Geothermal replacement. A couple of issues but Westin corrected them all. We used Westin to later replace a humidifier and plan to use them for an HVAC system in a condo we own.

Diagnosed system low on refrigerant. Agreed leak search and repair is not worth the money considering age and condition of the system. Wanting to replace the AC system
Performed cooling maintenance on a trane AC system Filter is good, recommend Honeywell 20x25x4 MERV8 filters to reduce strain on the blower motor He had a new water panel for the humidifier and requested I replace it today. Blower is clean Drain is clear Outdoor coil was pretty dirty with pollen Thoroughly washed the coil Refrigerant charge 12⁰ subcool, spec is 10⁰ +/-3⁰ Capacitor in spec Wiring secure and no signs of damage to conductor insulation No concerns found on today's visit

Diagnosed low refrigerant on Mitsubishi Mini Split heat pump Checked field flare connections. No signs of oil. Leak is likely in the indoor or outdoor unit. Agreed to leak sealant and a recharge Unit is cooling properly at this time. Also hosed off outdoor coil
2009 climate Master geothermal second floor system. Two stage three ton wired to run high stage full time. Equipment is very low on refrigerant charge with 78 PSI suction pressure. Freezing evaporator coil and homeowner says ice has been on the line set in the past. Visual inspection discovered a leaking high pressure service port Schrader core. Oil, crusty debris, and dripping oil are all present. Replace Schrader core Repressurize with 54 Oz new or 410A Inject Max seal leak stop with ultraviolet dye Run test cooling mode. New refrigerant pressures are 110 and 257 with 16 superheat & 13 subcooling. Non pressurized flow center is maintenanced by homeowners and kept full, air filter is on schedule All equipment is back up to proper working condition. Any new refrigerant leaks can be monitored in the future with ultraviolet dye detection but NO follow-up is recommended at this time

Performed cooling maintenance on Daikin VRV heat pump Replaced UV light assembly. Replaced aprilaire 210 filter Aprilaire dehumidifier filter is clean Drain lines are clear Noise that was pointed out last year but unable to locate was happening today. Pinpointed it to the dehumidifier drain line. Opened the vent tee on the drain, noise stopped. Blower is clean on the furnace Drain is clear for the furnace, AC, and humidifier Getting a 21⁰ drop across indoor coil in cooling mode Outdoor coil was very dirty with pollen Washed outdoor coil with water Everything is in great shape and operating properly at this time
Thermostat put jnto heating mode. Once in roof, flames and inducer all come on as should. Blower motor fails to come on properly and is jitterbug back and forth while making squeaking noise. Will have to get quote for parts and call back with repair quote. this was completed on 02/26/24 but put on hold, the repair has already been made. zeroing out this invoice and completing with Justins approval on 06/04/25
Faulty condenser fan motor is pulling high amps and not operating when a call for cooling is present. 80/5 capacitor is within specs and new from 2023. Condenser fan motor will need replaced. Compressor will operate for a few minutes before tripping on high pressure and shutting the system off for approximately 1-2 minutes and then will continue the cycle. Replace current failed condenser fan motor with new universal condenser fan motor. Test run in cooling from thermostat. No other issues suspected at this time.

9\2020 Trane XR Overheated and swollen OEM dual run capacitor on outdoor unit Solid matting on spiny fin condenser coils Confirm parts warranty and replace 370 volt power supply 45/5 UF Partial disassembly and water flush condenser coil. Condenser should be 3 in above final grade for proper drainage and snow protection currently the top of the 3-in permapad is below the mulch level Recommend annual maintenance

Water furnace 5 series 6 ton 072 open loop 12 gpm Intellizone generation 1 Clean and flush drain system, inspect space guard air filter and return to service, light dusting of indoor air coil, open loop discharge line TACO zone century zone valve functioning normal and well pumps are maintaining 60 PSI, minor maintenance cleaning of complete system All equipment is clean safe and ready for summer Condensation and or well water has destroyed the hose kit insulation between the Geo and the valve assembly enclosure on both lines. Recommend replacing 1-in armaflex including adding new inside of the valve assembly enclosure
