Original gas valve would not close all the way, allowing gas to leak through. Replace gas valve covered under parts warranty but no labor warranty. Once gas valve is replaced, tested gas line and valve for any leaks. None found. Test ran furnace in heating mode to set gas pressures. Manifold gas pressure set to 3.2inwc. Temperature rise is within range. System is safe to operate.
Furnace not operating upon arrival. THERMOSTAT IS indicating heat demand. Reset Furnace due to soft lock out. Heating cycle failure due to DEFECTIVE ignitor. REPLACED ignitor with truck stock and System became operational. Furnace is short cycling due to weak high limit. Removed limit to inspect heat exchanger with camera and discovered multiple areas of heavy rust deposits and heavy pitting. NO SIGNS of holes or cracks at the best of my ability. Performed combustion analysis found no traces of carbon monoxide in return air or supply air at this time. Installed carbon monoxide detector on 1st floor. Client would like free estimate from sales department due to age and cost of repairs. FURNACE FILTER IS 16X25X1 AND NEW. NEED TO RESCHEDULE FOR HIGH LIMIT REPLACEMENT
Upon arrival inspected thermostat and believed to hear a furnace in the back of building so after investigating found the furnace was not an RTU unit was actually a residential furnace in the back closet. Unit was stuck running the inducer motor due to a control board short. Locking unit out for pressure switch won’t open. Unit needs a new control board to operate for further testing to be done.
Construction warranty - Parts and labor Blower motor is in initial stages of failure as bearing noise is apparent while on site Did not hear the same noise Richard has heard before, but failure could be at the next stage Will need to order motor and return to replace
Ac is operating. Found boiler water flow control valve to be disassembled and allowing constant flow of hot water. The hot water is enough to overcome the cooling of the ac and actually pump warm air into the living space. Plumber will need to fix control valve. Turned off water shutoff above control valve to temporarily stop water flow and allow proper cooling.
2021 Daikin air handler and heater strip kit installed in July 2023 running in great condition. April Aire 413 air filter in decent condition check again in 1-2 months and change as needed. Did not have air filter in stock so had to order one. Somebody will be by to drop off a new filter included with the gold maintenence inspection. Test ran system in EM-HEAT mode to test electric heat strip operation. All heat strips are properly operating with the proper Amp draw. Blower motor is operating properly. Electric strip heat temperature rise of 31F with supply temp of 98F. Error on thermostat caused by faulty disconnect fuse on outdoor unit. Thermostat lost communication with outdoor unit. Replaced fuses and test ran system in Heat Pump heating mode. System is properly operatingnin HP heating with a temperature rise of 21F with supply temp of 88F. All systems are properly operating.
Performed commissioning on all three furnaces and ACs
System operating upon arrival. Performed electronic leak search. Discovered natural gas leak at 1/2 drip leg cap. Reapplied pipe sealant and verified no natural gas leak at furance shut off to unit. Furnace is operating at departure
Upon arrival inspected gas lines and found gas leak at the union, redope the line and tighten fittings and reinspect for leaks, found no other leaks.

Installed two Honeywell T10 Pro thermostats and one wireless sensor connected to Living Room thermostat to place in Master Bedroom. Wired to HVAC systems and programmed accordingly. Removed old 30x6 return air grill and installed new. Test ran living room system in cooling mode to operate system at highest airflow and listen for sound. No sound present while test running. Thermostats are operational and ready for action.
2000 Tempstar furnace operating in good condition despite age. 20x25x1 air filter is new today. Clean flame sensor and ignitor. Intermitten pilot light tested during run test. Visual inspection of burners. 4" galvanized B-vent in good condition and no sign of leaks. 0PPM CO detected during testing. Run test unit in heating mode from Ecobee thermostat. Delta t of 53F with supply temp of 121F, spec Delta t of 35-65F. Blower motor and inducer motor running within spec. Heating system is operating properly, efficiently and ready for Winter.
