ac repair: gas control valve is leaking by when off, leaking gas into attic space and furnace cabinet. Blower motor torque booster is out of range and causing stress on the blower. Gas valve and torque booster have been replaced, no leaks detected or smelled.
Maintenance: furnace is functioning properly at this time with a 40 degree heat rise at the unit witch is in range according to the data plate. Heat exchanger and blower assembly were in good condition. Custom had air scrubber and media cabinet for increased air quality. Cleared drain lines and assured float was functioning properly as well.
Ac repair: water was occasionally dripping down return chase. System is a air handler which is negative pressure. Primary drain pan and p trap had some build up I in it which could be cause water to splash out of pan and down the chase at times due to the systems negative pressure. Blew out drain lines and poured drain solve to help break up any build up in the lines and primary drain pan. Also added another exhaust vent down the line from the p trap to help from sucking water back in due the negative pressure.
Installation: came out to install a surge protector on the out door unit. System is functioning properly at this time. Installing single component surge protectors on outdoor unit.
Ac repair: bad capacitor and tripped breaker. Looks as if surge blew the capacitor and tripped breaker due to the fact the capacitor was fine a month ago and is now mushroomed on top and had no microfarad readings . Customer wants to have a surge protector installed next week. Unit is currently up and running properly.
