Homeowner had leak coming through the garage ceiling below the master bathroom toilet. When flushed there was water leaking on the outside of the pipe below. The toilet was found to be leaking from the the tank to bowl. This was due to an improper repair previously done before they moved in April 2025. Once removed I found that the toilet showed signs of damage and homeowner was notified. I made necessary repairs with no warranty. I will credit half towards replacement of the toilet. Homeowner is aware that water pressure is high and water heater is of the age of recommended replacement. Sending options for replacement.
For this job I came out and replaced an old water heater, removed and replaced old one with new Rheem 50 gallon gas short water heater. Re worked and installed new single wall venting for the water heater, re worked gas, installed new gas caulk. Turned on water heater set at 120 degrees, bled all lines, also removed and replaced hose bib shut off valve as a courtesy. Tested and checked for leaks, conducted a super clean up.
Arrived on site to troubleshoot an upstairs air handler with biological growth. The home has 3 systems in total. An American standard gas furnace / 4 ton AC that controls the main floor, a Mitsubishi mini split that controls a sunroom/living area and upstairs has a 2/2.5ton heat American standard heat pump. Upstairs does indeed have some biological growth on the evaporator and near the supply plenum. This can be attributed to extremely dirty duct work that is severly undersized. It’s 400cfm short on the supply side and 200cfm short on the supply side. We found the in line drain switch was only wired to shut off the condenser and would continue to run with standing water in the pan. We also discovered the 20x25x5” filter when the cabinets only calls for a 20x20x5” filter. Also a majority of the drain is original and wasn’t replaced during system replacement. Installed Navien tankless water heater and Halo 5, 5 stage filtration system in garage up to code. Rebuilt master bathroom toilet along the installation of the recirc tee underneath the right side sink. And lastly replaced the PRV and set the pressure to 60psi. Tested and checked for leaks
Install two Ecobee thermostats for upstairs and main floor units. Verified both thermostats were running heat and AC.
Replaced sewage ejector pump, liberty 404 pump and cartridge in downstairs bathroom. Tested for leaks and function. No issues.
Customers, american standard type p shower and the master bathroom is slowly dripping from the shower head pressure on the house at forty p.S I. After acquiring cartridge and the customer accepted the qu, replaced front end of the cartridge by turning the water off to the home and disassembling the trim and handle off of the cartridge.And replacing. This is not completely take care of the dripping.It has continued to drip after installation just at a slower rate. I have contacted american standard through ferguson.And it is going to take at least a week in order to get the pressure balancing unit sent to the customer. This has been tentatively scheduled 42 weeks out, which would be december twenty second. The customer does know that they can call in early as soon as the part comes in.Which is being delivered at their home to schedule accordingly. Replaced two pendant lights and installed dimmer
The customer had a piece of half inch copper stubbed out with a saddle valve that was no longer working for the.Refrigerator waterline. Customer agreed to have a refrigerator shutoff box installed behind it. Performed work by turning off the water to the house and draining as much of the water as possible.And then cutting a roughly one foot by one foot hole in the sheetrock, to access the copper behind it cut out the stub out and installed a refrigerator shutoff box. Cleaned up after myself and then turned the water back on to the house and slowly primed everything out of the lines. As well, I ran several cups of water through the refrigerator afterwards.Testing for leaks and getting the debris and carbon out.
