Good service once he got there. appt was at 7am, showed at 7:50

Good service all around, explained what needed to be done and how much cost would be. I was disappointed that his boss told him to forego injecting dye into the system to check for leaks since he seemed to have fixed the problem. I am selling the house and would much prefer the peace of mind knowing that there are positively no more leaks.

Diagnostic inspection on two rooftop systems. First system tested was #5. Inspection of unit showed no issues at this time. Air temperatures, and refrigerant temperatures were measures within spec. Did not witness any icing while testing. Second system tested was #2. System ran in cooling with a high air temperature drop of ~27F. Attempted to adjust motor pulley to increase airflow. Adjusted pulley as far as possible with not much change due to pulley being difficult to adjust due to age and rust. Current temperature drop with pulley adjusted as far as possible is 23-25F. Pulley should be replaced along with a new A61 belt. New pulley will be able to be adjusted further. Pulley size 4 3/4in with 7/8in shaft. May need a proper pulley puller to remove old pulley. Air filters are mostly dirty and should be replaced to help with proper airflow. Both systems are running in cooling at this time.

System had 0.0 PSI of refrigerant Got authorization to pressure test, evacuate, and recharge system Found a hole inside the heatpump (outdoor unit) The Compressor wires were resting against a refrigerant line, mechanical vibration wore the wire insulation down. The bare wire caused a dead short circuit and blew a hole in the line Using torches and brazing rod, filled the hole. Pressure tested to 410 PSI Held for 15 minutes Evacuated system to 350 microns 3 times Weighed in 7lbs of r410a System operating normally at this time.

2015 r410a heat pump system has lost 1/3 of its charge since last service on August 30th 2024 requiring 39 oz new R410A for full pressure operation. Ultraviolet dye leak search inspection inside and out could not discover any dye at this time. System has had multiple doses of dye and leak stop. one added today and one on record in 2022. Recharge only with dye and leak stop today 39 oz new R410A System has been recharged once a year for at least 3 years with visual dye and electronic leak searches performed each time. Permanent repairs will require the extraction of all the refrigerant and nitrogen pressure testing to isolate the single components inside and outside

Inspect two radiant ventless bay heaters. One intermittently working the second is not working per Craig Minor maintenance cleaning, clean and dust all equipment, inspect and clean gas orifices on the fuel rails, blow out burners and radiant honeycombs, removing clean flame sensor and spark electrodes on both systems. Test run both from each thermostat multiple times. All equipment is in good working condition

Replace heat exchanger primary limit L140 - 30 Replace air filters 8- 20x25x2 Hotwire first stage heating at control panel for heating confirmation test after filter replacement and new safety switch installation. #10 system has exposed low voltage control wiring that could potentially short out or cause a no operation condition at any time. *Recommend replacing all UV damaged wiring and properly replace with new 18\8 installed in the proper weathertight conduit Upper roof walk around Most systems are either running in cooling mode or off at this time. #5 has completely clogged and matted over outside air economizer filters (see pics) #8 has partially disabled and disconnected economizer module that is exposed to the elements with dangling wires but is protected by the economizer hood at this time. Recommend seasonal maintenance on all upper roof systems ASAP including filter rotations and cooling system operational testing and maintenance.

Additional radiant heater diagnostic added by Jeff upon arrival. Per weekend staff, system was only lighting halfway and excessive gas odors could be smelled in the SE loading dock area. Gas and thermostat was turned off upon arrival today. Visual inspection appears normal with no maintenance. Initial testing discovered a failure to ignite and relight on the first test. Subsequent testing discovered spark ignition system continuing to spark after heater was lit. System appears to be running normal otherwise. Remove spark and flame sensor electrode for resurfacing. High pressure air dusting of honeycomb heat exchanger and gas burner jets RTU number 10 locked out on service code for thermal cutout, TCO1 or TCO2 Air filters clogged solid and 100% matted over. Fan belt normal, heat exchanger inspection, all normal. Automatic reset 140 - 30 heat exchanger thermal limit will not reset and need replaced Part is not in stock in Columbus and will require one to two days for shipment Sys

Outdoor coil temperature sensor failed. This prevented thr heat pump from entering defrost. Thawed the coil out by cycling defrost manually and using a MAP torch as well as a garden hose. Cleared all the ice. Switched to emergency heat. On Monday we will get the exact price and availability of the sensor.
