Test of 1 Year old Rheem heat pump and electric heating system. All components working well within their normal ranges at 100% capacity. All electrical,connections tight and secure. Added algae tabs to drain line in attic. Thermostat within .5°. Freon levels perfect. All okay at this time. Test of daughter (Jennifer) system electric heat with AC only. Electric furnace is a Nordyne with burnt/melted wiring. Repaired wiring. Furnace breaker may need to be replaced in future if any internal damage was done by melted wire. Turned unit on and tested and it tested out okay right now. Outdoor AC unit is a WeatherKing 3-Ton 8!Years old. All electrical connections tight and secure. Thermostat within 2°. Freon levels appear adequate to current conditions. This freon is,no longer manufactured and will become obsolete in the next 18 months. All okay at this time.

Per contract replaced kitchen side AC and coil with AC pad, digital thermostat, labor, and all new R410a freon. Also per contract, replace bedroom side AC unit (existing coil already R410a and only 2 years old) with AC pad, digital non-programmable thermostat, new custom sheet metal 24x12x2' return air box (old box duct board and ripped apart sucking in attic air and insulation), labor, and to move thermostat from hall into bedroom. Recovered freon from old systems, cut apart freon lines and flushed freon lines out with nitrogen, RX-11 acid flush (1 bottle per system), and 1 bottle nitrogen per system to clean out lines. Installed new outdoor units and coil so freon filter driers and purging nitrogen through lines while brazing in. psi leak test held. Triple evacuations pulled down and held for each system. Added new custom return air for bedroom side system. Added overflow pan and switch for kitchen side system. Installed new Honeywell digital thermostats after moving bed

Test of system finds indoor coil clear of ice and no water in overflow pan. Piston the coil should be running 15°'of superheat. Turned unit on, outdoor coil clean. Checked superheat after 10 minutes run time. Added 2.25 lbs R22 with leak seal. Unit now running within normal ranges. Expect system to need freon next year and budget for replacement either this winter or next.

Test of 2 systems. Both units are operational at this point. Pressures are running very inefficiently at this time. Front Facing house Right side unit kitchen doing better than left side unit bedrooms. Left side unit also needs ductwork replace in attic. Price provided for both units and ductwork .

Test of system finds overflow pan full of water, water is then leaking out of pan due to it being rusted through. This would require the furnace to be uninstalls to replace. Replace pan with new lift riser with labor (price provided). This is only one part of the problem. The water is getting into,the pan because the plumbing is clogged. I cut my small drain line at the coil and cut it at the plumbing stack and cleared my drain line. I then pumped water out of the drain pan down the line. If the problem persists and water doesn't stop leaking within a couple of days , you will need a plumber to address plumbing issues, possibly rerun all plumbing pipes smother run downhill towards plumbing stack. Many pipes run uphill ( i.e. At hot water tank, vent pipe, overflow pan pipe,,etc,) and not downhill towards drain at plumbing stack. Have plumber out of needed and then have drain pan replaced to prevent further issues in ruining drywall ceiling and insulation. Please once fixed have

No Ice on indoor piston type coil, no water in overflow pan. Test of system finds breaker tripped. Prior to turning breaker on looked at system. Diagnosis finds compressor terminal lugs bad as well as shorted out wring. Replaced lugs and wiring for compressor (3 each) and tested system. Compressor amp draws normal, outdoor exhaust motor normal. Turned system on and tested freon levels. Freon levels in their normal range. All okay at this time.

Installed new fan blade and screws and tested system. Unit vibrating has stopped as well as noise was from old fan blade. All okay at this time.

Recovered all Freon fm system. Removed old coil, drain, Freon lines. Blew nitrogen down drain line to make sure drain is clear. Inspected hat exchanger, no cracks seen. Blew nitrogen through Freon lines to clear. Installed new Evap coil while purging nitrogen through lines. Installed filter drier, horizontal drain pan, duct transition, and reconnected drain and Freon lines. Leak tested, Triple evacuation pulled down and held . Added all new Freon to system, system run checked all ok at this time.
