Upon arrival customer stated that she was not getting any heat in the middle level. This is a two zone system. Home has 3 levels there is one room downstairs that has one duct that comes off plenum and goes to it. Customer advised me she had ac unit replaced last year September 2024. The ac and coil is new, zone dampers are newer, zone board is new. The gas furnace is 28 years old. After inspection of system found a numerous amount of issues with the system. When the upstairs system is calling for heat, unit will run for about 5 minutes and cut off on high limit switch. Found that blower housing was not properly in the rack all the way, the right side was not slid in properly to rack and left side was. There is also a gap inside cabinet where the heat exchanger and blower cabinet meet causing excess heat to enter cabinet and activate switch as well. There are a lot of air leaks at the plenum where duct runs are not connected properly to the system and sealed. The filter was pulled into
System Not Heating - 22 year old Trane system System not heating due to multiple issues, all issues relate back to the system age. The heat exchanger is cracked and the high limit is burnt up. The main control board has failed and is not sending voltage to the gas valve. The system is also running the fan even with the thermostat turned off and fan set to auto. I turned the breaker off with the owners permission, the fan running was making it even colder in the home. The heat exchanger is a safety concern due to exhaust gas being able to escape from the cracks and enter the home through the vents. I went over the age, condition and cost of temporary repairs. I also went over the age of the AC, it is 19 years old and operating on R-22 refrigerant. R-22 refrigerant went through a Government Mandated Phaseout and is no longer available, nor are refrigerant related components. Installed new floodlight with photocell last week but light always stayed on due to shaded area. Installed smart cassetta timer with hub on customers phone and discounted/ demoed photocell.
No heat or cooling for the only system in the house. System was low on Freon and locked out on low pressure switch. Inspected evaporator coil, outside condenser using electronic leak detector but couldn’t find any leak. Added Freon (410a), to bring pressure back to normal and system worked properly, in heating and cooling. Tested system in heating and cooling mode and let it run until reach thermostat temperature, with no issues. Told customer that if it happens again, will need to do an isolated leak search, to determine where the leak is located.
Homeowner rescheduled to have OGT tech come back out. He has the warranty part.
Install new scone lights in bathrooms
For this job I re did the waste line going to the ejector pump underneath the sink, I also added a studor vent to help the pump breath better and allow for better drainage. Water was draining slow and pump would also not kick on. After adding the second studor vent the pump began to function properly. There’s a slight noise coming from the pump, left quotes to replace the pump if it begins to have issues.
Added 2 can lights in closet and replaced 2 receptacles
Homeowner stated two toilet make noises throughout the night. The fill valves for the Toto toilets have failed. Shut water off and drained toilet tank. Removed failed fill valve and installed new Toto brand fill valve with new supply lines. In the master we replaced the flapper and tested. Everything is working properly at this time.
