13 year old AC & Coil - 3 Year old Furnace System is not cooling well in the peak heat of the day and there is a vent in the primary bathers that is sweating. I check the duct work and the insulation around the vent boot in the attic. The boot is well insulated and the duct work Is in good condition. The system is not cooling well do to non condensable’s in the refrigerant circuit, this has compromised the compressor. The system has a C-33 evaporator coil that is completely rusted out. Someone had put in some sort of leak stop that has damaged the compressor and causing pressures to rapidly fluctuate. Due to the age, condition, and refrigerant type, I recommended updating the cooling portion of the system. The homeowner agreed and I scheduled for our install supervisor to come out this afternoon to go over options. Thank you for choosing T.E. Certified, have a great day!

Performed diagnostic on 2016 carrier system. Capacitor is a complete failure on compressor side. Installed a test capacitor to make your system cooling and it is. Nest thermostat is not charging. It is not holding on the wall. Even if this thermostat charges, it will not be a suitable thermostat moving forward. Will quote price to replace this thermostat. Can do a basic or an ecobee today. Nest will have to be ordered and installed at a later date. I tested today by tying red green and yellow together. Thermostat was not addressed today. Dual capacitor for main level system installed and system is cooling.

Ryan G requested camera inspection to locate problem areas of drain under basement slab. Inspected sewer main from basement closet flange. Located two areas of pipe failure in the line and traced the pipe across the basement floor to the utility room where the second trouble spot is located. Traced and marked the pipe location and direction with tape on the floor. Informed Ryan G of findings. Ryan G will contact customer to schedule follow up appointment for further repairs.

Performed 1 system cooling diagnostics on the mainfloor AC system. I found the unit tripped on high pressure lockout. Customer advised me that he had just bought the home and sellers hvac system had added 3 pounds of refrigerant and replaced the contactor and capacitor on the outside unit. I reset the system and ran it in AC mode. I found that the condenser fan motor is randomly overheating and causing the system to trip on high pressure lockout. I also found that the furnace is a 70% and is over 30 years old; furnace is not safe to operate and is a potential fire and carbon monoxide hazard. The AC system is 20 years old and in poor condition. The homeowner has setup a time with an install supervisor to get an estimate to replace the mainfloor hvac system.

Today we came out for second level not cooling 2005 Payne two ton split. Client has home warranty and couldn’t come out for a few days. Cycled equipment in cool mode checked operations found condenser fan motor not running but compressor was due to failed duel motor starter on fan side. Condenser fan motor has been damaged and could fail at anytime. System uses obsolete r22 refrigerant that is no longer available and compressor is over amping. Gave customer options and they would like to do the bare minimal with no warranty. Installed new duel motor starter and left lol equipment operational.
