We have been a customer of Westin Air for four years now and recently had our old HVAC system replaced by Westin Air. They are the most professional HVAC company we’ve ever had with outstanding service and technical excellent. When I had a question about a new sound from our new system when turning on the furnace, Wes the owner personally came to the house to check it out (the sound was normal to the new system). Water furnace 5 series Thermostat locked out on e10 compressor monitor with 31 lockout cycles recorded in AID diagnostics. Control circuit is active with power provided by EAH supply voltage Compressor circuit has no power. 45 amp two-pole breaker in the main panel is in the tripped off center position. Also at the same time One of the two five amp resettable circuit breaker at the control board is also tripped.. Both circuit breakers reset and all systems ran normal. E10 on the communicating thermostat was activated by no compressor power or operation. The primary cause of both circuit breaker trips could not be determined while on site today. 30uf compressor capacitor is within specs Hot water generator circuit is functioning and running normal. Two pump flow center is also functioning with both motors operational registering 15.5 GPM on the AIS tool System is registering high heat of rejection at 54K on aid compared to book specs however all other systems, water temperatures,

Electrical disconnect was discovered melted internally and needed replaced. Quote for replacement was accepted performed removal and replacement of disconnect 30amp fuses. Outdoor coil needed washed homeowner cleaned ac coil while I set stuff up inside. Started unit up and found it running at 70psi on suction. Unit needed 2lbs r410a to get superheat where it should be. Charged unit in pouring rain. Add leak stop/dye additive to assist with future leak searches and attempt to prevent leaks

Performed cooling maintenance on two Trane air conditioners: Second floor system: Outdoor coil is clean Refrigerant charge is correct Wiring is all secure and tight, no signs of overheating Capacitor measured 39.5/4.9 Replaced 16x25x1 filter Indoor coil is clean Drain flowing properly Blower is clean No signs of water leaks Main floor system: Outdoor coil is clean Capacitor measured 60.6/4.8 **Power disconnect is overheated. Highly recommend replacing it** Refrigerant charge is correct Replaced 20x25x4 filter Indoor coil is clean Blower is clean Drain is clear Blower capacitor measured 17 while the motor was running. Only concern found was the main floor AC electrical disconnect mounted to the exterior. Approved proposal to replace 60A disconnect. Needs return visit to be in a couple weeks.

Three system office inspection for water on the floor similar to spring 2024 Disassemble, inspect, clean, and flush all three condensate drain traps through to the flooror drain Upon arrival all three systems were set to cooling however only the North Wing and the south wing equipment is functional. The West Wing air handler is on and blowing however no rooftop condenser operation is active. Breaker panel #2 inspection discovered a tripped off 45 amp circuit breaker red flag square d labeled heat pump 2. When breaker was reset the system failed to start the first attempt but did start and continue to run the second attempt producing 53° supply temperature after a few minutes of running time.. Multiple test runs on the roof at the condenser discovered two problems. A shutdown and restart test confirmed a very tightly wound and struggling refrigerant compressor. Multiple off and on testing produced varying results including lock rotor amps at 109 AAC and louder than normal compressor n

14-year-old water furnace premiere locked out on high pressure and water flow LED. Comfort alert compressor monitor active on short cycle alarm #2 Pressurized ground loops at 22 PSI, static off refrigerant pressure 178 Initial testing found no power to flow center caused by blown 10 amp L2 relay supply voltage fuse. Flow center has one of two pumps locked up. Due to the age and condition of the flow center individual pumps cannot be replaced. Confirmed alcohol-based antifreeze at 0.975 Repressurize ground loops to 60 psi Replaced blown high voltage 10 amp fuse for temporary operation with three amp fuse for flow center Disabled left side flow center pump Run test equipment in cooling mode. Current refrigerant pressures with 50% water flow potential are at 107 & 247. Refrigerant pressures will need retested and probably adjusted after full water flow and pressure are reestablished. The compressor discharge line service port currently has a very minor refrigerant oil leak nearly

2004 Lennox AC is operating properly, but in fair condition and showing age. 16x25x1 air filter in good. Visual inspection of indoor coil. Flush drain pan and drain lines. Run test unit in cooling mode from thermostat. Outdoor disconnect was off due to previous fan issues. Once inside AC electrical panel, a rodents nest was found and many of the low voltage and high voltage wiring was chewed up and showing bare wire. Performed wiring repairs to remove damaged wire and reconnect. Due to age and condition of contactor, we replaced that aswell wich is a candidate for why the fan would not shut off. After wiring repairs and contactor replacement, test ran AC to check refrigerant pressures. R-22 refrigerant pressures are within spec. Exact pressures and temperatures on photos. Dual run capacitor is within spec. Condenser coils are in clean condition. System is operating properly, but due to age, an estimate of lifespan cannot be said. Recommend preparing for replacement in the near future.

Closed humidifier bypass damper Checked furnace for any signs of water leaks from the heating season- no concerns Filter is good. Left one of our filters next to the furnace. Tested capacitor under load: measurements 43.4/5.1mfd 18⁰ drop across evaporator coil Refrigerant charge is good: 112/257psig 6⁰ superheat and 7⁰ subcool Tore down and washed Condenser. Reassembled and re-energized to verify correct operation for departure. Returned thermostat to desired settings. System is operating within factory specifications at this time.

Break room AC frozen up Diagnosed failed furnace blower motor. Replaced with universal 3/4HP motor and new capacitor. Left AC power disconnect switched off to allow the system to thaw. Advised not turning it back on until tomorrow morning.
