Preventative maintenence inspection on 2016 Lennox standard efficiency furnace. 16x25x1 air filter in good condition. Clean flame sensor and check ignitor. Visual inspection of burners. Test blower capacitor. Test ran operation from thermostat call for heat. Temperature rise is within specs. Blower and inducer motors tested good. 4" galvanized B-vent in good condition and no sign of leaks. 0PPM CO detected during testing. Tested operation of humidifier during heating test. Solenoid opens properly but no water comes out. After further investigation, found that the saddle valve on the water line is not letting any water out. Attempted to unplug by closing and reopening multiple times with no luck. Saddle piercing valve will need replaced for proper humidifier operation. Aside from above mentioned issue, the furnace tested within specifications and is safe to operate.

Upon arrival, inspected systems and did not find any concerns with HVAC systems. Checked ohms for wiring supplying disconnects and found a few wires with direct shorts to ground reading 0.0 and a few wires with .60 ohms on them. OL on all wires supply HVAC units. No issues discovered with hvac equipment errors are internal in the electrical supply
Daikin ductless split heat pump current fault code for out of refrigerant Lykens property management came to provide roof access Figured out which unit on the roof belongs to this system System is 100% out of refrigerant Customer has records from property management work orders regarding system not operating normally back to when they took possession of the space Maintenance filled the refrigerant without locating the leak and called it good Installation of the system is extremely poor quality Traced refrigerant line set through the restaurant next door's basement Unsure how the lines are ran to get to the indoor head between the restaurant wall and theirs Recommend replacing the system and the line set All of these issues are pre-existing to the customer taking possession of the space from the rental company
Preventative maintenence inspection on two Carrier high efficiency furnaces. Replaced both 20x25x4 air filters. Humidifier pads in new condition. Cleaned flame sensors and checked ignitors. Visual inspection of burners. Flush condensation trap and drain lines. Run test each system in both stages of heating. Both are operating properly and within specs for temperature rise, and blower and inducer motor amp draw. Pvc flue vents in good condition and no sign of leaks. 0PPM CO detected during testing. Run test humidifiers during heating operations. Sunny explained colder temperature in smaller kitchen area. Dampened down vents near thermostat and sensor to prevent short cycling, and to force more air into that area. Also adjusted continuous fan speed up to move more air during idle time, and turned Dan more to on to continuously circulate air to even out temperature between rooms.
Performed heating maintenance on a 2005 Rheem 80% efficient single stage natural gas furnace 16x25x1 filter is in new condition Pulled flame sensor and cleaned Blower motor capacitor measuring 7.0mfd, rating is 7.5 Blower is very dirty Cleared inducer pressure switch port Performed run test and combustion analysis Furnace is overheating due to the dirty blower and shutting down on the high temperature limit Combustion test readings are healthy In an attempt to stop the high limit trips, increased blower speed to high and decreased gas pressure (2.3"wc, spec is 3.5") Run time is longer but still hits the high limit after 6 minutes of run time **Strongly recommend the blower cleaning we quoted** No safety concerns with the furnace, but it is not running at manufacturer's specifications due to the dirty blower Furnace may not be able to keep up on extremely cold days

Upon arrival, inspected system and found unit in a code 3 inspected furnace intake and found leaves blocking intake cleared leaves from intake and started system. System started up and began heating no problem.
Plugged gas orifice on burner with igniter. used thermostat wire to unplug. No more ignition issues during multiple test runs.
