System locking out with no apparent reason. After checking multiple parts including but not limited to contactor, pressure switches, and incoming low and high voltage, control board is found to be faulty. 60uf capacitor is also reading low at 55uf. Replaced capacitor for testing to see if that was the issue with no improvement. Called for parts and availability from supply house with no answer. Left a voice mail but will have to call back for quoting. System is non operational at this time. Fan will still operate and can be used but cooling nor geothermal heating will operate.

No refrigerant service required 2025 spring AC maintenance All indoor equipment is in excellent condition after today's service blower is set to single speed, capacitor is good, drain trap was removed for services and repairs today and redesigned with new material. Raise and level the outdoor condenser. Water flush condenser coils, test outdoor capacitor and starting relay, run test cooling mode refrigerant pressures 120 with 3° superheat, 246 w/ 2° subcooling Indoor supply temperature is 56 Replace air filter the homeowner already had on site. All equipment is in very good condition and ready for summer

2001 Yrane XB 2 ton original to the house system is running in fair to good condition considering the age. The furnace was serviced in October by Brandon with a replacement blower capacitor. Today's indoor services included a drain flush, cooling system run test with 55 supply temperature and minor safety inspection inside. The outdoor equipment is running in fair to good condition with the power supply perfectly on point at 34.9 and 3.9 spec'd at 35 + 4 +/- 6% Running refrigerant pressures are within temperature curve for a piston r22 coil with 83 outdoor and 71 indoor temperature The outdoor spiny fin condenser coil was matted over on all four sides and required a extra heavy duty water flush. Air filter is in acceptable condition and reinstalled. The thermostat is cooling properly with no concerns of the homeowner and batteries were replaced within a few months All equipment is clean safe and ready for summer

Disassemble Armstrong air package equipment as far as necessary to remove drain pan and replace. Install new drain trap and drain trap pipe. Shop-Vac and foaming no rinse chemical clean evaporator coil No refrigerant service required as originally estimated. Bill was adjusted from $978 to $675 Notes: The entire RTU system is installed sloping away from drain pan termination. Installing a new drain pan will not fix this issue.

Performed cooling maintenance on two Trane heat pumps Furnace filters are still good, especially the second floor one Checked furnaces for condensate leaks - No concerns Blowers are clean Drains are clear Reset filter reminder on downstairs thermostat Checked outdoor units Coils are clean Refrigerant charges are correct Capacitors are within tolerance, downstairs unit is at the bottom end of the specification but no need to replace it yet... we will see if there's any deviation next year. No damage to wiring, all connections are secure Adjusted the downstairs outdoor TXV sensing bulb tubing to keep it from rubbing the suction line and wearing thin to the point of a leak. No major concerns found on today's visit.

Performed cooling maintenance on a Daikin Fit heat pump and Trane XR air conditioner. Put drain treatment in the daikin indoor coil drain pan to prevent drain clogging up Modified float switch wiring to throw a fault code display on the stat vs make the stat go blank in the event of a drain backup Adjusted heat pump lockout settings to enable the heat pump to run down to 10⁰ in an effort to save electric consumption in the winter.
