Basement system blowing fuses. Found failing thermostat and indoor and outdoor contactor. I tested the fan motor, blower motor and compressor. I tested the capacitor on the outdoor unit. I Tested the new thermostat and made sure that it was turning the strip heat on and off and turning the outdoor unit on and off properly. The system was operating at the end of service call.
Checked filter and all operations. Noticed dirty blower wheel. 10 minutes of run time in heat and blower motor failed. Furnace limits and system turns off. Mingledorffs is closed at this time. Calling Monday to check on motor. Offered home care and IAQ.
For this job I dug up at the meter to find a leak, I found that the male adaptor was leaking. I removed failed section and installed new pvc fittings to make connections. I tested and left section of yard as close as originally found.
For this job I dug up where water was puddling out of the ground in front of the drive way. I found that water was coming from a shark bite fitting that had cracked. Fitting was used to transition from pvc to black polly piping. I replaced the section and used proper fittings to make the new connection. I tested and back fill the dug up area.
Estimate is to replace main level HVAC system, new plenums, media filter, fix flue and permit all work with Milton.
Today I inspected the customer’s bathroom faucet and found both hot and cold handles difficult to operate and not shutting off properly. Upon disassembly, I found worn internal stem assemblies, as well as deteriorated seats and springs inside the valve bodies. These components are responsible for sealing the faucet and controlling water flow, when worn, they cause dripping, stiffness and inconsistent performance. I removed the old stems and extracted all worn seats and springs. I installed new Delta RP25513 stem assemblies along With new Delta RP 4993 rubber seats and stainless steel springs on both sides. I cleaned the inside of each valve body, reassembled the faucet, and tested operation. The faucet is not shutting off properly, handles, turn smoothly, and there are no visible leaks at this time
Started work on repiping of ice maker line and condensate drain for ice maker. I am returning Monday to continue work.
Replace both main panels, install arc fault/GFCI dual function breakers to all 120 amp circuits, install whole home surge protectors on both main panels. Install Tesla circuit, breaker, and customer supplied Tesla charger as a courtesy.
For this job I replaced an outside hose bib that was leaking, I installed new hose bib and anchored to the brick wall. I tested and left work area clean
Located gas leak at the pool heater and replaced a 1” steel nipple. Painted all above ground piping to prevent rust. Diagnosed a failed shower cartridge and replaced it with an OEM Kohler part. Installed a hub drain in the basement to serve an ice machine and bottle filler on the floor above. Installed two Grundfos recirculation tees. On is in the left sink of the master bathroom and the other is on the kitchen sink. I checked the valve inside of both units and made sure the settings were correct.
Run new wire from switch box to outlet
Customer called us out for a clogged toilet in the master bathroom. On arrival the shower was also holding water, I ran the sink for 2nminutes with no change in water level in the toilet or tub. I recommended using a closet auger on the toilet and clearing the tub drain. Customer agreed. I ran the closet auger down the toilet and cleared it. When I removed the stopper for the tub it drained quickly with no signs of hair or other gunk. Stopper was not operating properly. I removed the charge for clearing the tub. I tested toilet throughly and cleaned it up.
