During our visit, the homeowner mentioned that there was an issue with the hall bathroom toilet. Upon arrival, the tenant showed me to the bathroom. I noticed the leak was coming from the bottom of the toilet tank. The fill valve gaskets failed causing water to drip down onto the floor. Also noticed that the shutoff valve was not working. Multiple estimates were provided and discussed with the homeowner. An estimate was approved and work began. A new Kohler Kingston toilet was installed in the hall bathroom. The old multi turn valve was replaced with a quarter turn. A new steel braided supply line was added as well. These repairs were tested for leaks and functionality after completion. Upon removing the old toilet, I noticed an offset toilet flange was installed. A flange spacer was installed on top of the flange. The customer is now aware of this. This estimate includes hand digging where the leak has been located beside the septic tank. Once the failed section has been exposed, it will be removed and replaced. The line will be tested before backfilling the area. Customer called us out for a whole home backup. Customer had a septic tank. I recommended running my tub gun through the closest drain which was the laundry room. Customer agreed. I ran the tub gun and then tested the drain for about 15 minutes with no signs of a blockage.
Upstairs - System Inspection Performed thorough inspection on upper level system, 12 year old Trane system. Looked over duct work, air flow, checked all components and electrical connections, performed safety inspection on heat exchanger, and adjusted manual dampers to increase air flow to primary bedroom suite. Observed that the high limit was burnt/discolored from over heating. Also observed several cracks and some rust/holes in the primary heat exchanger. The blower wheel and motor are impacted with debris. There is no wet switch or inline flood protection switch. The evaporator coil pan had biological growth building up on it, and the inducer motor is over amping. After going over the system current condition.

Customer called us out for a running toilet in hall bathroom and a gurgling toilet in the master bathroom toilet. I looked at the hall toilet first and the fill valve would not turn off even when lifted. I then ran water in the master bathroom and checked the clean out, it was over flowing. I recommended a minor repair on the hall toilet and running a cable machine through the outside clean out. Customer agreed. I removed the old fill valve, flapper and supply line in the hall toilet and replaced them with new ones. Cleaned up and tested throughly. I then ran a cable machine down the outside clean out successfully clearing the blockage and bringing back roots. I scheduled the customer to Hve a sewer supervisor visit on 12/15/2025 from 2-5pm.
Inspected for issue. Found that the cartridge in the shower valve was broken. Tested water pressure, pressure was high and expansion tank was failed. Replaced cartridge, Prv, and expansion tank. Replied as needed. Tested for leaks and function, all good. Added a whole home shut off valve at no additional charge. Thank you for choosing T.E. Certified.
