Seth and Gary arrived on time, were neat and thorough in cleaning the entire furnace assembly, including A/C coil, blower etc. Furnace was very dirty. Now sounds better and should run more efficiently. Very happy with their level of knowledge and understanding of what it took to improve furnace efficiency.

2007 Rheem R-22 AC running in good condition despite age. 20x25x4 air filter is new on 4-1. Unable to inspect indoor coil due to door not being removable without cutting drain line and exhaust vent. Flushed coil drain pan through safety switch. Test ran in cooling mode from thermostat. Delta t of 18F with supply temp of 50F. R-22 refrigerant pressures are within spec for low outdoor temperature. High 110psi with 14F SC, low 50psi with 13F SH. Outdoor coils are in clean condition. Recommend checking again when Bradford Pear trees have dropped their flowers. Dual run capacitor, compressor, and fan motor are all operating within spec. No issues found on today's visit. System is operational and ready for Summer.
Seven system cooling maintenance inspection Upon arrival the home does not have any well pump pressure. Service codes on both well pump drivers. Homeowner is aware of the issues and the well pump company is in route Check all thermostats and batteries, inspect all filters, flush all the condensate drains, adjust all return air vents for summer operation Investigate well pump operation, and discharge wells with the well pump service man No equipment has been test run or recharged with any refrigerant for cooling system service More than likely multiple systems will need power cycled to reset any lockouts due to no water flow Office space water furnace in The mechanical room in the garage needs a replacement Square D red flag 30 amp two pole supply voltage breaker.
Equipment warranty After performing a leak search with electronic detection and ultraviolet dye and not finding anything in the way of refrigerant, oil, or dye, deeper investigations were performed with maximum limits performance testing resulting in everizing discharge pressures exceeding 420 PSI with 45° water pressure. Suction pressure is stuck at 96 PSI and will only drop when refrigerant is recovered to lower the discharge head pressure. In conclusion the split geothermal heating thermostatic expansion valve and liquid line refrigerant dryer needs replaced with all new R410A puran refrigerant Office staff will order warranty parts online and follow up with homeowners for scheduling. Replace condenser fan motor, blade, and dual capacitor. Too cold to fully test the system. Furnace is installed incorrectly. The bottom plate is removed, so the blower is pulling in unfiltered air from the basement, which is nothing but dryer lint. Blower is plugged, AC evaporator coil will likely have freeze up issues.
Diagnostic warranty call from 2-27-2025 no charge Low fire gas pressure was falling too low and shutting the furnace down. Trane really doesn't the gas control adjusted, but in their service manual for this Furnace it does have the gas pressure adjustment procedure and gas pressure specifications. Before adjustment, the gas pressure was falling below 0.8" and specification is 0.9" with an allowable 0.2" increase. Set low fire gas pressure to 1.1". Cycled furnace numerous times. Operating normally at this time.
Unable to diagnose cause of error. System will intermittently show pressure switch codes with occasional flame loss. Main issue noticed is that thr inducer motor after fireoff will slow down to a point where the pressure switch opens and system will shut off. While inducer motor is at a higher speed during and just after fireoff, pressure switch is satisfied. Attempted to run with burner box door off, attempted to run with the exhaust pulled off. Nothing tested would change to operation of the furnace. System would run for 1-2 minutes before the inducer motor slowed down so much the pressure switch would open. Furnace would only intermittently show codes and control system on furnace would not allow me to lock it into high fire. Due to erattic behavior, suspect it may be the control board, but cannot be certain. We will need to send someone else out to inspect.
Remove and replace PS1 pressure switch attempting to resolve no heat issue from this morning. Furnace showing PS1 open and PS1 closed errors switch seems to be sticking and not returning as desired Quote# 25619630. Pickup at Trane WEST Upon arrival unit was in an error loop for PS1 kept attempting to start and switch would close then release as if motor was not staying on but motor continues running fine. Replaced pressure switch and unit instantly sensed the switch working properly closing and holding and fired up. Test ran unit and no more issues after new switch
Upon arrival inspected unit and found no major concerns. Went through fault history and found two errors for PS1 reading stuck shut and stuck open. Switch is showing evidence of sticking and causing unit to intermittently be inoperable. Quote replacement PS1 switch advising Bruce no hard evidence of part failure but from saved errors this seems to be his issue and should hopefully resolve it.
