2019 Comfortmaker AC operating in great condition. Aprilaire 210 air filter in good condition. Visual inspection of indoor coil. Flush drain pan and drain lines. Run test unit in cooling mode from thermostat. Delta t of 21F with supply temp of 50F. Initial operating showed that Refrigerant pressures were under spec with a subcool of 0.7F when data plate calls for 11F subcool. Charge in 180z of r410a to bring refrigerant pressures within spec. Current refrigerant pressures are as follows, high 315psi with 12F SC, low 110psi with 12F SH. System is operating properly, efficiently and ready for Summer.
2023 Daikin Heat Pump running in new condition. Aprilaire #413 filter is new today. Visual inspection of indoor coil. Flush drain pan and drain trap. Run test unit in charge mode from thermostat. Delta t of 18F with supply temp of 54F. Refrigerant pressures are within spec. Pressures and temperatures read using Daikin D-Checker. High 270psi with 9F SC, low 125psi with 12F SH. Outdoor coils are in clean condition and unjtnis level. System is operating properly, efficiently and ready for Summer.
Preventative maintenence inspection performed on two Trane XR AC units. Both 20x25x1 air filters are new today. Visual inspection of indoor coils. Flush condensation drain pans and drain lines. Run test units in cooling mode from respective thermostats. Both systems are operating properly within specifications for air delta t and refrigeration pressures and temperatures. Dual run capacitors are within spec. Outdoor fan motors and compressors are all operating within spec. Outdoor condensing coils are clean. 2019 Goodman AC running in new condition. 20x25x1 air filter in good condition and on schedule with homeowner. Visual inspection of indoor. Flush condensation drain pan and drain lines. Inspect blower system. Run test unit in cooling mode from thermostat. Delta t of 20F with supply temp of 46F. Outdoor unit coils are clean. Unit is level on brackets. 50/5 capacitor is within spec. Refrigerant pressures are within spec. High 265psi with 8F SC, low 105psi with 14F SH. System is operating properly, efficiently and ready for Summer.
Upon arrival the thermostat was turned off At initial test run everything ran normal with no complications or hesitations. Air filter was replaced one week ago and is still in like new condition, thermostat turned on and cycled both low and high stages with no overheating. Combustion air filter clean, inspect and resurface flame sensor. System is running on thermostat heat mode. Unsure of the daily schedule or home and away settings but the system is functioning correctly. Corinthian builder staff suspects homeowner turned thermostat off yesterday but forgot to turn back on

Thermostats were programmed incorrectly. Set auto changeover differential to 0F. This will make sure that the system. Will come in in either heating or cooling when either stet temperature is reached. It is very important to leave a 3 degree difference in heat a d cool setpoint to avoid the ac and furnace switching on and off constantly. Recommend a larger fin 14x6 grill for downstairs room to prevent harmonic vibration noises from airflow.

Was able walk him through on phone. No issues are suspected as system came on and operated in heat, cool, and fan only while on the phone.
Upon arrival inspected furnace and discovered bad igniter unit would attempt to cycle but couldnt pass ignition. Igniter ohms open. Remove and replace igniter with hot rod igniter from van stock. Direct replacement to old hot rod igniter that went bad. Test ran furnace and unit cycles as should with new igniter
Service warranty: Check heat pump operation since the electrician has replaced the disconnect box. Heat pump is functioning normally at this time. It is too cold to do a cooling maintenance today.
Service disconnect for the heat pump is melted and no providing power to the unit. Disconnect needs replaced by the electrician.
Black rubber plug above the Condensate trap was no inserted fully from the factory. Water was dripping from that plug. Pushed the plug in and dried everything off.
2011 water furnace and vision two stage 049. Are the homeowner the system has never been inspected since the install. Regular filter changes once a year. System locked out on condensate drain overflow switch roughly 5 years ago Primary concern at today's visit high electric bills over the past several months. Initial overall visual inspection found several points of concern. 1) comforter alert is alerting service code 6 indicating open start circuit.
