Homeowner had a leaking 50 gallon tank water heater in his basement mechanical room. Homeowner has purchased a Rinnai 199i to be installed. Water pressure was above 80 psi and the Pressure Reucimg Valve had failed. Shut water off and installed new watts prv and set pressure to 60 psi. Drained water heater and removed. Ran new pex water lines to the unit. Shut gas off and cut a section of 3/4 black iron and installed a tee for the tankless. Mounted tankless to the wall and secured. Ran copper water lines from the unit to the pex hot and cold lines. Installed hot and cold ball valves for the unit. Installed a mini expansion tank on the cold line for the tank. Ran CPVC for the condensate drain to the floor drain. Ran CPVC for the T and P relief valve to the floor drain. Installed a new gas ball valve and whip to the new gas sediment trap. During our visit, the customer mentioned they had a water heater that was leaking and wanted a quote to replace. Upon inspection, I noticed they had two water heaters. They were installed in a series and the left unit was leaking. I spoke with the customer about a few different solutions. Multiple estimates were provided and presented. An estimate was approved for replacing both water heaters. The 13 year old tanks were replacing with two new 50 gallon gas water heaters. Each water heater received an anode warranty extension kit. This increased the manufacturer warranty to a total of 10 years. A new grundfos Alpha recirculating pump was also installed. The customer downloads the Grundfos go app and I helped him setup the pump. The customer is aware that the water heater venting is not up to code. One of our hvac techs provided a quote to correct the venting. The customer is responsible for making the decision on proceeding with their quote or not. While installing the water heaters,
Arrived ed for no heat in lobby area. Inspected Carrier furnace electrical, gas components, filters and heat exchanger. Furnace was flashing fault code for high limit switch. Carrier furnace labeled #1 had a filter stuck in blower motor. Filter was very dirty and nothing to hold it in place which led to being pulled into blower motor. Also found a failed heat exchanger as seen in images from surrounding insulation burning to a cracked ring. Beginning section of single wall 4" flue pipe is installed upside down leaving air gaps around crimping for co to leak out. All flue vents for either furnace and water heater are single wall pipe and show rust through out flue. CO detector is picking co levels in utility closet possibly from flue condition/installation and failed heat exchanger or both. While in utility closet faint smell of natural gas was noticeable. Found gas line goin into water heater was leaking and recommended immediate repair. Inspected furnace #2 that showed no issues while
Arrived on site to perform troubleshoot for office circuit tripping breaker. The homeowner informed us that he had his home pressure washed recently. We inspected an outdoor outlet on this circuit and notice it had water. This outlet was not weather rated and was not sealed properly. We installed a new weather rated outdoor outlet with a new bubble cover. We sealed around the cover to ensure water cannot enter. We also went through and put a heat gun on both the office and den circuits. We tested all lights as well. The circuits are now operating as they should.

Service and repair on Honeywell standby generator
Trench new Watermain service from existing water meter to front of home at Watermain service penetration, install new pipe from meter through foundation wall and tying into existing plumbing system inside. Install courtesy valve box in front of existing meter, install new watts 25AUBPRV, Test new system repair foundation wall on both sides with hydraulic cement and tar filling, excavation holes and cleanup. Replaced type M copper water service with 1” black polyethylene. Installed new PRV in basement including whole home shutoff and shutoff by water meter in front yard. Installed meter box for shutoff by meter and returned landscape to grade and finish. Tested all work and checked pressure. Pressure is set at 65 psi.
For this job, I troubleshot outlets not working
Cut section of 3” abs where green tape is from kitchen in basement/garage to remove grease blockage. Install new 3” pvc and connections. Customer is aware if grease continues further, scope and price will change.
Customer was having an extreme pressure drop off anytime a fixture was opened. Replaced failed single chamber PRV with two new ones. One is a high pressure regulator and the other is a standard double chamber PRV Tested work and set pressure to 65 psi. Purged system of air. Performed a Homecare maintenance inspection on all 3 HVAC systems in the home (upstairs, main floor and basement). Tested heating, auxillary heating and zoning from the thermostats. Measured the electrical component readings and ductwork. Inspected the safety and cleanliness of the systems. Checked the 4” media filters and recommended ordering replacement Goodman/Amana brand 5” filters instead. Reported findings to the customer. Customer approved to separate the office from the master bedroom zone. Re-wired the zoning and ensured that the system functions properly. Reported results to the customer.
