Arrived to inspect units for fall season maintenance. Inspected units in heat test mode. Verified furnace has proper operation. Found unit to be running properly. Job complete. Customer wants to schedule next season maintenance early to beat the summer rush.
Performed heating pm on both RTUs. Found unit 1 belt broken and system locked out. Replaced belts with new in both units. Replaced filters. Flushed out drains. Inspected cleanliness of blowers and coils. Inspected both heat exchangers, good no rust. Checked capacitors and contactors. Tightened electrical connections. Ran heat. Measured amp draw of inducers and blowers. Measured heat rise and checked safeties. Both units are operating normal at this time.
VOLTAGE ABSORPTION SYSTEM REPAIR ALSO ADD HARD START KIT TO AVOID FUTURE PROBLEMS Service call on 09/18/19 On arrival set the unit to call for cooling measured supply and return air temp no 4 degrees DT checked the filter is bad checked electrical connections checked voltage and amps checked condenser drain checked out door condenser unit the blower fan is running but the compressor is not checked electrical wires checked electrical connections checked voltage and amps I gave quote for customer repair voltage absorption system also I suggested additional of the hard start kit to ease all electrical strain on the compressor and other electrical device in outdoor unit plus it lowers energy consumption customer accepted the quote repair the voltage absorption system add hard start kit to I tested start up and unit began operating very smoothly without any hesitating or lag checked electrical connections checked voltage and amps measured pressure and temp and they are ideal indicating
When I arrived I checked furnace and fan motor and electrical components. Check capacitor & wiring collected pictures of units everything seems fine, And normal on system. Not sound coming from unit.
Performed ac pm on both rooftop units. Cleaned outdoor coils. Replaced filters. Flushed out drains and tested. Checked cleanliness of evap coils and blower wheels. Inspected belts and tension. Checked capacitors and contactors, tightened electrical connections. Put gauges on and ran ac on both systems, both stages. Measured amp draw of compressors, od fans, and blowers. Measured delta air temps at all coils. Checked refrigerant pressures and temps. Let systems satisfy thermostats. Both units are operating normal at this time.
Found unit low on refrigerate charge. Leak checked the unit and none where found. Added 5lbs of 410A refrigerate. Pressures are at 135/275. Space temperature has dropped 3 degrees.
