Water inside return plenum. Evaporator coil extremely dirty inside and giving air restriction and contaminating the air in the house. Drain line is clogged. I was able to unclog drain line and cleaned evaporator coil. System had no filter. System is working with little high pressure and compressor has high amperage, due to being working with very dirty evaporator coil. Put a filter in the system (16/25/1) and told customer to replace it every three months. Signs of mold in the duct lines. Also vacuumed water inside the return plenum. Found a leak in the evaporator coil. System is 7 years old , working at this time, but not in good condition. Customer purchase the house one month ago and had to replace water heater. Best option , due to the condition of the system, would be to upgrade the system , and bring warranty, comfort and efficiency back to the house. And possible replace duct lines, as well. Installed a new 50 gallon, standard electric water heater, located in the garage. All code upgrades were performed. Water heater was filled, pressurized and all air bled from the plumbing system. Emergency electrical quick disconnect was also installed per code requirements. All work performed was checked for leaks and proper functionality. Walk through was completed, work area thoroughly cleaned up and payment was successfully collected. Condensation pump was also replaced as a courtesy to the customer, with new water heater installation. HVAC department is also in route to diagnose unit in garage. THANK YOU for trusting T.E. Cut out dry wall in order to install a brand new washer box in the laundry room located in downstairs basement. After mounting the washer box in place, we made our water line connections. After making our connections we turned the water back on to the house and check for any leaks . After completing our install we cleaned up the work area. We also let the customer know about the dated water heater in the laundry room , and will be sending recommendations for that as well.
Arrived on site and the customer stated the pressure to the house was over 90Psi per house inspection. We checked pressure to the house at the spigot in the backyard , and got a reading of over 90 psi . We went ahead and replaced the PRV located in the garage, and also replaced the failed spigot that runs outside of the garage as well. We tied the PRV back in using 3/4” pex, 3/4” shut off valve , and replaced the 1/2” water line feeding the replaced spigot with a 1/2” shut off valve as well. We put waterproof clear silicone around the hose bib outside and cleaned up our area after completing the work. New pressure was checked and set to 60 PSI.
