2021 Bryant AC is running in good condition. 20x25x4 air filter in good condition. Visual inspection of indoor coil. Flush drain pan and drain lines. Run test unit in cooling mode from thermostat. System was low on refrigerant at start of service with a Subcool of 0.7F, when data sheet calls for 10F SC +/-3F. Water flushed outdoor coils to ensure dirty coil was not affecting subcool readings. Due to unit being installed fairly recently, I suspect that system was undercharged from install. Due to not having any service history of the unit, we can not say for certain that there is no leaks. Charged unit with 17oz of R-410A to bring subcool withn the 7-13F range. Current refrigerant pressures are within spec. High 280psi with 11F SC, low 120psi with 8F SH. 45/5 dual run capacitor is reading within spec. Outdoor fan motor and compressor are operating within Amp draw specifications. System is operating properly, efficiently and ready for Summer.
2020 Trane XR AC running in great condition. 20x25x4 air filter in good condition. Visual inspection of indoor coil. Flush drain pan and drain lines. Test I-Wave operation. Test run unit in cooling mode from Nest thermostat. Delta t of 20F with supply temp of 49F. Refrigerant pressures are within spec, high 240psi with 12F SC, low 110psi with 18F SH. Outdoor condenser coils are in clean condition. 70/7.5uf dual run capacitor is within spec. Fan motor and compessor are operating within Amp draw specifications. System is operating properly, efficiently and ready for Summer.
Initial inspection found overheated and swollen compressor capacitor. Electrical readings of the capacitor are rated at $370 volts with 45 microfarads, the system is reading 10.1 MFD. Upon arrival the thermostat was turned off with no service codes active or in lockout. The LED terminal strip and comforter alert are in standby mode. After replacing the compressor capacitor and testing the ground loop water pressure the system ran good with 87° supply temperature in heat pump mode. Hotwire test run 15 KW electric auxiliary heat and confirm 60 amps Replace two AA batteries in the Waterfurnace brand Emerson multi-stage heat pump thermostat The worn out compressor capacitor could definitely explain the no heat in the heat pump mode condition and possibly a hot compressor at the same time but does not explain any burning smells followed by no heat conditions. All electrical components connections wiring and etc all appears normal in the water furnace envision package system Installed

Frost is also noticeable on the surface of the coax heat exchanger First floor thermostat (vision pro 8000 setup for two stage geothermal and two-stage gas heat) is at the set point of 68 however the basement T4 thermostat is reading 67 and set to 71 in heat mode Drywall in the basement is not complete causing the hot air to be drawn straight from the ceiling to the return in the ceiling and not satisfying the basement thermostat At the same time the T4110 thermostat (basement zone 2) will never energize second stage heating or cooling if zone 1 is not already running in second stage Re-insulate geothermal ground loop lines Return all equipment to thermos

Install Aprilaire 600M bypass humidifier. Humidifier is mounted on supply plenum, and bypass pipe run to return drop. Drain line is tied in fith furnace drain due to limited space in floor drain. Waterline is ran to hot waterline on wall behind furnace. Electric is ran into furnace and connected to thermostat for operation. Test ran humidifier from thermostat. Humidifier is operating properly. Instructed Brett on operation procedure and how to change humidifier pad. Flushed out hot water heater. Some calcium deposits were Flushed out, and no dirt or sediment deposits were witnessed.

April there 500 bypass humidifier leaking water through the cover onto the floor of the mechanical room in the garage Homeowners recently replaced the number 10 evaporator pad however the replacement media was installed sideways allowing straight flow through of the water at the same time the feet or tube was not fully inserted into the upper distributor reservoir allowing water to flow out of the plastic drain pan Clean plastic shroud, replace number 10 pad homeowner's already had on site and run test, adjust water pressure down for less waste in the drain
Homeowner concerns our intermittent operation and temperature dropping. Thermostat always responds and turns on if temperature is adjusted up. System did cycle on and off multiple times under the thermostat normal control.
