They recently observed the baseboard swelling dramatically and pulling away from the wall and bubbling paint. The source of the moisture was not apparent, they removed the baseboard and some drywall and uncovered some dark mold in the bottom of the wall. At that point they stopped, reached out for help and called us in to inspect and advise.

The tenants opened the door before the tub was empty and flooded the floor and into the crawl space below. That was months ago, now the home is for sale and we are here inspecting for mold.
