Upon arrival, inspected overlook system found no major concerns with unit. Inspected boilers per Ralph request and boiler #2 was faulted and needed restarted. After restarting boiler 2 temp went from 109 to 160. Once boiler was back up and running changed out all filters for house and car barn. Opened overlook doors to allow master bed air into overlook. Master bed system sounds to have a bad blower motor/blower wheel humming loudly at system and spreading through nearby registers. Warranty motor should be quoted to reduce noise. Pool house is not accessible today due to the snow. It is 2ft+ deep in most places.
Upon arrival, inspected system and found no current problems. Homeowner informed me that furnace was flashing a code 3. Trudge through 2foot deep snow to check vent pipe. Pipe is buried on roof with snow. Chop intake stuff towel into fresh air side and allow furnace room to intake air. -homeowner wants a 90 installed and the pipe capped off with 2” cap to prevent future problems. Informed him to have a handyman cut an intake into furnace room using return grills before installing cap and 90. May change it to having drain added and pipe extended on roof not sure of direction to go.
Found furnace in lockout 3 furnace is cycling due to no oxygen exhaust is under snow on roof. Rigged intake to pull from closet.
Humidifier set point at 50% humidity, building at 48%. Humidifier working but too hard for weather conditions. Lowered set point to 35% to prevent future issues.
Upon arrival inspected system and found oil dripping from discharge line. Traced back to the compressor discharge. Unit needs refrigerant recovered and weighed in. Will build quote Monday Perform recovery, braze compressor discharge fitting pressurize blow pressure after passing leak down and and pull vacuum and verify vacuum holds. Charge 90oz into system and test run.

Upon arrival inspected system and found furnace in overheat lockout. Inspected furnace and found 85° rise. Filter clean humidifier damper was recently opened. Advised to leave closed and adjusted gas pressure to 3.2 and adjusted airflow for +10%. Unit is heating at 65° rise now.

Upon arrival, system is showing a "low pressure " light. Reset system and attempted to fireoff while checking R-22 refrigerant pressures. Stagnant pressure is 110psi. System comes on but only runs for approximately 5 seconds. During operstion, suction pressure falls to 85psi and discharge rises to 1130psi. Low pressure switch is rated at 20psi. Checking through wiring diagram shows that a low pressure code can also occur when there is a heavy load from the compressor. Attempted to start up again while bypassing low pressure switch and reading amp draw on compressor. System comes on and initial start up amp draw was approximately 70A, and only dropping to 65A after five seconds before shutting off on low pressure code. Compressor has worn out, is causing high amp draw and will not operate anymore. Due to the age of the unit, manufactured in 1994, full system replacement is highly recommended.
2014 Comfort-Aire by Heat Controller running in good condition. Current air filter is in good condition. Visual inspection of blower and compesssor compartments for any damage or issues. None found. Test ran operation of electric heat strips. All strips are operating properly and within specs. Blower motor tested good. Temperature rise is within specs. Tested operation of geothermal heating aswell but did not test refrigerant pressures. Compressor is operating within Amp draw specifications. Refrigerant temperatures are within spec. Temperature rise is within specs. System is currently operating properly and within specs. No issues were found or suspected during inspection. System is operating properly, efficiently and ready for Winter.
