Found unit frozen solid in the air handler and the line set to the compressor unit is straight ac so there is no way to manually thaw system found the fan motor has failed unit has part wty. Attempted contacting home owner twice no answer. The fan is bad for the air handler home owner will have to contact office to have repair made as no authorization was obtained at time of service. East coast customer no diag fee. Lock condo up and returned key to mail box at old colony realty.

Completed tune up. System has no float switch. Everything working properly at this time. However, there is a slow leak in evaporator coil. System is dangerously close to freeze up point.

Found system cutting off on high pressure lock out due to overcharge. Adjusted pressures and system running according to mfg specs at this time.

Arrived to perform service/ maintenance on clients units. There are two water stains on the ceiling on first floor of home which is directly underneath the unit in the upstairs attic space. Vacuumed and cleared pan of all water. Slid pan over a little so condensation from lines drip within the pan and not on the floor. Sprayed and added algicide tablets to coils to help kill bacteria and break down any sludge that may be in the drain line. Vacuumed drains from upstairs and downstairs and drain is draining better than it was prior. Verified all connections on drain line are secure. Tested safety switches and they are working the way that they should. Both dampers are functioning properly with the zone system. Air going in vs going out is(50 degrees and 73 degrees) which the Td is 23. Filters are clean. Tested 45/5 dual run capacitor:(44.38/4.93). Checked refrigerant levels and they are where they need to be. All wires are tight and in good shape. At this time system is functioning prop

Seasonal maintenance was performed to ensure safe and proper operation of the HVAC system. Testing was conducted in the cool mode based off of the outdoor temperature while also testing the electronic heat kit to prepare for winter. In addition to all normal cleaning and testing procedures I inspected the indoor air quality devices for the home. The air handler has the Blue Tube UV germicidal light system and the supply duct has an OxyQuantum UV odor eliminator and air purification unit. Both of these systems are functioning as desired resulting in no found bacteria growth in the air handler. Maintenance data gathered is as follows: Replaced (18x20x1) return air filter: I disposed of the old filter and hand delivered a total of three pleated filters, Delta T: -19°f (Temperature drop across the evaporator), Applied coil spray and algicide to cut bacteria and scale, Tested 5KW Heater: 21.03 amps, Checked wire connections, Tested safety switch: SS2, Cleared primary drain, Tested 35/5

Arrived to perform maintenance on clients units. Sprayed and added algicide tablets to coils to help kill bacteria and break down any sludge that may be in the drain line. There is no water in the pan. Tested safety switches and they are working the way that they should. Air going in vs going out is(57 degrees and 75degrees) which the Td is 18. Changed filter for client (20x32). Vacuumed drain and drain is draining great. Tested 35/5 dual run capacitor:(36.22/4.59). Checked refrigerant levels and they are where they need to be. All wires are tight and in good shape. At this time system is functioning properly.
