Seth and Gary arrived on time, were neat and thorough in cleaning the entire furnace assembly, including A/C coil, blower etc. Furnace was very dirty. Now sounds better and should run more efficiently. Very happy with their level of knowledge and understanding of what it took to improve furnace efficiency.

Remove condenser motor on mini split and install factory replacement, test run system and verify no remaining issues. Unit properly operating after repairs. No further concerns on barn. Only remaining concerns on job are with the main house ac units settling below and gravel and needing raised or else coils are susceptible to rust/corrosion

Upon arrival inspected 3 units for barn. Started off with mini splits verifying operation, main north split will not cool or heat sufficiently. Unit outdoor fan will not run. Daikin tech support approved warranty motor for system. Clear clogged drain on 2nd floor system after discovering damp safety pan. Clear large debris from coil pan. No errors while inspecting upstairs unit with D checker nor while inspecting south wing minisplit. North wing needs ECM condenser motor replaced.

2016 Trane high efficiency furnace running in great condition. 20x25x1 air filter is new today. Three more air dilters are left in the box. Clean flame sensor and check ignitor. Visual inspection of burners. Flush condensation trap and drain lines. Run test unit in heating mode. Delta t of 49F with supply temp of 118F, Delta t spec of 35-65F. Humidifier pad in good condition. Damper opened and humidifier test ran during heating test. All systems are operating properly, efficiently and ready for Winter

Furnace is over 20 years old and it is showing Replacement will be needed soon

Performed platinum heating maintenance Pulled blower housing and disassembled Cleaned blower wheel with water and brushes to remove drywall dust (Roughly 1 hour of labor) Pulled and cleaned flame sensor Pulled and cleaned burners with wire brush Pulled and flushed condensate trap Vacuumed out inside of furnace Vacuumed out wire connectors going into the blower cabinet (air gets pulled through those connectors and draws dirt into the connector pins) Run tested furnace in high and low fire Furnace is operating normally at this time, but did find signs of the inducer beginning to leak water.

This equipment cannot be repaired The TXV in the York air handler has failed in the closed position restricting all refrigerant flow above 40 PSI. During testing by adding 40 oz of R422B the suction pressure rose from 37 to 41 while the liquid line pressure increased from 220 to 385 All added refrigerant has been recovered out of the system to the previous running pressures Return nest thermostat to the original temperature setting on cooling mode ****Recommend not running the system to prevent any water damage due to freeze over of the indoor coil or high pressure refrigerant loss**** Fan mode on the thermostat can be used to help circulate conditioned air from the rest of the house
