Found inducer motor of downstairs furnace has failed and recommend replacement. Will return later this afternoon 1/22/26 to replace inducer motor
Didn’t look like there was any leaks in the boiler room. It’s possible that the pressure reducing valve on the potable water side has popped off several times. Need a plumber to come check the pressure to verify that the pressure reducing valve on the potable water into the house is not bad.
Check thermostat to verify on the MHK two that there’s no more faults. Replaced MHK two with prestige thermostat. Fixed.3/8 leak on air handler above guest bedroom. Charged system tested system. Text thermal imaging pictures of the guest bedroom bathroom and laundry room. As far as I could tell from the pictures that front wall is either not insulated or poorly insulated
Found drain trap slow - blew out drain and cycled to check operation. Everything came on normally. Cut back condensate pump drain tubing so it's not sitting so deep in the elbow going outside to help prevent freezing.
Found system boiler supply temperature sensor 35°F off the actual temperature of the boiler causing boiler to run long cycles. Replaced temperature sensor with customer provided universal replacement sensor and boiler immediately shut off on temperature. There is potential that on the coldest nights and all the radiators getting up to temperature that the expansion tank may be too small but it is currently functional and in good shape. Did not note any other issues on the boiler at this time. Recommend watching unit over the next couple of days to check that pop off has stopped leaking water.
Found system hot surface ignitor has failed causing system to lock out due to excessive retries to light the furnace. Recommend replacement of hot surface ignitor. Could not replace with universal replacement as none of the carried brands support this particular ignitor. Will order OEM replacement. Will call with as part comes in. Replace igniter started and tested no issues
Found system blower motor failed and should be replaced. Will return 1/21/26 to replace blower motor Not going to be replacing the blower motor she’s thinking about replacing the furnace as old as it is and the problems that it had
Found at 30° outside suction line was 68°. I think it should be well over 110° at 30° outside. Check pressure transducer to pressure on gauges pretty close within four psi transducer are good. I suspect a leak somewhere. I tried to force the Bosch into high and the Hertz stay at about 46. Must do a leak search on system to verify leak location. Searched evaporator coil for leak found nothing leak search heat pump. Found leak on true suction bracket. This is nothing that we can fix in the field that is welded onto the bracket that mounts to the shell of the heat pump. Added refrigerant to give heat suction line temperature was 110 should be fine until we can come back and replace that part. Also found a section of return duck that doesn’t have any tape on it. Which is sucking air in from the attic, not helping the situation when we return. We’ll go ahead and get that sealed up.
Found condensate pump running, but not pumping water. Impeller is bad. No charge on the diagnostic because Cameron just worked on this less than a month ago.
Found system locking out due to flame signal being too low - cleaned flame sensor and cycled system to check operation. Everything came back on normally again. No other recommended changes at this time.
Found system electric heat not coming on - checked low voltage wiring and found loose connection at W wire. Repaired connection and cycled to check operation. Everything cycles normally again.
Found cracks in fan blade that is causing unit to vibrate - recommend replacement of fan blade - will call with pricing and availability
Will quote to swap from communications to legacy wired system.
System bringing auxiliary heat on not maintaining above 63° Tested system performance without electric heat strips and found system operating within manufacturer's specifications. System runs at 25° temperature rise indicative of normal operation. Adjusted thermostat settings to prevent electric heat from coming on at a low temperature setpoint differential. Recommended trying system like this for a couple days if system cannot maintain temperatures without auxiliary heat call for service.
Checked operation of upstairs furnace and found working within manufacturer's specifications, performed heating tune up service on both gas furnace systems checking start up, operation, shutdown, safeties, performed full combustion analysis, cleaned all furnace components including burners, flame sensor, and drains. Everything looks and runs great!
