Outstanding Company!

We have been a customer of Westin Air for four years now and recently had our old HVAC system replaced by Westin Air. They are the most professional HVAC company we’ve ever had with outstanding service and technical excellent. When I had a question about a new sound from our new system when turning on the furnace, Wes the owner personally came to the house to check it out (the sound was normal to the new system). 2010 Bard Geothermal unit preventative maintenence inspection. Air filters are new today. Visual inspection of blower and compesssor compartments. Test run operation of electric heat strips. All strips are operating properly and within specs. Temperature rise is within specs. Test run operation of geothermal heating. Performed non invasive test on system. Refrigerant temperatures, air temperature rise, and blower motor are all reading within specifications. No issues found or suspected during maintenance visit. System is operating properly, efficiently and ready for Winter.

Performed heating maintenance on a 1995 Rheem 80% efficient natural gas furnace 20x25x4 filter is good Blower is clean Blower motor capacitor measures 14.1mfd, rated 15mfd Pulled and cleaned flame sensor Burners in good shape Igniter 3.8A Inducer 1.0A Blower 6.7A Gas pressure 3.5"wc No change in flame pattern or color after blower startup 50⁰ temperature rise Humidifier operating normally after turning up humidistat dial and switching Blower to on from auto at the thermostat No water leaks from it Water panel is new Dialed back water flow to reduce waste going down the drain Blower needs to run for humidifier to operate So either leaving the blower to run continuous to humidity without a heat call, or leaving the fan to auto and it will only humidify during calls for heat This is a personal preference. Humidifying with fan only will use more water Despite its age, furnace is still in healthy operating condition.

Upon arrival, thermostat is staisfied and system is not running. Performed a pre-operation inspection of the furnace that showed a clogged internal drain trap and rusty burners. These both contribute to operational issues as after longer periods of run time, the drain trap being clogged will cause the system to shut down due to internal flooding. Rusty burners contribute to starting procedure errors as the burns could not properly light, and/or a flame sense signal not being transmitted. Performed a test fire off to test hypothesis for rusty burner issues. During fire off, the first burner with the ignitor ignited immediately, while the other burners had a delayed ignition due to burner condition. Blow out drain trap to remove any clogged debris and confirmed proper drainage. Removed and wire brush cleaning of burners to clear out rust buildup in burner connection channels. Inspection also presented that the furnace and AC systems are both two stage while the current thermostat is on

Stood unit back up. Compressor will not start. Line set also kinked, so even if the Compressor did run, we'd need to do a few hours worth of work to it. We are exploring all avenues, possibly replace compressor under warranty. Otherwise, we will quote a new Daikin mini split system equivalent to the Mitsubishi hyper heat that's there now.

On arrival inspected heat pump and discovered there is no heat pump on site. Air conditioner only and it is currently cycling with heat call. Inspected thermostat and thermostat is sending both heat and cooling call. Believe problem was discovered during summer because the gas is shut off to the furnace. Additional problem with system, the blower motor is not cycling, ( 15mfd @15.06 ) which is likely what caused the unit to freeze because there is an outdoor ambient kit installed to prevent freezing during cold weather. Due to the age and the amount of failed parts recommending replacement as well as the uncertainty of furnace conditions with the gas being turned off. If repairs were made combustion should be performed on furnace. Furnace on landing on top floor 10ft ladder required/duct jack for replacement

Preventative maintenence inspection on Trane XV95 furnace running in great condition. 20x25 pop up filter is new today. #35 humidifier pad in good condition. Clean flame sensor and check ignitor. Visual inspection of burners. Flush condensation trap and drain lines. Run test unit in heating mode from thermostat. Temperature rise is within specs. Blower and inducer motors tested good. Pvc flue vents in good condition and no sign of leaks. 0PPM CO detected during testing. Humidifier tested during heating mode test. System is operating properly, efficiently and ready for Winter.
