Geothermal replacement. A couple of issues but Westin corrected them all. We used Westin to later replace a humidifier and plan to use them for an HVAC system in a condo we own.

Performed heating maintenance on a Carrier single stage 80% efficient natural gas furnace Filter is new *Recommend using 24x25x4 filters** Height of the 24x24x4 filter currently in place is a little short Blower is in OK condition Blower motor capacitor tested 9.6mfd (rated 10mfd) Pulled and cleaned flame sensor Ran combustion analyzer while performing run test of the furnace Combustion results are good, heat exchanger gets a passing grade Gas pressure set to 3.2"wc Temperature rise was 65⁰ (spec is 40-70) Blew out pressure switch port on the inducer housing No concerns found on today's visit Furnace is operating within factory specifications at this time
Performed heating maintenance on a Goodman 96% efficient single stage natural gas furnace Collector box gasket is leaking water. We will send over a proposal to disassemble and replace the gasket kit Blower capacitor measured 15.2mfd (rated 15) Condensate lines are clear Corrected mounting of condensate trap inside the furnace Corrected humidifier drain by trimming some of the pipe shorter to take upward pressure off the housing Humidistat is incorrectly mounted downstream of the humidifier Recommend setting it higher than desired to ensure it humidifies Fixed a small leak on the exhaust pipe Flipped inducer outlet clamp 180⁰ per Goodman service bulletin Pulled flame sensor and cleaned Run tested furnace Humidifier is not leaking water at this time Set gas pressure to 3.0"wc Temperature rise with all 3 zone dampers open wax 35⁰ Closed all but one zone, temp rise peaked at 48⁰ Rated temp rise is 25-55⁰ Other than the leaking collector box gasket, system is working properly at thi
Propane heating preventative maintenance performed Check filter - 20x25x4 ok Clean flame sensor Inspect burners - clean no concerns Ohm test igniter: 56.3 Inspect wiring for loose connections and/or hot spots - none found Check humidifier pad: ok Inspect exhaust flu - no concerns Set thermostat for heat Check amp draw on blower motor: 4.2 Check amp draw on inducer motor:1.2 Check delta T - 56° propane / 31° heat pump Furnace is in optimal running conditions Inspect heat pump and verify unit is clean and running properly. No concerns with heat pump unit heating well
Furnace throwing a 31 fault intermittently I went down thinking that was high limit fault and began adjusting temperature rise. Admitted mistake to homeowner and verified the code is for the high pressure switch opening. Cannot verify if intake and exhaust are 100% free of obstructions because the flush mount termination kit is glued onto the exhaust pipe (cover should not be glued to anything, it is held on by 4 screws). Homeowner is going to reach out to the builder to see if they will replace the termination cover. Furnace ran for the entire time I was there without throwing a fault code. It cycled back on and off normally with calls for heat. If the intake and exhaust are clear, next step is a parts warranty pressure switch. Verified inducer is pulling 0.6"wc while heating, switch is rated for .35" Did not see any major variations in the pressure, either. Verified inducer capacitor is measuring the rated 5mfd Looked up a Carrier service bulletin TIC2017-0001 regarding nuisance
Install hanging gas unit heater and vent through exterior wall or roof.
Perform Gold preventative maintenence inspection on two Carrier high efficiency furnaces. Both are operating in great condition. 20x25x4 air filter replaced on both units. Installed new humidifier water panel on main system. Replaced ERV filter set with filters on site. Clean flame sensors and check ignitors. Visual inspection of burners. Flush condensation traps and drain lines. Run test each system in gas heating mode. Both systems are operating properly and within specifications for temperature rise, blower and inducer motor amp draw, and manifold gas pressures. Test ran operation of geothermal heating. Did not check refrigerant as there are no issues suspected. Replaced 2X AA batteries in wireless outdoor temperature sensor. All systems are operating properly, efficiently and ready for Winter.
