximizing fuel savings The manufacturer recommends maintaining the boiler every year. I also went around and set all programs and time on thermostats. Set 75* 6 am to 10 pm night setting 68* on all 7 days a week.
Commercial sewer and drain cleaning. The floor drain appeared to be full of debris. I attempted to break the debris up and vacuum it out. I found the drain trap is rusted away. It is draining water at the moment but probably just draining under the building. The concrete floor will need to be demoed to repair drain at some point.
Furnace repair. Heating System working fine. After inspecting i found the Customer bumped power switch which turned system off. Turned furnace on and checked operation. No charge via tech.
Furnace maintenance. Cleaned and serviced furnace. Tested inducer motor, pressure switches, flame sensor, ignitor, gas valve voltage, blower motor amperage and capacitor. Checked thermostat and heat exchanger. Blew out drain line. Replaced furnace filter that customer provided. The system is operating and heating as it should at this time. Customer will have one more VIP service plan visit remaining for 2025 cooling season. Customer requested price to replace old 75 gal water heater..
Cleaned and serviced furnace. Tested. Replaced humidifier pad due to calcification. Replaced furnace filter that customer provided. Customer renewed maintenance program. One visit being used today and they will have one more for 2025 cooling season.
Annual steam boiler inspection and cleaning. Check for leaks: Look for water around or under the boiler. Ensure clean water: Use clean water to produce steam, and make sure it doesn't contain oil or other impurities. Maintain proper water level: Keep the water level correct so the fire tubes don't overheat and crack. Clean the boiler tubes: Remove deposits from the tube walls to keep the boiler efficient. Check the furnace: Check for soot, which can indicate poor combustion, and make sure no unwanted air is getting in. Check the low water cut off: Ensure the burner turns off when the low water cut off is activated. Check the pressure stat controls: Make sure they are operating correctly. Check the pilot and ignition electrodes: Remove, clean, and adjust them. Check the safety interlocks: Ensure all safety interlocks are working. The steam boiler is operating safely at this time.
Washing machine shut off valves. Replaced 1/2” female boiler drains for laundry.
