Seth and Gary arrived on time, were neat and thorough in cleaning the entire furnace assembly, including A/C coil, blower etc. Furnace was very dirty. Now sounds better and should run more efficiently. Very happy with their level of knowledge and understanding of what it took to improve furnace efficiency.

Low refrigerant pressures running at 57 and 148 are causing ice formations on the air coil. Ice does not melt down into the drain pan and down the floor drain as normal condensation during running would. Recharge 15 oz new r422b Disassemble ¾" PVC schedule 40 drain for sludge removal treatment and cleaning Clean all the remaining water standing on the floor in the mechanical room New refrigerant pressures after recharge or 59 with seven superheat at 40°, and 195psi discharge pressure Equipment has one of two compressors completely failed with no refrigerant and the second circuit has a confirmed refrigerant leak needing recharged multiple times per year. Compressor circuit 2 also has very low refrigerant suction pressures and temperatures indicating poor performance of the energy transfer on the air coil (heat is not going into the refrigerant to keep the pressure up to normal 65 or 70 PSI) ***Recommend replacing equipment as soon as possible. This equipment will be lucky to last

Repair leak found in u-tube of aluminum evap coil. Pressure test at 300psi nitrogen for 20 minutes. P.ull vacuum to 500 microns. Charge in a total of 13lbs of new r410a refrigerant to bring to factory specs. Test ran system in cooling mode to verify proper operation. System is in proper operating parameters.
Full system inspection for poor cooling performance. Evaporator coil inspection is normal blower speed is currently set to 3.5 t with a 3.0 cooling system. All indoor equipment appears to be in fair to good condition Outdoor air conditioner inspection discovered a 100% matted over and compacted condenser coil requiring partial disassembly for heavy duty water flush Cooling system performance inspection and refrigerant running pressure test post cleaning is in very good condition Refrigerant pressures are perfectly within the manufacturers stated specs During testing the smart thermostat installed by the previous owners had automatically reset to 80° and turned off the system. Homeowner is aware of the condition and says it has happened before but that is not the issue they are concerned with Blower fan speed is already set to 3.5 running with a 3.0 system. Perform leak search. Found major leak on aluminum U-tube joint on indoor coil. Aluminum brazing tools will need to be acquired to perform repair. David approved repair quote and said Monday after 2pm works.
Upon arrival, system is in off mode. Turned into cooling mode for testing. Inspection of furnace is good. Thermostat is operating properly, and furnace is operating properly. Inspection of outdoor unit showed that the contactor was not operating. Found low pressure switch to not be closed. Checked refrigerant pressures and found that pressures are at 12psi. There is suspected to be a large leak, also known as a blowout due to the charge being lost within a few months. Leak is most likely in the ac outside, or the coil inside, but location is unknown until found. Three options can be explored. Option one is a leak search to attempt to find and repair the leak. Option two is leak stop, similar to fix a flat for a car tire, that would attempt to stop the leak internally. Option three would be system replacement.

Cooling preventative maintenance performed on three Daikin systems Check filter - x3 210 popup filters new today Set up thermometers on each system to verify delta T Rinse down all outdoor coils with garden hose Clean ERV pre filters and main core by blowing out outside then vacuuming clean. Did not hookup guages because I was the installing technician and know leak down/pressures were proper upon install and there are no current issues system wide Delta T - 18° main - 21° master - 20° 2nd floor All three furnaces and A/C’s are in optimal running conditions.
After numerous PVC / corrugated pipe / drain repairs in the yard associated with the geothermal discharge line the homeowners final concern is excessive water flow being discharged just inside the wood line and washing out the hillside. Water flow appears to be discharging at a normal rate however exact water flow cannot be measured at this time. Two system open loop equipment is currently running on one well pump set to 40 - 60 PSI, snap action Iratroll irrigation water valves, with a 4-in PVC discharge drain at ground level 75 ft away. Addressing the homeowners primary concern today we disconnected the above ground portion of the 4-in corrugated drain traveling from the wood line to the pond area and reattached at the new PVC discharge pipe for the geothermal. 100% of all discharge water is now traveling through the corrugated pipe all the way to the pond water level.
