Preventative maintenence inspection on four geothermal systems. One Waterfurnace 5 Series package unit, three Carrier Package units, two vertical, and one horizontal. Second and thru floor units filter in clean condition. Basment system filter changed. Flush drain traps and drain pans. Test ran operation of all units from respective thermostats. Tested refrigerant on third floor Carrier system with refrigerant problems. Pressures are still within spec since Seth's visit on August first. Did not check refrigerant on other systems as there are no issues found or suspected. All systems are in operating condition and ready to go.
Drain was leaking around the tapered threaded fitting. Cut and tighten fitting glue in coupler for line and add cap to secondary hole. Unit has a pan float switch so does not need ss2 on secondary but hole was open allowing water to leak from it. After repairs were made flushed line with two buckets of water had no leaks after repairs.

System was in off mode upon arrival. Turned thermostat to cooling mode to perform test. Indoor unit blower came on as it should. Inspect3d outdoor unit and found that fan on top is spinning, but compressor is not. Found that 45/5uf dual run capacitor is reading at 0/2.5uf. Compressor is not getting proper power for operation. Replaced failed capacitor with new 45/5uf capacitor and test run operation. System cam on, both fan and compressor, and suction line got cold. Did not check refrigerant as there is no issues suspected at this time. System is operating in cooling at this time.

Homeowners original and immediate concerns are water and condensation on the third floor leaking through to the second floor ceiling. The 2012 United technologies carrier 5 ton geothermal equipment located on the third floor east side has been known to have a r410a refrigerant leak for at least the past two to three years. Several attempts have been made with leak stop, ultraviolet dye, and electronic testing that have all resulted with no findings each time. Today's inspection revealed that the equipment was 64oz low on refrigerant running at 107 and 287 (30sh&9sc) with 75° water temperature This system has never been completely empty to warrant a high pressure nitrogen test to increase the odds of finding and repairing the leak, however the system does require $500 to $1,000 every one to two years to maintain correct freon operating pressures.
