Customer has already capped the drain after pouring bleach down it. The mildew smell is evident in the room but does not seem to be coming from the drain line as it is capped. I pulled the cap off and it smells of bleach. I looked inside the air handler and drain pan for any mildew but the equipment is only a few years old and in very clean condition. Customer has an air scrubber installed already. I called the service manager to help me think of other possible solutions or causes. If the customer feels very strongly the smell is coming from the drain then the drains could run into a condensate pump that then ejects the water. A whole house dehumidication system would help keep the basement dry and prevent any mildew from forming. I recommended service membership for the 3 systems. Customer to contact a water proofing company for input since it is my professional opinion that the odor is not originating from the drain.

On arrival checked thermostat was calling for cooling. Measured EWP,LWP,EWT,LWT, supply temperature, return temperature, amps, and voltage. Inspected filter, electrical connections, blower wheel is clean, evaporator coil is clean, cleaned condensate drain line, and I also found defective voltage absorption system and contactor, replaced it. Customer paid in full $337.00 with a check. Unit is operating normal at this time.

I cleaned the condensate pan and drain lines and ran hot water to flush the debris and to make sure it was draining properly and that the condensate pump was working. I then operated the unit on cooling speed #9 and set the flow rate to 10.5 gpm and confirmed proper flow rate and heat of rejection. I checked the electrical wiring and electrical systems, all are within specification. Customer uses a special filter which was still in good condition. Coil and blower wheel are very clean. Unit operating normal.

During heating maintenance I found very low water flow and traced it to an inoperable vs pump.i called tech support and got a case# 450821. Unit not heating o capacity and running heat out of the loop from long run times. Auxiliary heat was also set to 4 degree differential and would never come on. I reset to default settings. All other aspects of the unit are operating normal and unit will be once the pump is replaced. I called Alex to let him know and verify that it is covered under 2 year warranty. I filled out a part orde form. Upon arrival I went to system and shut off power. Removed defective pump and installed new one. Bled all air out of lines. Returned power to system and checked operation. Ran heat and measured specs. Suction pressure 80psi, Discharge pressure 326psi, Superheat 11, Subcool 19, Delta Air Temp 24, Delta Loop temp 6. Unit is within installation spec when entering water temp is 30 degrees. Unit operating normal.
