Arrived found unit leaking water due to clogged drain line causing water to overflow drain pan and leak into auxiliary drain pan. No in-line safety or wet switch. Also auxiliary drain pan smaller than air handler cabinet. Customer approved drain line clean. Flushed and treated drain line. Cleaned condensate pump. Both first floor and second floor unit drain into same condensate pump. Vacuumed water out of auxiliary drain pan. Cycled system on checked all electrical and amperage. Checked out outdoor unit. Found dirty condenser coil. Checked capacitor, contactor, and pressures. System no longer leaking water. Does have residual water that needs to dry out. The bare minimum basic repairs to get the system running today.

Upon arrival customer stated that unit for left side of house was not working properly and cooling home, stated that it struggles even when it was working. They heard a squealing noise come from outside went and checked and found that the outdoor condenser fan was not working. After inspection of 19 year old, r22 system, found that system had a failed compressor and condenser fan motor. Outdoor capacitor was bad contactor very pitted. Checked indoor air handler evaporator coil is very rusted and blower wheel is dirty. Advised customer that due to system age, unit being obsolete highly recommend replacement of system, customer does want to speak with install supervisor about updating the system. Called office to schedule. Customer wanted me to take a look at the other unit for left side of house that’s also 19 years old and r22 system, stated that it struggles as well when temperatures are hot outside. Did full evaluation of system, found that evaporator oil is very rusted, blower wheel

Client has us out today because she realized there was a ton of water damage below the kitchen sink. The bottom piece of wood used for the cabinet has completely fallen in due to the sudden and immediate damage from the tubular drain coming apart. There is also damage to the wooden floors around the cabinets due to the leak. Today we replaced a tail piece and basket strainer on the left side of the sink, tested work thoroughly with no leaks. Client is satisfied with work completed. Mitigation was contacted for the damage with the home owners approval

Performed camera inspection of main sewer line through exterior flowerbed cleanout. Drain immediately holding water. Unable to move camera past front yard cleanout due to broken drain at 6’ depth. Scheduled repairs for 4/3/25.

Knocking sound in wall. Cut open wall to find that PVC is touching wood. The sound is coming from the hot water forcing the plastic to stretch which is causing the knocking sound against the wood.
