Seth and Gary arrived on time, were neat and thorough in cleaning the entire furnace assembly, including A/C coil, blower etc. Furnace was very dirty. Now sounds better and should run more efficiently. Very happy with their level of knowledge and understanding of what it took to improve furnace efficiency.

Preventative maintenence inspection performed on 2014 Carrier furnace and 2015 Carrier AC systems. All measurable parameters have measure within specifications and properly operating. No issues found while performing inspection. Current 20x25x4 air filter is in good condition. Furnace operates properly in heating, and AC operates properly in cooling. All systems are operating properly, efficiently and ready for use. Detailed specifics for each unit can be found on individual inspection report paper.
Cooling maintenance for three trane systems Filters are good Blowers clean Verified drains are clear Checked dehumidifier North system was producing 10⁰ delta T. Adjusted blower speed. Now getting 16⁰ delta T Also added small amount of refrigerant to that system to balance charge to manufacturer spec Washed outdoor coils with water Advised keeping laundry room vent closed to push more air to the basement bedroom. Concerned that bedroom is hot in the summer. All three systems are operating within manufacturer's specifications at this time

2018 Trane AC running in great condition. 20x25x1 electronic air cleaner is working and in clean condition. Visual inspection of indoor coil. Flush drain pan and drain lines. Humidifier damper is closed. Run test unit in cooling mode from Ecobee thermostat. Delta t of 19F with supply temp of 51F. Refrigerant pressure are within spec. High 315psi with 9F SC, low 115psi with 14F SH. Outdoor coils are in clean condition. Outdoor fan motor and compressor are operating within specs. System is operating properly, efficiently and ready for Summer. Recommended running fan in on position, closing registers in basement, and partially closing some registers on first floor to help lower temperature differences between first and second floor. Deciding on which registers on the first floor need shut will be a trial and error thing to do. Recommend trying different setups and continue with whichever works best for preference.
Low voltage fuse is blown on arrival. Found AC contactor to me melted in several spots on high voltage bus bar and low voltage coil. Replaced contactor covered under parts warranty but no labor warranty. Test ran in cooling mode to verify operation. No other issues suspected at this time.

2018 Trane XR 13 seer 2 ton Upon arrival today the system was turned off but does turn on and attempt to run in cooling mode when the thermostat is initiated. Condenser coil is matted over 100% on all four sides most likely due to dryer lint directly behind the unit and the refrigerant pressure is drawing down below 60 PSI but continuing to run. After condenser coil cleaning with cold water the system began short cycling on the low pressure switch. The equipment holds an estimated 5 lb with a factory charger 4 lb 11 oz R410a * Today's recharge required 47 Oz Injected new calgon brand leak stop ultimate with ultraviolet dye detection additives System is now running at 135 and 329 with 12.6 subcooling and 19 superheat 74 return air, 82° outdoors Equipment has a refrigerant leak in an undetectable location leaking at an undetermined rate at this time Recommend first ultraviolet dye leak search in 30 to 90 days.

Outdoor coils are in clean condition. Moved away some mulch to ensure coils are not blocked. Outdoor fan motor and compressor are operating within specs. System is operating properly, and ready for Summer
Upon arrival made contact with homeowner, got keys for roof and used 8ft ladder to get into hatch access. Found unit low on refrigerant starting to freeze. Informed homeowner repairs are not recommended due to condition of unit and it really should be replaced.
