My home is very old and when the previous owners renovated they cut a lot of corners. Not only did TE fix the problem I called about but he found a few other things that could have potentially cause bad smells or future problems (pipes that weren’t sealed off, leaky pipes, etc.). Customer had multiple issues on the property, first issue was that the hot water kept mixing into the cold water at the kitchen sink. We found that there is no check valve for the kitchen faucet. The two out door hose bibs weren’t working, we went into the crawl space and found the water line was capped off to the hose bibs. We installed a new hose bib with a shut up valve next to the garage. The tankless hasn’t been serviced in 2 years and we preform a tankless service. The tankless also had a 2.5 expansion tank which we switched with a smaller expansion tank. Installed condensation pump and proper tmp line
Replaced the master bathroom tub drain and overflow combo because previous one was in bad condition and leaking.
Redeviced kitchen outlets, replaced outside gfi outlets with new bubble covers
HVAC leaking on whole home unit. Found system to be shut off with water on outside of emergency drain pan. Discovered impeded improperly pitched (runs flat on attic floor) drain line and damaged gasket on emergency drain pan drain line. Found system to have cracked heat exchanger, single wall flue pipe that’s taped. System had no flood protection and high amp draw on compressor with dirty ac and low refrigerant levels of r22. Customer getting quote on new equipment tomorrow morning. Informed customer of cracked heat exchanger advised not to use heat due to safety concerns and left thermostat in cooling position. Added drain line switch, cleaned drain and added wet switch along with siliconed emergency drain pan fitting at pan to prevent further leaks onto attic floor. Tested drain for proper draining and leaks. Drain working properly with no leaks at this time. Tested safety added they function properly.
2 System Inspection Completed full inspection on both the main level and upper level systems. Took temperature readings, checked, refrigerant pressures, inspected blower wheels, heat exchangers, coils, drain lines, and duct work. Took temperature readings at indoor equipment and checked gas pressure. The main level system Furnace is 16 years old and has normal wear and tear for its age. The gas is not up to code on both furnaces and there is no inline drain safety on the upper level system. The condensation pump for the main level was bad, the homeowner approved my estimate to replace it. Replaced the pump and ran new wire to tie in pump safety. The upper level blower motor is going bad and does not start up every time. The main level system is also short on return duct work, recommended adding a 10” return. Installed tankless water heater. Replaced main shut off valve and Pressure reducing valve. Ran new 3/4 gas line to the unit. Ran intake and exhaust vent outside. Replaced laundry faucet and replaced Cpvc shut off valves. Will come back to install ballard.

The homeowner's sewage pump was not functioning properly. I removed the pump and cleaned it, hoping to find any debris causing the issue. Upon inspection, I discovered that the float had gotten stuck because whoever installed it had positioned it too close to the wall of the pit. I readjusted the float, re-piped the drainage line connected to the pump, and replaced the check valve and ball valve combo. After completing the repairs, I tested the system for leaks and sealed the lid with silicone.
Customer called us out for a main drain stoppage. The bathroom in the rear of the building is backing up into the floor drain. I will attempt to remove stoppage by using the snake machine. I was successfully able to remove stoppage. Everything is draining and operating properly. I tested my work in the presence of the customer. Customer is very satisfied. We have a camera technician coming Monday 11 AM to 2 PM to perform a camera inspection.
Arrived on site for a 1 system home care. Mr. Massee stated the system has been struggling to cool properly and the upstairs has little air flow going into each room. The system was running when we arrived and the temperature was set for 69 degrees. We began our inspection starting at the outdoor unit. We checked all electrical components and those are all in the desired tolerance range. We checked refrigerant pressures and found them to be off. The condenser coils were extremely impacted with dirt, debris, and the inside had about a foot layer of leaves, dirt, and debris. Next we inspected the furnace and found the blower wheel impacted with dirt and debris. There is evidence of biological growth forming on the condensation pump tubing, outside of evaporator door, and along the pvc drain line. The unit is producing a lot of condensation due to improper sealing along evaporator door, improper size of duct work, along with rips and tears throughout duct work. The ducts start at the base
Replace water main from water meter to home, bring new water main up into garage wall. Run water main a pup wall and access ceiling to reconnect to existing water main in garage wall or ceiling
Replaced hose bib and shutoff for back of house. Tested for leaks and function. No issues.
Install new cat six run from master bedroom to kitchen and install access point. Customer provided.
