We were called out for the water heater humming loudly whenever water was ran on the hot side. Troubleshooting led me to find the master shower was backfeeding into the water heater, and the PRV had a flow issue. Replace the cartridge in the master shower and swapped out the PRV under warranty
Came out today to service system not cooling due to blank thermostat. upon arrival found breaker in the off position. Customer stated that he turned the breaker on and off, trying to get the thermostat back on and must have left it off. Performed full system evaluation found indoor blower with debris Inside of it, filter was dirty, the indoor coil is dirty. The ductwork is in poor condition, flue pipe is single wall pipe, not up to code and Delta T is 12.5. upon inspection of the outdoor system found the condenser coil, dirty, the capacitor is within range. The contactor is burnt and pitted. Refrigerant levels are low. Upon further inspection of the thermostat, it has an intermittent short with constant power, but it cuts on and off. Upon completion, customer declined all recommendations and I left system currently working to the best of its ability, but customer is aware of all failures that are present.
Leak has been ongoing for approximately six months, my recommendation is to cut open the sheet rock underneath examine what exactly is leaking and then address what exactly needs to be repaired. With the duration of the leak and the visible spotting of the sheet rock remediation may need to be involved.
Installed new 50 Gallon Gas Short Water Heater and PRV in garage. Replaced hose bibb behind water heater at same time.

Tech completed full system inspection. Tech the existing hvac equipment wasn’t installed correctly. Safety ceiling switches weren’t install to help prevent ceiling damages. Safety ceiling switch not hvac code. PVC drain line wasn’t secured properly at evaporator coil. Ductwork at return plenum is caked with dirt. Refrigerant pressures are below systems function. Outdoor low voltage wiring wasn’t properly insulated well along with suction rap/armor flex to properly prevent water leaks and keep system efficient. I explain to homeowner about our system repair option vs system replacement option. Homeowner wants to review everything and get back with us when ready. Perform an electrical inspection for the house since the house suffered a surge of some kind
System is a 4 ton 2 zone on 1750 sqft. unit is too big for house. Currently there are no mechanical issues. Evap cool and drain pan are extremely dirty. Blower is also very dirty, outdoor coil is very clogged giving in accurate pressure readings. Filter has not been changed in a very long time (no date on it but by condition of it looks to be over a yr) Cleared drain line, but coil drain pan needs a cleaning! Subpar flood protection. Recommend ugrade.
Client has us out today because at their rental the front hose bib is constantly running and will not turn off. During my inspection and while I was in the crawl space I found that the clients furnace is leaking and causing water damage to the sub floor below the unit. I also found that the main water shut off for the house and shut off for the hose bib on the front of the home to both be leaking. I presented options and today we went with replacing the front (only) hose bib as well as replacing the main water shut off and shut off for the front hose bib. Work is complete and water is back on with no leaks except for the furnace leaking which client is aware and says she has an hvac tech she uses for stuff like this.
