Inspection on Lennox furnace shows a bat in the inducer motor. System was locked out on pressure switch did not close or reopened code. Disconnected flue and attempted test with no improvement. Draft was reading 0.35inwc with the pressure switch needing 0.4inwc for satisfaction. Once the bat was removed, test run of the system showed that with no obstruction, the draft was reading 1.1inwc. System is operational in heating. Inspection on Carrier furnace shows no fault codes or error history. System was operating upon arrival. Test ran system and no issues were found or suspected.
Enabled tight Setpoint control, returned temperature calibration to 0⁰ System seems to be behaving properly now Checked other system, it does NOT have that tight setpoint option. He has no complaints for that system, either.
Performed power consumption test on electric air handler. Four heat strips are operating properly at approximately 15A. Blower motor is operating properly at approximately 3A. Reviewed tenant supplied electric bills from November and December. November usage of 1900KW and December usage of 2700kw. Price per KW increased from $0.098 to $0.107 from November to December. Both increased usage and increased pricing contributed to the electric bill pricing. The current 2002 Weather King air handler is working properly. For increased efficiency, having a heat pump installed in replacement of the standard AC would significantly lower equipment power usage.

Maintenance warranty Changed T6 settings for 2⁰ droop and 90 minute staging timer He does not do a schedule and keeps the temperature set to 68⁰ Compared his KWH for December 2025 to 2024, his usage is over 1000kwh less and this past December was pretty cold Benchmarked heat pump. 35⁰ outdoor, 126⁰ Vapor line, 21⁰ temp rise without auxiliary heat Discussed Daikin. He might he interested in one.
Found no concerns with geo unit has no errors currently. Thermostat set to run furnace after 20° and below Ron requested it be at 30° below fp1 downstairs set to 15° pump reservoir full and pumping unit is working with no concerns at this time.
Upon arrival found system cycling on code 23 unit was not draining there was a clog in the pvc line. Cleared line and flushed with water drain is now clear and flowing. Unit heating at this time. Noises heard by homeowner were possibly the vents rattling around on top the unit. Removed screws for duct strap from replacing furnace to hopefully reduce noises.
Gold maintenence agreement for 2026 Performed preventative maintenence inspection on Carrier high efficiency gas furnace running in great condition. AA213 filter is new today. #35 humidifier pad is new today. Clean flame sensor and check ignitor. Visual inspection of burners. Run test unit in heating mode from thermostat. Temperature rise is within specs. Blower and inducer motors tested good. Pvc flue vents in good condition and no sign of leaks. 0PPM CO detected during testing. System is operating properly, efficiently and ready for Winter. Replace damaged louvers on two vent caps. One fresh air and one exhaust

Upon arrival, inspected system and discovered unit was not putting out 24 V. Remove fuse and inspect fuse was not blown after removing fuse and putting fuse back in system started up ran through its startup procedures and started heating. Unit was not displaying any errors upon arrival. Error untraceable as it is no longer present. Burners are clean drain trap is clear.
