During the system check, the clients main concern about a broken head leaking water was found and resolved. Several other issues were found throughout the property during the check. The vast majority of the sprinkler heads at the property were either leaking significantly at the base of the stem and body, or did not retract after the zone was shut off. A total of 45 out of 53 sprinkler heads were flagged to be replaced. These issues were presented to the client, and approval was given to repair the single broken sprinkler head that was a major leak in the front yard. An estimate with the remaining repairs will be sent to the client with the invoice for the work that was completed during today’s visit. Zone 9- replaced one spray head with a 6 inch PRS 30 spray head.

During the system check multiple issues were found throughout the property. The master valve was seized up and needed to be replaced. A total of 11 pop up spray heads were flagged to be replaced. This was due to the heads either leaking from the base of the stem and body, not retracting after the zone was shut off or not being the correct type of sprinkler for the zone in which it was located. The controller was having electrical issues and it’s recommended to have it replaced. Zones 4-6 had no voltage at the controller, zones 9-14 had no ohms at the controller, zone 7&15 had ohms and voltage but did not operate when tested. Only zones 1-3 and 8 came on when tested. All of these issues were presented to the customer and approval was given to replace the master valve. An estimate with the remaining known repairs will be sent to the customer with the invoice for the work that was completed during today’s visit.

I came back to check on a valve that we might have worked on. We replaced the valve for zone 5 during our original visit. The valve in question today was the valve for zone 6, so this was not a warranty. The issue was the bleed screw on the valve was opened enough to let a very small amount of water out filling the valve box, but not opened enough for the valve to open. I tightened the bleed screw, and stopped the leak. I charged for the return visit due to this not being a warranty.

During the follow up visit, the issue that the client was concerned about in zone one was unrelated to the new spray head that was installed in the backyard. The flex line on two barbed elbows that were threaded into lateral PVC lines had come loose underground and were leaking on the right hand side of the house in zone one. The appropriate repairs were made for the two leaks, and an overall system check was completed. No other major issues were found throughout the property.

Over all system check. Zone one we fixed a leak in the flex pipe. Zone two we replaced 2 nozzles. Zone 5 had a valve that was leaking. We replaced the valve with a rain bird DVF100. Also the master valve was bad allowing water to flow through.

Customer was having issues with heads not popping up. After looking at the system the dca handles were slightly turned off allowing a small amount of water to come through. I only found 1 broken head, everything else seems to be functioning well.

Customer called us out for an irrigation inspection. The pressure is low and stated the pressure has been decreasing. When a zone turns on it drops into the 20s. However we checked the meter for flows Nan’s the meter reads 0.00000GPM but you can hear the water moving through the meter. The city is going to check the meter. Will send quote for pressure regulator and additional work. Only wants to cap a old bubbler that was broken at this time.

Customer called us out because the conduit outside under the controller was hit by a weed wacker, customer was concerned wires were damaged. Wires ohmed normally and did not appear damaged. Removed wires, Replaced section of conduit, rewired controller. Also found 1 head that was too short and a nozzle in place of a tree bubbler, replaced head with a 6in head and nozzle with bubbler. The rest of the system looked good, nothing broken, but the grass was very tall so it was difficult to see if any coverage issues exist, recommended customer cut grass a little shorter, recommended real green. Adjusted water times. No other issues found

During the system check, minimal issues were found throughout the property. One pop-up spray head next to the AC unit was flagged to be replaced as it was damaged and spraying directly up in the air. Regarding the clients interest in installing a drip zone for the flowerbeds, an estimate was presented that Included the insulation of a new drip valve, approximately 280 feet of drip line, and approximately 100 feet of new PVC pipe. An estimate for both the drip irrigation installation, and the other repairs found during the system check were emailed to the client. Approval was given to complete the system check at the time of the visit. See the attached photos for references.

Customer called us out for a system check. We found 1 rotor, 1 head and 1 MP nozzle. We also found 1 leak in the tree. While looking for the leak in the tree we discovered it was inside the tree root and needed to look for the pipe in a different area, we need to locate the valve to determine the direction of flow and more investigation/labor. We found the valve and direction of flow and capped the line. All repairs were made and checked. No additional repairs at this time.

During the system check, multiple issues were found throughout the property. A total of 13 rotors in the front yard, side yards, and backyard were flagged to be replaced. The rotors were leaking at the base of the stem and body, or were damaged and should be replaced. A total of six pop-up sprayheads were flagged to be replaced, as they were leaking at the base of the body, or were in an area that impeded the water spray, and needed to be relocated in order to ensure proper coverage. Two areas for the drip irrigation in zone 11 were leaking and need to be repaired. The client had questions about replacing the controller with a smart controller, so included in the estimate was the installation of a Rachio 16 zone controller. The issues listed above were presented to the client, and approval was given to complete the systems check, but no more.

During the system check, minimal issues were found throughout the property. A total of five spray heads were flagged to be replaced. Two existing spray heads needed new nozzles, because they were not the appropriate size or shape for the location of the sprinkler head. The client scheduled the service call to address issues they were having with the drip irrigation in the backyard. A plan was put together to install new drip irrigation for the garden beds. An estimate to complete the drip irrigation, as well as the repairs throughout the property was presented to the client. Approval was given to complete all of the repairs, and to install the new drip irrigation. All work was completed at the time of the visit.

Customer called because zone one not working, she replaced parts on valve 2 thinking it was valve 1. After locating valve one it would not open manually when twisting the solenoid, replaced valve. We then ran zone one and found 1 broken head, replaced. Also found 3 leaking rotors in the back yard, replaced those. Replaced several MPs and spray nozzles to match the zones they are in. Capped 3 heads on right side of house. Straightened one head in back yard. While doing final walk through I broke a head, replaced no charge. The DCA here is old and the handles are stiff and bend when using tools to open and close. Sent customer an estimate to replace that in the future .
