2017 water furnace 5 series equipment is running in excellent condition and ready for the winter heating season Single pump non-pressurized variable speed flow center is programmed for 30% minimum and 40% maximum and currently flowing 9 GPM on high speed HP heating mode. Glycol antifreeze is confirmed at +18° Confirm operation of 10KW electric auxiliary heat strips with 39.9 amps at 240 volts Confirm K9 DHW relay operation and pump motor circulation in test mode Power flush condensate drain trap vinyl tubing and visually inspect condensate drain pump 20x25x5 air bear filter was replaced in April and still appears to be in like new condition AID computer scan confirms correct logging with E99 * 9 system resets and 0 logged trouble codes All equipment is clean safe and ready for heating mode

Diagnosed system low on refrigerant Got authorization to top off refrigerant and add leak sealant. System took 1.5lbs of refrigerant. Leak sealant may have a good chance of keeping the system running for a while longer. No guarantee on the leak actually stopping. We will email over a quote for a full system replacement.
Performed 5 system cooling maintenance Changed all filters. Westin provided (4) 20x20x2 filters for the large unit. The rest were supplied by the VFW. Smaller unit servicing the pool table area has NO provision for installing a filter. Considering age (9yrs) and never having a filter, the indoor coil is in OK condition. Checked refrigerant charge on the 3 split systems The old unit is not running ideal numbers but still cooling. If it fails to keep up, replacement will be necessary. Washed Condenser coils. Used duct mastic to seal as much of the outdoor portion ductwork for the big bar area unit. Got in the attic to survey the ductwork for that system There appears to be abandoned ductwork for an entire system that no longer exists and the heat runs and returns have been tied into the big unit's ductwork. Solving the duct deficiencies will be a massive undertaking. Discussed adding two 24k btu mini split systems to the bar area to supplement the cooling on hot/busy days. Dan want
Job is complete at this time. Incoming propane pressures was low at 10.5 furnace calls for 11"h20. I informed the homeowner to have propane company increase it. Everything is running good at this time

Went over options for helping the ducted AC system Proposed adding dampers to the lower level heat runs and adding 3 more heat runs to the upper area Requested quote for new mini split, ok with two single zone units Currently is 18,000 with two 12,000 indoors.
Upon arrival, system was in cooling mode but set high enough that it would not attempt to run. Little spot of water in the attic upon first inspection. Could not find anything around the perimeter of the indoor coil that looked like water spots. Turned on AC to test run operation and see if any leaks were visible. Inspection around attic portion showed no external leaks. Inspected drain line termination at outside near condenser unit and there was no condensation dripping. Suspected drain line to be clogged. Used gallow gun to blow through drain line. Slight pressure build up at first, followed by an audible popping noise, and then water started to flow out of the drain. Initial water was chunky and murky, and gradually got cleaner. Inspected attic portion again and found no leaks. System is properly draining and ready for operation.

2009 carrier 13 seer 2.5 ton r410a equipment is running in very good condition after maintenance cleaning and cooling system service perform today Taking into consideration the homeowners concerns of long run times to achieve the temperature in summer the evaporator coil was visually inspected, the drain trap was flushed & scrubbed, and maximum speed blower was confirmed. The air filter is acceptable and on schedule with homeowner. Evaporator coil inspection reveals light buildup that is not a concern today. Future coil cleanings can be performed but are not really necessary at this point The outdoor equipment inspection revealed heavy buildup on 25% Plus of the condenser coil creating high head pressures and hot liquid temperatures. Heavy-duty water flush of the condenser coil resolved all issues outside and the refrigerant pressures are perfectly within specs stated on the outdoor equipment. The 370 volt power supply is slightly low but still within specs at 38.1 / 5.0 All equipmen

Service warranty. Internal drain trap hose disconnected from drain pan nipple causing water to drain into furnace cabinet. No electronics were touched by water. Attempted to remove as much water as possible. Told Greg that it was pure water as he had a gate up to keepcthe cat away, and that there was still a bit left and it would dry up on its own.
