Return visit for new customer Michael, will perform all work approved from initial whole house plumbing evaluation performed on 03/21/2024. Replaced pressure reducing valve, in hallway bathroom replaced toilet, drain assemblies and piping underneath. Replaced angle stops and supply lines, replaced toilet, replaced diverter cartridge and snaked bathtub drain. In master bathroom replaced toilet with new angle stop and supply line. Brought existing water heater up to code, elevated WH and installed enclosure to protect WH from the elements. In ADU pulled toilet and found failed repair to closet flange, closet flange sat below finished floor. Installed a spacer to bring flange higher, installed thick wax ring. AC not cooling on 8 yr old 5 ton with compressor failure; no visible dye detected; voltage regulator below manufacturer specifications; 20 x 30 x 1 filter is in good condition; recommend replacing with High Efficiency HVAC or using Home Warranty for repairs
Thompson Plumbing, Heating & Air Conditioning came out to evaluate a few plumbing concerns for existing client, Brent. Brent reports a leak under kitchen sink, found a failed p-trap solvent weld joint to be the cause of leak. In upstairs spare bedroom, in bathroom left side lavatory sink drains slowly, removed stopper and cleaned, reinstated and proper drainage is now present. Lastly, hallway bathroom upstairs, wall mounted lavatory faucet hot handle has a leak coming from escutcheon, will recommend to replace cartridges for both hot and cold. Brent approved estimate provided, work began and was completed same day. Checked work for leaks and functionality, all working as designed at this time.
Return visit to complete sold work from estimate #45108568, replaced 1” PRV and set water pressure to 60PSI. replaced expansion tank, aired up to match house pressure 60PSI. replaced anode rod and snaked left side lavatory drain line approximately 15 feet, water is draining much better. Did remove a lot of gunk from drain assembly aswell. Drained water heater on todays visit with work performed to WH, did mention to Pete that hot water will be restored in approximately 1 hour. Thompson Plumbing Heating & Air Conditioning came out to perform a whole house plumbing evaluation for existing client Pete. Pete stated in master bathroom, both lavatory sink are slow draining, left side more than right sink. Did confirm concern and provide solution to both. All fixtures in residence are functioning at this time, drainage is good to all fixtures with the exception of master bathroom sinks. Majority of angle stops have been replaced, WH is 5 years old and is scheduled to be serviced this week. There were a few items that Michael wanted us to look at, master bathroom having a potential leak and to provide an estimate for a gas line to ADU. Found a faulty 24v igniter, but also found a failing gas valve, control board and blower motor. Noticed both condensing coils were rotting out. Rebate valid for five days.
Replaced failed thermostat and tested the systems heating function. System now operates.
Customer would like estimate to install new sewer lines for a new bathroom and a kitchen sink in his lower level of his house. Customer also needs a new sump pump with a pit installed and new lines ran to septic tank. Customer will contract someone to come out and dig up trenches in order to run new sewer lines and install sump pump with sewer pit. Once trenches are exposed and hole is dug up. Customer will call us back to present a more accurate estimate.
Preformed a whole house plumbing inspection and found no major issues at this time. The two hose bibs on the property leak when they are turned on but the homeowner said he could fix them himself. The home’s pressure is at approximately 55 psi which is a safe water level. All drains appear to be working properly and all fixtures are in good working condition.
Replaced the blower motor and tested the system.
Heating maintenance on two 11 year old lennox furnaces systems operate well and no issues with the furnaces themselves but did notice that one furnace has a sediment trap that is installed incorrectly and the other is missing a sediment trap. System that supply’s the air to the right side of the house the ducting is compromised in multiple areas. Recommend replacement of the ducting to ensure efficiency and prevent multiple issues in the future.
