This is my second house that I am using Westin air for servicing, and not just annual HVAC inspections and cleaning. My first house only had one air vent in a large furnished basement. It caused problems. They added more circulation without touching the cosmetics. My 2nd house needs more circulation in the basement due to moisture in the summer. There air no water leaks in the walls to fix. Just stale, moist air forcing me to run the dehumidifier. Their pricing is reasonable for the work and the cost savings from the electric bill is worth it.

Westin still has a 5 star rating with me, though the fact that Westin canceled out original appointment and was late on the rescheduled appointment puts that opinion in jepordy.

Westin Air is one of the most easy to deal with service company I have dealt with in a long time. From the front office staff to the service team everyone is friendly and professional and are very responsive to any question or concern I have had. They stand behind the products they represent and are very easy to deal with. I had a new HVAC system installed about a year ago and have had multiple issues within this time period. Seth my service tech came out and spent numerous hours diagnosing and eventually fixing the problem so I can defiantly say they stand behind the products.
Seth arrived within the window and performed annual maintenance on two furnace units. He was courteous while in the home, performed his work timely and made sure to point out items that needed my attention. Install Honeywell vision pro 8000, set up for two stage geothermal, programmable with automatic changeover, connect to home Wi-Fi and confirm operation. Homeowner is responsible for creating a Honeywell account and connecting to the system *** Due to unforeseen circumstances and age of the equipment the single pump cannot be replaced. During an attempt today the pump motor assembly came apart in pieces with the impeller seized in the housing of the flow center with a broken drive shaft. *** Recommend replacing the pressurized water furnace flow center with a two pump non-pressurized replacement NP2 fc2glnp or equivalent
2019 Trane high efficiency AC running in great condition. Electronic air filter cleaning. Tested operation. System is working and pulling correct power. Suspect that blub for green light has burned out. No corrective action needed. Indoor delta t of 19F with supply temp of 52F. Refrigerant pressures are within spec. High 275psi with 11F SC, low 115psi with 10F SH. Water flushed outdoor coils to remove dirt and debris. Outdoor fan motor and compressor are operating within specs. 40/5uf capacitor is new as of 8-17. System is operating properly, efficiently and ready for Summer.
Upon arrival inspected mini split heads and found 0° delta T inspected outdoor suction at 16psi while running. 115 ambient. Unit low on refrigerant. Perform leak search on all components and found leak on outdoor lineset. Have to cut out the line and repair. Quote approved for repair. Will return and zoomlock leaking lineset.
Upon arrival the power was turned off at the 70 amp breaker supplying the geothermal 2009 water furnace premier envision will not stop running when the thermostat turns off AND it will not engage y2 for high stage coolant Confirm system will shut down when thermostat Powers disabled Grounded pressure is at 0 PSI Free pressurized ground loops to 40 PSI with house water pressure Inspect replacement evaporator coil and run test system for proper refrigerant pressures Discovered the TXV sensing bulb was not attached and dangling free in the compressor compartment. Reattached TXV sensing bulb in the original location Suspect refrigerant circuit has possible contaminants causing fluctuations in the refrigerant pressures that will not stabilize Test run 2 pump flow center Minor oil drips we're also discovered on the discharge copper line. Refrigerant pressures are within specs or no additional testing is required at this time Homeowner will purchase and install his own two stage heat p
Found geothermal unit for second floor locked out on compressor failure to start code, checked capacitor and incoming voltage. Both are good. Reset code and perform test run from thermostat. System came on as it should. During rest run, check all electrical parameters to make sure that was no issues. Suspect that when power was lost to the house, and then came back on, the furnace control was glitched and went into a lockout code. No issues found or suspected with unit at this time.

Inspection of furnace showed that blower was operating properly. 20x25 pre-filter was very clogged preventing airflow. Low airflow caused indoor coil and lineset to freeze up. 20x25x4 main air filter in decent condition. Tested refrigerant pressures. Pressures are spot on with a 18F SH. System is operating in cooling at this time. Keith would like a full system replacement quote to be prepared.
Upon arrival found unit with overflow pan full with water. Shop vac all water out and test run unit. Unit started cooling and everything looked good outside 300 psi 9° subcool 109psi 16° superheat. Upon further inspection found air coil inside was putting out 39° at the suction line and after the upwards U bend it reached 51°. Oil is likely slugging in coil suction line causing freeze up. Have to return, recover refrigerant, modify lineset to remove the suction line lift, and then recharge and test run system.

Service warranty Upon arrival the system was completely shut down with no blower or geothermal operation for the second floor split system located in the Attic. Thermostat is calling for cooling but reading 86 indoor temp. Attic equipment inspection discovered a tripped off water safety switch in the air coil overflow pan. No water is currently present but has most likely evaporated due to 115° in the attic space. Repositioned safety switch 3/8 inch off the bottom of the pan and out from underneath the line set Recently installed line set insulation is separating from the double-sided tape. (Possible condensation points). Resecured all line set replacement armaflex Cooling system run test from thermostat confirms 20° cooling delta t from 90ra to 70sa Homeowner is resetting temperature on thermostat to 78
Replace bad 40+5 capacitor test run air conditioner and verify refrigerant pressures were adequate. 11° superheat 66° filter new today told homeowner to start washing air conditioner
