Home inspection for two furnaces today. Changed customer supplied air filter in crawlspace. Upstairs was clean and did not need replacement. Thermostats were found to be not working correctly. Customer approved replacement for both thermostats. Upstairs attic is spray foam with an 80% furnace. Spray foam is touching flue pipe And there is no ventilation into attic for furnace to operate safely. Crawlspace has an 80% horizontally mounted furnace as well and this furnace is venting into the chimney stack. This is not proper to code and also a potential hazard as it can bring carbon monoxide gas into home. Replacement of furnace to a 90% furnace with a new pvc flu with a concentric kit would be needed. Based on our findings today, it might be time to think about getting a brand new system.
No heat call for upstairs and main systems. Found both systems to have bad gas valves. Confirmed gas was coming into the gas valve but not out. Will need to order parts on Monday and return to install.
Replaced 50 gallon electric water heater. Installed 4 year extension anode rod to unit.
Gas valve is going bad, reset and tapped valve and started working during service checkout. Check the safety of its operation and it is working within parameters and not a safety hazard, but the furnace is very old and do recommend changing due to its age and cost of repair Based on our findings today, it might be time to think about getting a brand new system.
Perform one system diagnostic for no heat on main level unit. Found blown fuse, failed ECM blower motor, transformer, overheating, dirty filter, dirty blower wheel, dirty condenser coil, failed dual run capacitor, also found rusting in all burners in heat exchanger, possible holes forming, no TE flood protection. Due to age of system, nature of failures, and cost of repairs. Would recommend getting quote for new system. Also would recommend adding indoor air quality upgrades to unit. System is not operational at this time. Based on our findings today, it might be time to think about getting a brand new system.
