Seth and Gary arrived on time, were neat and thorough in cleaning the entire furnace assembly, including A/C coil, blower etc. Furnace was very dirty. Now sounds better and should run more efficiently. Very happy with their level of knowledge and understanding of what it took to improve furnace efficiency.

Preventative maintenence inspection on three Trane high efficiency gas furnaces running in great condition. All three air filters replaced today. Replaced humidifier pad on main system humidifier. Calcium clogged humidifier pad was causing water leak. Cleaned flame sensors and checked ignitors. Visual inspection of burners. Flush condensation traps and drain lines. Run test each system in heating mode from thermostat. All systems are operating within specifications for temperature rise, blower Amp draw, inducer Amp draw, and gas pressures. Pvc flue vents are in good condition and no sign of leaks. 0PPM CO detected during testing. Run test humidifier to ensure no leaks. All systems are operating properly, efficiently and ready for Winter.
Preventative maintenence inspection on three Bryan furnace systems all running properly. Basement systems air filters in clean condition. Replaced attic system filter while up there. Basement systems humidifiers in working order with clean condition water panels. For all furnaces, cleaned flame sensor and check ignitor. Visual inspection of burners. Humidifier riquires an Aprilaire #35 humidifier pad. Tested operation of humidifier to verify operation. Test ran furnace in gas heating. System is operating within temperature rise specifications for both high and low stages. Blower and inducer motors tested good. 3" pvc flue in good condition and no sign of leaks. 0PPM CO detected during testing. System is operating properly, efficiently and ready for Winter.

There is nothing list3d in previous notes and there is nothing suspicious or evident issues with rust. Only suspicion could be with the intake pipe having condensation coming through but there is already an intake drain trap installed properly. No actions should be taken at this time.

Upon arrival, inspected system and found unit was struggling to exhaust heat from furnace heat exchanger. Unit had multiple high limit trips. Causing it to go into soft lockout. Upon discussing with Harry his 1 inch filters were only two weeks old, but there is an excessive amount of dust in the air quickly blocking filter filters. Informed Harry of potential humidifier, causing excessive dust. Recommend running filtered water in humidifiers. And changing filters once a month until problem subsides but 16x25x1 filters are good for 1-3 months max typically. On these systems he may get 2 months max being high demand.
Reconfigure 1 1/2” and 3/4” drain line to all 3/4”. Saving space on drain and replacing old leaking pipe. Cap off intake and remove intake drain for old water heater power vent. Make much more space in basement drain for furnace. Reroute furnace and water heater drain all drains flowing properly and no leaks at this time. Only had one 3” pvc cap so we will return Tuesday 10-2 for 3” exhaust vent cap outside will need 5” cut of 3” pvc Add additional pvc cap on exhaust pipe now blocking both pipes to the furnace room that were wide open allowing heavy moisture intake during seasons.
