System had a bad capacitor on outdoor unit that needed to be replaced, System had fluctuating cooling performances and after a deeper review might have a possible restriction in the line set which would require a a major repair. Informed Marie and asked her to review throughout summer for performance and if it is not cooling well the repair will be necessary to correct issue.

Home Warranty: thermostat is made for a heat pump system, system recently installed is straight AC only. Set thermostat to emergency heat and system is achieving 16 degree temperature rise.

AC repair: thermostat batteries were dead, no indication on the thermostat. Thermostat was frozen. Replace thermostat batteries system operated normally.

Ac repair: there was a break in the low voltage wire at the condenser. Replaced small section of wire that had the break in it. Unit is up and running with a 15 split. Also preformed tune up for the heating side of the system. Unit had a 34 degree rise in temperature. Heating elements and limit switches are functioning properly as well. Blower motor amp draws and capacitor were in range. Filters were recently changed and in good condition. Custom would like invoice emailed

Diagnostic: downstairs unit drain line was clogged and dripping some water into the emergency drain pan. Primary line ran under the sink. Recommended removing trap from under sink cleaning it out a blowing out the lines. Also notice that units do not have a condensate switch. Recommended installing those as well.

Tune up: customer just wanted to have condenser coils cleaned. Explained to him what was all included in a tune up but still just want the condensers cleaned. Removed the top of the condenser and deep cleaned coils with water hose. Took a look up in the attic and noticed there were no float switches. Recommend installing float switches to drain pans. Did not open up furnace or check over systems components or pressures.

Maintenance: both outdoor units line set needs to be insulated. The upstairs unit show no sign of issue capacitor and amp draws were in range. Down stairs unit fan motor and assembly seems to be off balance and wobbling. Motor potentially has loose barrings which will cause a wobble and the fan blade to bend overtime. Capacitor is out of range as well on the down stairs unit. There was no data plate info available for the downstairs unit. Indoor units are functioning properly at this time. Both units amp draws were in range and drain lines were cleared. Noticed there was no condensate switches on either of the units Recommendations: replacing the downstairs fan motor and blade along with the capacitor. Re insulating lines suction lines for both units condensers as well as install float switches for both units in the attic. Customer is interested in a quote for replacement. Duct fogging was also completed

Ax repair: customer had a power surge and the ac unit did not come on after. Noticed that the fuse was blown and this was not the first time the incident has happened. Replaced fuse as well as installed a surge protector on the air handler to prevent any future surges causing damage to components in the air handler. Customer is on a payment to cover the expense of the service provided.
