Compressor reading 0 MFD fan motor 4.8 Install replacement 440 volt power supply 45 + 5 Perform 2025 ESA PMI cooling season while on site. Contactor is in very good condition, clean electrical compartment and test fan motor and compressor operation, water flush condenser coil and run test refrigerant pressures. 16x25x4 plated air filter is on schedule with homeowner. Minor modifications to the cabinet to aid in the ease of replacement of the filter media, visual inspection of the evaporator in coil all aluminum downflow system, noticed minor water staining from water blow off but does not appear to be affecting anything or wet at this time. Preventative maintenence inspection on Mitsubishi three head ductless mini split system. Test ran system in cooling on all 3 heads. Temperature drop for each head is within spec. Did not check refrigerant pressures as there is no issues suspected at this time. Disassembled each head to properly brush out air coils. Pictures of each head uploaded to file. Water flush all air filters and air filter inserts. Reassemble heads and install clean filters. Hose water flush outdoor unit air coils to remove dirt and debris. All systems are operating properly, efficiently and ready for Summer.

Water furnace 3.5 ton r22. Serial number and on site paperwork confirms 1989 equipment installed in 1990 by Winig's 2 pump closed loop pressurized system is running on bare minimum 5 PSI. However the system does start, turn on, and cool good when the thermostat is engaged. Homeowners cleared a blockage in the drain prior to arrival today which is most likely the primary culprit for the water in the lower compressor and electrical compartment. Clean 1.5 in water standing in the bottom of the cabinet, re-pressurize ground loops to 55 PSI, power flush condensate drain with garden hose pressure, run test refrigerant pressures and cooling mode from the thermostat settings Evaporator coil inspection discovered heavy matting around the entire perimeter of the coil including compacting within the cooling fins. Upon arrival, found that 35uf capacitor for compressor run operation has failed and reading 0uf. Replaced with new 35uf capacitor and test run in cooling. During test run in cooling, found that furnace blower motor has failed. Strong electrical burn smell when blower compartment door was removed. These failures are possibly linked together due to one not working properly and the other being put in a high stress situation causing another part failure. Unsure of which failed first. Turned off power to furnace and AC system to prevent unnecessary power usage and further issues. Due to age of unit and cost of repair, full system replacement is strongly encouraged. Quote for repair will be worked up on Friday as Lennox dealers are closed at time of diagnostics. Quote for replacement can be started anytime.
