Upon arrival found outdoor condenser coil, extremely clogged with dust and lint. Washed outdoor coil checked refrigerant pressures discovered unit low on refrigerant charge 2 pounds or 410 a got sub cool to 10° at 300 psi add leak stop and dye unit went from 6° delta T to 18°
Repaired four flex ducts. Two were broken off completely, two needed shortened to take some slack out. Made sure dampers were open to all 5 runs. Changed 16x25x1 filter
Discovered problem was underlying the shelves under the unit allowing supply air to recirculate into the return sensor and causing unit to not cool properly. After removing shelves saw a positive change in return temps from D-checker and unit was cooling better now no longer prematurely hitting satisfaction. Believed to have solved the issues and unit is cooling properly at this time

System running upon arrival however condenser coil is 50% matted over and indoor air filter is clogged solid causing sweating on ducks and very poor performance and heat removal. After replacing the air filter and cleaning the outdoor condenser coils the system is running with nearly perfect r410a Puron refrigerant pressures of 119 PSI suction with 19 superheat and 59.3 suction line temperature, And 284 discharge pressure with 10 sc at 82°. Equipment is now producing 55.4° supply temperature and running in very good condition Duct condensation will dry up naturally. Tenant was home and turned the thermostat on for testing. Diagnostic on AC system Found that airflow setting was on factory setting at speed 18 and running with a TESP of 1.5inwc and no measurable CFM as furnace airflow chart only reads to a TESP of 1.0inwc. Proper airflow setting is at speed 10 with a TESP of 0.72inwc and approximate CFM of 980 for the 2.5T AC/Coil system. System is also slightly overcharged with a subcool measurement of 13.5-14F when data plate calls for a 10F Subcool with a +/-3F leniency. Diagnostic on Furnace system Upon initial startup, found that propane kit had not been properly installed and is missing parts/safety features such as the low pressure switch. Manifold pressure was reading 5inwc. Shut down heating system as it is possibly unsafe to operate without propane kit being confirmed as properly installed or redone with a new kit. We will put together a quote for a propane kit installation to verify proper installation and setup for safe operation. Furnace install notes Found that filter rack is not securely in
