Service was good & price reasonable

Once I discussed replacement vise repair the mini-split, things seem to progress rather quickly. The installers showed up on time and quickly removed the old system and installed the new one. My only complaint is the installers were not trained on how to setup the operations of the new mini-split. I wanted to know how to setup the automatic heating/cooling feature. The installer said he didn't know how to do this and handed me the operating instructions and told me to read this. I tried to setup the features but had no luck.

Checked unit. Found severe bacterial growth in air handler. Evap coil is completely rusted. Also found zone dampers not working properly, system is low in Freon. Heat strips are still working, so tenant has heat right now. But coil is leaking and electrical usage will be pretty high, needs to be taken care of soon.

Swift services responded to a service call with reports of an unusual noise coming from the indoor section of a split system heat pump. Upon arrival the homeowner showed me to the return where his wife cited the issue originating. They only noticed this occurrence after they changed the filter. I took the filter grill down which alleviated the sound. Therefore I adjusted the angle of the tabs for the filter grill allowing more air flow and less restriction; while still allowing the system to use the high quality pleated air filter chosen by the homeowners. I then performed air flow diagnostics in the attic, measuring .45” of water column (static pressure) across the air handler. Both the supply and return static measurements are satisfactory and within manufacturers desired range. Based of the fan speed setting of Medium, we are achieving between 1300 and 1375 cubic feet per minute of air, which is in accordance with our target of 350 to 450 CFM per ton.

Looked at unit, believe may be low in refrigerant. Cannnot check right now since system is straight AC condenser and too cold to accurately check pressures. Will call back end of next week to reschedule when warmer.

Arrived to perform double maintenance on clients units. Sprayed and added algicide tablets to coils to help kill bacteria and break down any sludge that may be in the drain line. There is no water in either of the pans. Tested safety switches and they are working the way that they should. Td is 18 and 17. Filters are clean. Drains are draining great. Tested 35/5 dual run capacitors: (35.4/4.83)(34.8/4.3). Checked refrigerant levels and they are where they need to be. All wires are tight and in good shape. At this time system is functioning properly.

Checked system, found several issues. Unit not heating or cooling right now. Heat strips do not work, air handler inundated with bacterial growth inside. Drain pan and coil severely rusted out. Heat pump is very low in Freon, so outdoor unit keeps shutting off due to low pressure. Also to note, system is oversized. Home is not quite 1800 sq ft, but has 3.5 ton system with ductwork sized for 2.5 to 3 tons. This home only needs a 3 ton at the most. Repair is just not feasible and will cost as much as replacement.
