The homeowner had a leak coming from the garage ceiling. After cutting the sheet rock, I discovered the leak originated from the flange of the toilet above. The previous plumbing company installed the flange and broke the 4 inch pipe, which caused it to leak down to the garage ceiling. I then pulled the toilet, cut out the old section of pipe and flange, and installed a new offset flange. I reinstalled the toilet, tested the system, and checked for leaks.
Client has an issue with the toilet not functioning correctly. Inspected the toilet and found that the fill valve fills the tank slowly and the chain for the flapper had broken off. Told the client that those are the cause of the functionality of the toilet to not work properly. Replace flapper with new chain and fill valve. Checked water pressure to the building and is sitting at 110psi which exceeds code compliance 40-80psi. Left quotes to replace the PRV and client would also like estimate to relocate one the pedestal sink and install a new one as well.
