Fault codes erase themselves after 72 hours, no stored fault codes upon arrival Found inducer and condensate trap gaskets leaking water inside the furnace Removed inducer and condensate trap Flushed trap with water Replaced trap gasket Resealed inducer seals with RTV Blower is clean 20x25x1 Filter is in good shape Pulled flame sensor and cleaned Run tested furnace High fire gas pressure set to 3.2"wc, Temperature rise 46⁰ Low fire gas pressure set to 1.3"wc, temperature rise 41⁰ No water leaks present at this time Furnace is operating perfectly within factory specifications at this time
Replace HEPA filters and UV bulbs on all systems Left a full set of additional HEPA maintenence kits Install intake condensate drain coupling on the in-law suite furnace
Install Totaline whole home humidifier onto hvac system. Install humidifier controller and wire into EAC terminal. Humidifier can run whenever the blower is operating. Recommend turning thermostat fan option to ON for first week or two to increase humidifier operating time to get to set humidity of 40%. Hook up water line and tie into ac coil drain line. Adjusted furnace blower speed for humidifier application. System is operating properly.
Replace high limit and verify operation. Unit was cycling on limit flashing in and out while messing with wiring. Unit stopped showing problems but homeowner wanted to be proactive so limit was replaced.
Upon arrival, system has a tripped rollout switch. Reset switch and performed test run of system. During system test, performed a combustion analysis to test integrity of the heat exchanger. Upon insertion of the combustion analyzer, the system read approximately 300ppm COAF, before immediately shutting off on CO threshold exceeded safety measure. System is not safe to operate and has been disabled to prevent operation. Due to the age of the system, 2009, replacement of the furnace is necessary.
Outdoor fan motor bearings are in initial stages of failure. Recommend replacement of fan motor before total failure. Motor has been ordered and Westin will call back to schedule once part is in hand.
Replaced inducer assembly Signed up for gold maintenance Parts are NOT under warranty
Replace blower wheel and motor under manufacturers parts warranty to help dampen the noise heard near return air in hall way. If noise is still over comfort levels I would advise having us slow down stage 2 blower speeds only if noise is still problematic.

Found leak in same spot from previous repair. Need to return and perform repair again.
Upon arrival, inspected overlook system found no major concerns with unit. Inspected boilers per Ralph request and boiler #2 was faulted and needed restarted. After restarting boiler 2 temp went from 109 to 160. Once boiler was back up and running changed out all filters for house and car barn. Opened overlook doors to allow master bed air into overlook. Master bed system sounds to have a bad blower motor/blower wheel humming loudly at system and spreading through nearby registers. Warranty motor should be quoted to reduce noise. Pool house is not accessible today due to the snow. It is 2ft+ deep in most places.
Upon arrival, inspected system and found no current problems. Homeowner informed me that furnace was flashing a code 3. Trudge through 2foot deep snow to check vent pipe. Pipe is buried on roof with snow. Chop intake stuff towel into fresh air side and allow furnace room to intake air. -homeowner wants a 90 installed and the pipe capped off with 2” cap to prevent future problems. Informed him to have a handyman cut an intake into furnace room using return grills before installing cap and 90. May change it to having drain added and pipe extended on roof not sure of direction to go.
