I would have appreciated a call at 6 months that my system was due service as other hvac companies do. I had to call for my service when I realized it was 9 months since last service

Seasonal maintenance was performed to ensure safe and proper operation of the HVAC system, todays testing was conducted in the heat mode. At this time the system is able to heat the home, as displayed by the produced supply temperature of 119.5Â°f. Changed out the capacitor outside to keep the compressor safe. Maintenance data gathered is as follows: Return air filter status: Clean and changed recently as reported by the homeowner, Monitored temperature rise, Performed air flow diagnostics: .3" of water column total static with the a blower setting producing 1130 CFM, Tested 5KW heater: 21.85 amps, Applied coil spray to cut bacteria and scale, Inspected accessible duct work, Checked wire connections, Tested safety switches: Pan switch and SS2, Replaced 35/5 dual run capacitor, Manually tested system defrost, Monitored system pressure, Conditions during maintenance procedures: Conditions include but are not limited to, an outdoor ambient temperature of 53Â°f.
Had to replace tstat and fix some wires at air handler.
Found no issues system is heating.

Performed tune up for service agreement member. Installed new hardstart capacitor, and renewed service agreement.
Arrived to perform maintenance on both of clients units for upstairs and downstairs. Sprayed coils with a coil cleaner and added algicide tablets to coils to help kill bacteria and break down any sludge that may be in the drain line. There is no water in either of the pans. Tested safety switches and they are working the way that they should. Home is provided with 105 degrees through both units each and rising. Assisted client with changing three filters. (14x20),(14x25), and, (14x25). Tested 45/5 dual run capacitor:(46/4.2). Tested 30/5 dual run capacitor: (28.7/4.25) Checked refrigerant levels and they are where they need to be. All wires are tight and in good shape. At this time system is functioning properly.

Estimate on Duct Cleaning
Cleaned and checked wiring amps and compressor and motor and capacitor breaker . Clean indoor coil but could not wax outdoor unit because of the rain. Everything is working good at this time.
Fixed wty issue
Swift services responded to a warranty service call for a new system installed over the summer. I found a blown 3 amp low voltage short. Through electrical troubleshooting I found the system tripping with a call for white. I switched the white wires to brown resulting in no more blown fuses. I also adjusted the refrigerant charge considering the condo is on the third floor and therefore needed extra refrigerant. Refrigerant charge will be closely monitored on maintenance tune-ups.
