Appraisers are terrible mold experts but in this case and appraiser notice some visible mold reported it to the mortgage company and the mortgage company hired us to investigate and report on the mold. The realtor that met me at the property wanted me to limit my inspection to the little bit of mold that the appraiser observed and reported.
