Customer has a bellied sewer main that was observed by not only scoping through the main level powderroom toilet but also the clean out in the front yard. Brick driveway would need to be removed. Waiting on a quote from subcontractor for that.
Today I looked at the plumbing system. Both upstairs water closets are 49 years old and I recommended replacing. The Customer would like to purchase and have us install in the master bathroom. I fully rebuilt the water closet in the upstairs hallway bathroom and tested for proper function. Water heater is 4 years old and water pressure is 55psi. I recommended the expansion be strapped and left estimate to replace and install on a bracket. Thank You For Choosing TE Certified
Outdoor Coil cleaning • Full inspection of indoor and outdoor HVAC components • Washed and cleaned the outdoor condenser coil • System pressures and temperatures tested and rechecked • Adjusted refrigerant charge for correct operation ⸻ Observations: • Indoor Coil (2015): Visible rust present on copper tubing. Though no active leaks were found, the coil is approaching the end of its service life. • Furnace Heat Exchanger (2015): Rust present on the inside casing; metal fatigue noted. Internal inspection recommended before next heating season. • Outdoor Unit: Coil was heavily impacted with dirt. This caused elevated system pressures and reduced efficiency. The unit was thoroughly cleaned and refrigerant levels adjusted. System is now cooling properly within Lennox specifications.
New quad outlet to be added behind the kitchen counter inside the basement
No cool main floor. System off upon arrival. Turned system on. Condensate pump ran immediately and full of water. Outdoor unit started for a short period but turned off. Upon inspection found clogged and kinked drain line not allowing water to be removed from pump. Replaced drain line. Found dirty blower, high amp draw on condensing fan motor, and minimal flood protection.system also has cracked flue pipe. Quoted other repairs signed customer up for Homecare.

Customer had a toilet leaking from the base. I left options to replace or just pull and reset. They opted for replacement. After getting signatures I went and purchased a new toilet. Upon pulling the old toilet I noticed two things. Flange was too low, and water was holding inside the drain. I went into the crawlspace to inspect the plumbing. The line for the toilet was extremely back pitched. Due to the previous drain install for the master bathroom, the only solution is to repipe the drain line for the master bath room. Left estimates for that work. When I went to turn water back on to the home I noticed a wet spot in the yard. I let customer know about service leak and that the main valve and prv were in really back condition. Presented the option to fix and customer agreed. I will be sending estimates for a whole home water repipe and a new water service.
Replace 50 gallon gas water heater (10 year manufacturer warranty)
Replaced old water heater with new 10 year. Removed failed hosebib and replaced with new. Tested for leaks and lit water heater. Great cleanup. Customer happy.
