On the main level clean up the wiring for the sub-panel for the garage and label it properly. Supply and install a Black USB-C device for the kitchen drawer, just beneath the coffee maker. We dropped the other heaters and discovered that the wires in all 3 heaters have been burnt up and a flex tech is scheduled to come out tomorrow morning to make the repair. We made sure that the breakers in the heater control panel are in the off position along with the 2 pole 100amp breaker in panel B that operates the control panel Supply and install GFCI protection for the following circuits -Panel B- Circuit # 8 jaccuzi tub -Sub Panel- Circuit # 12 floor outlets
Today I replaced the main electrical panel and installed whole home surge protection
Customers angle stop underneath hallway bathroom sink was leaking so we tightened the packing nut and it stopped. Customers main whole home shut off valve was an old style gate valve and we recommended it be replaced so we did just that.
No air flow to the basement. Only two supplies vents and one small return to cover the entire basement. Back room and bathroom has no registers at all. It’s a 2.0 tons ac and 60k btus furnace. Both supply vents are not blowing air (possible bent or not connected to the trunk line). Will need to cut Sheetrock to find out. Furnace is 34 years old and heat exchanger is super rusted and compromised. Also, blower wheel is impacted and dirty. Draft inducer motor is overamping and there is regular silicone sealing the draft inducer motor (should have any silicone or at least, fire proof supply one). Due to all the issues and air quality, the best option would be to upgrade the system, add a supply and return to the back room and a supply to the bathroom (basement). Set a lead for tomorrow after 3 pm for a free quote to upgrade the system and fix all issues. No drain pan under the systems , nd neither any type of flood protection installed. I was called out to Kristina and Russ’ house for a one time inspection because they are planning on selling the house. Kristina and Russ have lived here for about 16 years so we performed a thorough evaluation. During the evaluation we discovered the upstairs system needs its fools protection updated, the ac needs cleaned, the wheel needs cleaned, the ductwork is significantly undersized for the system or the system is oversized which needs to be verified, and the gas pressure is inadequate as there is an issue with the gas being supplied to the system that a plumber will need to verify, on the main system it is missing its flood pan and coil safety, the plenums are duct board and are dirty/have biological growth, the flue pipe is single wall which isn’t up to code, the ac needs cleaned, the ductwork is significantly undersized for the system or the system is oversized which needs to be verified, and the gas pressure is inadequate as there is an issue with the gas being supplied to the
Today we came out for main level not heating found breaker tripped in air handler. Reset breaker turned system on found smoke coming out of fan relay and blower module. Gave options client will reach out once she speaks to her father
there is a 0.02 gpm leak on the water system inside the home according to the Phyn water monitor. We turned all the hot water off to the home and the leak persisted, ruling out the hot water system and piping. We turned the water off at the main shutoff for a couple minutes, and when we turned the water back on the meters flow indicator spun and the the system re-pressurized which indicates a leak on the system. We checked all toilets and other common sources of leaks and found nothing. We are referring the customer to an outside leak detection company as per management, as this is a small leak, likely on the slab inside the home. We referred the customer to Bryan Hall
Barney called out to his home today because he was having an issue with his pantry light not working. He expressed to me how he tried to figure out the issue and he was getting 120V from neutral to ground. So today I performed a troubleshoot and could not replicate the issue. With that being said, it was my recommendation to redevice the room and remake all connections along the way. I also installed a dual function breaker to ensure this issue would not happen again.
tech arrived and found that the unit was operating properly. The tech then performed a visual inspection of the unit and found that there were no error codes on the furnace. The customer explained to the technician that the only thing that he’s done to the system was changing the filter. The technician looked at the previous filter that was in the system, and believes that the dirty filter was causing the unit to come off on high limit. The technician recommended further inspection of the units to ensure that there is nothing wrong with the unit. The customer denied further inspection. Upon customer request, the technician strapped up the vinyl tubing coming from the condensate pump into an interior drain. The technician also scheduled an install supervisor to come out to the home to quote stuck work renovations due to the customers request.
Arrived on site and customer had an active leak coming from the back patio into the sun room . I was able to locate the leak which was coming from the dishwasher, and not a specific waterline . Dishwasher had failed, and will need an appliance tech to further investigate. I have isolated the dishwasher at the quarter turn shut off. Water is back on to the house.
