Inspect Home without Power for Over 1 Year in Preparation of Power Company Meter Restoration. Inspection does not cover problems discovered after power is restored to the home. (additional Permit fee required). FINDINGS: home is safe to restore power. left several recommendations that will improve the safety of the home and bring it up to code. key electrical components are original to when the house was built, 40 years ago.
Replaced post light bulb and post light photocell

System is making loud noise due to a defective blower motor. Blower motor damaged the blower wheel. No form of water safeties on system. Evaporator coil is rusted out. Gas sediment trap isn’t up to code. Dual capacitor is not in manufacture specs. R22 pressures are very low. Recommend replacing system due to age and system being r22. Based on our findings today, it might be time to think about getting a brand new system.
Checked system for no cooling and found that the condenser fan motor and capacitor were bad while checking for the issue Found the condensate line in the attic isn’t secured properly and needs to be fixed. Also found blower needs to be cleaned and recommend uv light to help Keep the inside of the system and air cleaner. Recommend homecare service to make sure the systems are maintained properly.
Changed out garbage disposal
Performed 1 system diagnostic for zoned unit that services the master and bonus room. Found evap coil frozen. Standing pressure for R22 system extremely low nd when removing and putting on gauges not refrigerant found only air. Dirty blower wheel, rusted evap coil, failed dual capacitor, and pitted contactor as well. Unit is zoned and located in the garage closet. Burners show evidence of multiple occurrence of freezing and thawing and rust in the burner cabinets. Unit is left on fan only for air circulation system is non operational at this time. Based on our findings today, it might be time to think about getting a brand new system.
Perform lighting inspection and Megohmmeter test for lightning strike. Completed retrofit of fluorescent fixtures with bad ballast. Due to the circuits thar failed the Meg test. It is recommended that a re device be done. This will tell us if it’s just the devices that were affected or if the wiring insulation has been compromised. Service wire also had to be replaced being that the strike affected the panel and went to the main where the ac is connected. Whole home surge protection has been installed to help prevent this type of issue.

HVAC inspection for client with two 9yr old heat pump systems. Client made an appointment today to get hvac inspected because she is selling her house and therefore not interested in a home care plan. 20x22x1 filters recently changed and clean. Both blower motor capacitors failed and out of manufacture specifications, therefore causing blower motor to work harder. Both evaporator coils dirty and have biological growth. Ducts dirty, recommend duct cleaning for both systems. Both blower wheels clean. No flood protection in the units in the attic. Systems produce lots of water and water leaves the house through the small pvc pipe attached to the system. Overtime these pipes get clogged with dust, dirt, and biological growth and flood protection prevents water from damaging the house in the event the pipes get clogged. Both condensing units outside have failed capacitors, causing the outdoor fan and compressor to work harder.
Replaced evaporator coil inside of air handler in the attic, pulled vacuum tested for any leaks and found no other issues at this time charge system with additional refrigerant and everything is working as it should at this time.
Retrofit lights in the garage-2. Retrofit lights in the laundry room. Repair wire damaged by lightning strike. Replace panel and perform Meg test. Meg test and lightning inspection will be billed on a separate invoice for the insurance company. Under cabinet lights given extra discount because we are not supplying the bulbs. Discount for lighting repair ($379) given for issues with the drywall. Meter replacement, Service wire, ground and smokes to be done on return trip Monday and Tuesday.
