Excellent Service

Had another company come buy earlier recommended a NEW FURNACE. Not able to do a repair, had me contact sales. Still charged $89. Immediately contacted other companies to verify. Compressor plug was unplugged / dislodged from unit upon my inspection of indoor and outdoor unit before my diagnostic procedures were done for MAIN LEVEL SYSTEM*… * defective capacitor and diagnosed bad / locked compressor….breaker for outdoor unit would trip when compressor would energize for AC after using capacitor for additional troubleshooting purposes * …..outdoor fan would operate with compressor eliminated from circuit …add compressor into circuit ..breaker would trip …system is 20 year old based of manufacturer nameplate on system * wires are charred as well on compressor wires and common wire of contactor ..and were loose on capacitor terminals ..compressor ohms were very low as a indicator.. * ANOTHER COMPANY WAS OUT PRIOR TO US, WHICH EXPLAINS COMPRESSOR BEING UNPLUGGED of course after talking to landlord via service titan about my findings today and listed / gave options in regards to diagnosis…client doesn’t want to do the expensive repair on unit due to age after

Upon arrival, I was met with the residence of the home and spoke to the customer over the phone. After some communication I was able to identify the area of the home that was not functioning properly according to the customer. They showed me multiple outlets that were not working as well as lights. I explained to the customer that sometimes these diagnostics can be lengthy, but typically they can be done quickly. After their customer agreed to diagnostic that May not be waived, he agreed to proceed with the work. After about five minutes, I was able to locate a receptacle that was working if moved in the proper way, and I found that it was sparking when jostled. I called the customer back and changed the invoice to a receptacle replacement which lowered the cost. Upon an agreeing to fix the receptacle, I went to turn the power off to the circuit and found that there is exposed number eight Romex wire ran loosely along the bottom wall. No cool for basement system is garage * R 22 system dated for 1986 carrier..furnace was just installed recently after asking questions with mother and daughter ..2024 Run Tru furnace …no flood protection on drain line on indoor coil above electrical components ….water was in drip pan as well upon arrival ..vacuumed water and tested out system pressures .tested out drip on flood protection which it works … * R22 evaporator / indoor coil looks to be punctured …company who replaced furnace..supported duct work with straps ran into the side of coil with screws puncturing indoor coil which in turn will CAUSE LEAKS or crack pan if not careful , when they replaced furnace …and I saw water form in bottom of return plenum … and will cause indoor coil to * FREEZE * especially on a older coil … ( see photos ) …Ductboard plenum wrapped in insulation with with gray tape , tried verify if coil pan was cracked with inspection camera and could find any evidence …system has high sub cooling in the

Performed 1 system cooling diagnostics on zoned lennox electric hvac system: I found that the unit was frozen upon arrival. House has sustained water damage. I will provide flood protection options to the homeowner. We have previously provided flood protection options. I found that the upstairs damper motor has failed and would not open. I will email estimates to replace both damper motors and to add updated flood protection to the hvac system. I advised the tenant that the system is frozen and to leave the system off at both thermostats to allow the unit to defrost for 24 hours; unit is experiencing issues. We will need to return once the unit has defrosted and replace the damper motors and perform further diagnostics (after the unit has defrosted). I emailed band aid/flood protection option to the homeowner. Further diagnostics is needed once system has been defrosted and zoning has been repaired; additional repair estimates may follow. Homeowner approved 98 diagnostics fee over the

Float switch is defective, condenser coil is dirty, dual capacitor is completely dead, and condenser fan motor over heated. Replaced dual capacitor, cleaned condenser coil, and replaced float switch with wet switch. Condenser fan turned back on after cooling it down with water. Recommend replacing the condenser fan motor if it doesn’t start up again.

SERVICE CALL: upon arrival homeowner stated the hvac system is not Working at all. After complete troubleshooting I found system is in poor maintenance conditions furnace is amana Goodman 3 ton drive is 17 years old blower wheel highly impacted check evaporator coil is Completely rusted out performed courtesy leak search and coil is leaking Test outdoor condenser unit r 22 refrigerant type which is already phased out by epa system is completely empty contactor making loud noise Capacitor is out of spec from manufacture. System already past life expectancy from manufacture which is 10 to 12 years DUE TO AGED AND CONDITIONS I RECOMMEND TO UPGRADE COMPLETE SYSTEM AND UPGRADE ALL ZONE CONTROLS.
