Homeowner has a flood in his basement. There is currently about 1” of standing water in the basement. The water is coming from the water heater. The water heaters are from 2007, it is a dual 50 gallon natural gas setup. Due to the standing water, new water heaters cannot be installed at this time. There is a gate valve to isolate the water heaters, however, the gate valve has failed and is not properly working. I cut out and removed sections of copper from both the hot and cold side and install new quarter turn ball valves with caps in the ends of them. I shut them off and turned the water on. I listened through the PRV and heard no more water moving, and I found no more leaks. The heaters must be condemned due to flooding out. Informed homeowner of this and left quotes for new water heaters. I found the water pressure to be 85 PSI, I informed the homeowner of this as well, and left a quote to replace the pressure regulator. I also left a quote for an automatic water shutoff valve to p
I came out today to troubleshoot lights and outlets not working, I discovered a tripped breaker for the basement lights, outdoor and basement storage room outlets and the sump pump all sharing the same circuit. The sump pump should be separated in order to avoid this becoming a persistent issue. I reset the breaker and checked the circuit, the sump pump is currently plugged into a separate circuit by the homeowner and all the lights and outlets for the basement and porch are currently working.
Provide and install a Panasonic whisper bathroom fan in the master bathroom near the air vent. Relocate the existing outlet to the sink location and repurpose the old outlet location for the fan switch.
For this job, I came out for a leaking hose bib that was not able to shut off. Went ahead replaced hose bib with new pipping and bib.
No cool cause not identified but condenser coil was heavily impacted by buildup and compressor sounded sluggish upon initial start up. Equipment lacks adequate flood protection and recommend iWave Air Ionization System.
Removed 50 gallon natural gas water heater and order to replace shower valve. Technician cut out a hole in order to gain access to valve and installed a new moen one handle shower valve with remodel plate. In addition technician pulled and reset basement toilet due to the toilet before being loose at the base. Installed new closet bolts, wax ring, and supply line. Lastly technician reinstalled gas water heater in addition strapped thermal expansion tank to a stud and added a water heater pan to make heater code compliant. After work was done technician then restored water back to the home, checked for leaks and found none.
Arrived for 2 Ruud systems with communication/inverter issues. Homeowner mentioned he recently opened condenser to wash the coils. After condensers were put back together is when fault codes started appearing. Inspected furnace electrical components, safety switches and thermostat. Inspected inverter driven condensers, checked refrigerant levels and fault history. No faults were stored in memory on inverter but thermostats had multiple faults, all said inverter fault communication failure. Started going through checkout procedures on thermostats and found settings went back to factory default. Programmed thermostat settings, tested system operation in cooling, heat, fan on and fan auto. Noticed the 3 ton system for second floor had a significant wobble. Recommended replacement of condenser fan blade. Will send fan blade replacement estimate once information from dealer is received.
Today I came out for 1 system Home Care. Furnace is located in the garage. I inspected all electrical components, checked gas pressures, static pressures, blower wheel, evaporator coil, heat exchanger, duct work, cleaned flame sensor, cleaned inducer draft tubing, changed the filter, and cleared drain lines. Blower wheel has dust and debris build up on fan blades. Both supply and return ducts have dust and debris all throughout. There is a humidifier on the system and there is just standing water in the humidifier pan. This is increasing the humidity in the house. There is biological growth forming on top of the evaporator. The filter is positioned diagonally and is allowing unfiltered air to pass through. For the condenser, I checked all electrical components, coils, and refrigerant pressures. Condenser coil are heavily impacted with dirt and debris. I noticed the dryer vent is heavily impacted with lint. After going over all my findings and options, Brooks has agreed to have Option
Install 2 way 4” clean out on main sewer line
Homeowner has a small drip coming from the exhaust for the tankless. The drip is on a 2” pressure 90°. I cut out and removed the failed 90°. Installed a new 2” pressure 90° and approximately 6” of 2” pressure PVC, with a pressure coupling. Connected to existing exhaust system. The exhaust has a significant bow to it, if another leak forms, at that point, it would be time to cut out and remove the bowed section of exhaust. I informed the homeowner of this issue. Water pressure in house is 55 PSI The water heater is a Navien NPE-240A2 that is 2 years old
Customer had seized and leaking disposal for pantry sink. Customer opted to have disposal removed. Removed disposal and install a new basket strainer, ptrap and extension. Replace shower handle that were missing parts and replaced water heater that was 16 plus years old. Performed a walkthrough with the customer of work that was completed.
For this job u came out for a leak in the ceiling directly below a tub with jets, after performing diagnostics the leak seems to be coming from the tub jets there is mold build up in the sub floor from a leak. The jets on the tub are cracked and when filled up can potentially cause a leak. Also recommend property medics come out and take a look at the mold build up.
