Inspection 2005 - 21 year old Goodman gas furnace, 2021 Goodman AC & Coil. System is having intermittent heating issue due to its age. The system has long surpassed its life expectancy and components are starting to fail. The HSI, hot surface igniter is weak and chalky, the gas valve gets stuck sometimes and this causes the furnace to not ignite and then the blower runs for a while. The blower motor is over amping and seeping oil at the main seal. The blower wheel is impacted with debris, reducing airflow through the home and across the heat exchanger. The heat exchanger is compromised with rust and metal fatigue on hot spots. The inducer motor is over amping, weak, and the bearings are worn. The flame rectifier is weak and original. There are connections and safety switches that are corroded and water damaged from previous issues. 2 system homecare mainfloor/basement: Basement: refrigerant pressures very low due to refrigerant leak (r22). Strip heat and air handler are full of dust and dirt. The capacitors for the blower motor are not secured. No repair options due to the unit running on r22: obsolete refrigerant. Customer did get an estimate for replacement. Tech unhooked power of inside the air handler with the homeowners permission; when the strip heat runs it emits a burning dust smell throughout the home. Mainfloor system: I flushed the drain lines and added a clean out T. I added clean out tablets and enzymes. I checked refrigerant pressures. I found the the breaker for the strip heat is oversized and the strip heat is undersized (4.8 kw). With the homeowners permission I replaced the strip heat with a 7.5 kw; and checked amps on it (good). An electrician is scheduled to come out to replace the breaker for the air handler; tech didn’t have Polaris lugs and count not get the breaker out of the panel. Th

Upon arrival, customer notified me that the breaker controlling the HVAC system is currently off. The HVAC system is currently not operating at the moment. Customer notified me that power went off on the home approximately two days ago and then it came back on after it went off. Customer had an HVAC technician come out to take a look at the unit. He stated that everything looked good on their side. They tried to turn the breaker back on, and it instantly turns back off or trips. We will be conducting a diagnosis to determine why this is tripping and provide the customer solution to their issue. We conducted a continuity test on the AC 10 gauge wire and determined that there is no continuity between any of the leads. We tested the breaker without any leads on the breaker attached and getting proper voltage of 240 V going across each shot and 120 V going from hot to ground. Re work main waterline coming into home so there is an easy to access shutoff valve. A new PRV will be installed as well. The new PRV was set to 60 psi and everything was checked for leaks. All lines were cleared of air and everything functions properly.

Installed new 50 gallon electric water heater in laundry room. Modified water lines and relief line to accomodate the new heater. New unit was installed in a drip pan with new isolating water shutoff valve and thermal expansion tank. Expansion tank pressurized to 70 psi and water heater set to 125°F per manufacturer recommendation. Tested for leaks and proper function of the unit.

The customer has already purchased the ceiling fan, which also includes a remote, and the customer would like to have the remote operate the ceiling fan. The work we will be doing we will come with a lifetime workmanship warranty. We will not warrantee the fixture itself because we are not providing the fixture.
