Installed new 50 gallon gas water heater with necessary code upgrades. Turned water on and purged system of air with homeowner. Tested all work for proper operations and leaks.
The customer had an active water leak on a water pipe, going to the shower valve in an upstairs hall bathroom. before determining the leak, I was able to find that the customer had high water pressure in their home, and was missing a thermal expansion tank on the water heater. I discussed with the customer the benefits of stream labs, and they chose to have one installed as well. I replaced a half inch waterline going up to the cold side of the shower valve, I installed a new pressure reducing valve, a new main water shut off to the home, and added a thermal expansion tank to the water heater. property medic water restoration was referred due to the structural damage and water damage in the home.
Troubleshoot electrical issue. ISSUE: ac unit causing intermittent buzzing at panel LOCATION: main floor/ downstairs ac unit FINDINGS: the buzzing would occur approximately every 45 seconds to a minute. Upon inspecting the unit, it would cut off for a split second and turn back on. I tested voltage at the panel and got proper readings. I tested voltage at the disconnect and the ac unit and got proper readings. I bypassed the disconnect to see if it was the cause of the shutting off, but unit still would turn off then back on. Upon inspecting the connections inside the ac unit, I noticed a wire on the capacitor charred and disconnected. RESOLUTION: I left estimates to replace disconnects and whips due to age and romex being ran in the whip. The issue of shutting off and coming back on is related to the capacitor so the customer scheduled hvac service to repair.
Board new waterline 85 foot to garage back right corner connected back into main waterline. All work was tested in document with pictures.
No cool due to a bad fuse. Last company took fuses and never got back. I put two new fuses (at disconnect box) and system works, but fan motor not spinning. Dual capacitor was reading low (30 and .86 on a 35/5 microfarad). Also, replaced dual capacitor. System works after that and is running and cooling the house as best as it can do. Contactor is making humming noise. System is 19 years old and on its last legs. Fan motor is very rusted and so the evaporator coil. Pressures are in ok shape, but rusted evaporator coil can lead to leaks. Also, system uses r22 (Freon) to cool the house. Due to the age and conditions of the system, Highly recommend to upgrade the AC system (furnace is newer -2021) and bring warranty, savings and efficiency back to the house. Set a lead to quote replacement for the AC only, for today. We should credit the money spent today (312,00) , if customer upgrade the ac system with us.
Full system changeout for main floor and new plenums upstairs
The issues addressed today were the water closet in the main floor powder room and the service valve for the water closet in the upstairs guest bathroom. Gave options for replacements and repairs. Customer decided what options worked best for them. I made all repairs and pressurized the system. Checked and verified repairs were operating properly.
Customer called out for a condensate drain pipe that is clogged. There is a severe stoppage in this 3 inch drain line that has caused water to pack up over the entire basement floor. I Will have to access the drain line and snake drain to remove stoppage and restore proper drainage to the drain line. I was successfully able to remove stoppage in the drain line. Everything is draining properly. I connected a hose and placed it into the condensate drain line and let the water run for several minutes to ensure everything is properly draining and flushed out. I did retrieve two three-quarter PVC Tee fittings from the drain line. Everything is draining properly at this time. I also provided the customer with our ENDURE drain maintenance product. Customer is very satisfied. We also scheduled a camera inspection for Monday between 8 AM and 10 AM.
Replaced failed thermal expansion tank and failed PRV. Reset electric water heat and tested thoroughly taking voltage measurements and amp draw while heating with all measurements being in range.
1 in Upstairs bedroom, 4 in garage hall, 3 in basement
Client had reservations about refrigerant charge ….open ceiling concept for single system ….thermostat is downstairs not upstairs, if blinds are open on windows this could cause some stratification recorded temp differences in the home to with thermometer....very good possibility these VARIABLES would be contributing to any system inefficiency based off my diagnosis today ….no attic insulation for 4 ton unit in attic closet upstairs …verified indoor and outdoor capacitors are in range to which they are …* no flood protection on drainage for * HVAC PVC ran into * PLUMBING stack ….home was holding at 73 degrees before verifying system operations ….client opted to add flood protection on system in attic * installed and verified system operations after immediate repair …thank you for choosing TE certified ..
