Performed heating maintenance on a 2022 Bryant 95% efficient single stage natural gas furnace Replaced replaced the electronic air cleaner filter cartridge with the one we provide with the gold maintenance plan PGAPXCAR 20X20 Aprilaire 500 humidifier #10 water panel in good shape Bypass damper moved to open (winter) positiom Run tested humidifier to verify correct operation and no water leaks at this time Humidity set to 45% ***Decrease humidity setting if condensation forms on any windows, especially with cold outdoor temperatures** Pulled flame sensor and cleaned Condensate trap is clear Blower wheel in OK condition Burner Manifold gas pressure set to 3.0"wc Temperature rise stabilized @ 53⁰F (spec 40-70⁰) Furnace is operating within factory specifications at this time No concerns found on today's visit
Diagnostic on 4 RTU systems Rtu11 smoke detector going into alarm Removed detector and blew out, system still green now That enunciator for 11 needs new wire pulled to it Electrician said they'd get it Rtu12 smoke detector no power Needs wired into the unit on the roof Jim approved repairs Pull wire inside the unit and connect. Rtu13&14 both have failed transformers Jim approved replacing the failed transformers.
Perform heating maintenance on 3 geothermal systems. Force each unit into stage 12 high heat and verify proper operation parameters. Humidifier water panels not due yet left 5 behind for whole house 2 for mother suite and 3 main house. Humidifiers don’t get much use because of geothermal heat not being super dry to begin with. All three geothermal units operating within manufacture parameters. Aid tool breakdown submitted to file
Inspect each Waterfurnace system, start each system up with aid tool and test on max speed 12 verifying proper operation at full capacity. All filters replaced 11/6/25 3 “#35 water panels” sold on visit third humidifier hiding on back side of unit. Geo 2 & 3 showing no signs of concern with proper operation parameters and good heat of extraction. Geo 1 in center of house has multiple error codes for e72 suction temp sensor error. Inspected sensors and no concerns with sensors. When flipping sensors had issue post with -112 on suction with both sensors. EEV control has internal failure causing it to not work properly at all times e72 posted 570 times during operation. Desert air system is becoming filthy from fresh air allowing in dirt and bugs that have built up over the years of runtime. Suggest installing custom filtration for fresh air and performing deep cleaning on air coil to remove the bug/dust/dirt debris. Box measures 6”x22” for fresh air with a 6” round supplying it.

Need 8' ladder Furnace #2 (first furnace inside the attic) Rollout switch tripped Reset, furnace ran for a few minutes then shot flames out the front Furnace has been running OK since All Furnaces are from 1995 Every single system is in various states of disarray and are 30 years old All but one furnace in the attic had tripped rollout switches. Rollout safeties tripped usually indicates bad heat exchangers All 4 attic furnaces are installed improperly: venting and drainage installed incorrectly The two basement systems have been scabbed for parts or are partially disassembled We do not recommend repairs due to age and condition.

Furnace throwing a 31 fault intermittently I went down thinking that was high limit fault and began adjusting temperature rise. Admitted mistake to homeowner and verified the code is for the high pressure switch opening. Cannot verify if intake and exhaust are 100% free of obstructions because the flush mount termination kit is glued onto the exhaust pipe (cover should not be glued to anything, it is held on by 4 screws). Homeowner is going to reach out to the builder to see if they will replace the termination cover. Furnace ran for the entire time I was there without throwing a fault code. It cycled back on and off normally with calls for heat. If the intake and exhaust are clear, next step is a parts warranty pressure switch. Verified inducer is pulling 0.6"wc while heating, switch is rated for .35" Did not see any major variations in the pressure, either. Verified inducer capacitor is measuring the rated 5mfd Looked up a Carrier service bulletin TIC2017-0001 regarding nuisance

Thermostat reminders needed reset for air filter and humidifier pad. Informed homeowner of stat reminders being 6 month for filter and 12 month for humidifier, turned off reminder for air filter since we change it with maintenance and left humidifier reminder on 12 month. Reset timer and informed Richard of future technicians possibly missing reminder and not resetting it, if that happens it can be reset by a few clicks
Upon arrival, system is incoff mode on thermostat. Furnace controlcboard is not showing and current codes. Turned on heating at thermostat to test run operation. Inducer motor kicks on for approximately 3-5 seconds before shutting off and the blower motor kicks on while control board is showing code 6 for reverse polarity or 8mproper ground. Upon deeper inspection, found that the inducer motor is pulling approximately 2.5A on startup, and for the 2-3 seconds of full speed operation, it is operating at 1.7A while being rated for 1.35A. The loud screeching noises previously heard are suspected to be the initial signs of Inducer motor failure. Due to the high Amp draw of the motor, the internal control board relay is failing to keep up and the control board goes into a code 6. Replaced faulty inducer motor with new oem inducer motor. Test run operation in heating mode from control board. System is operating in heating at this time.
