Returned to diagnose issue with hot water system. Client stated since prior repairs have been performed on system the amount of time it takes to reach plumbing fixtures is way too long. Evaluation of water heater and recirculating system installation found check valve was not installed on water heaters recirculating line at no charge installed this check valve and purged air from return system allowing full circulation of water to each fixture client immediately noticed the difference at kitchen faucet when repairs were completed. Well tank is leaking and needs replaced. Customers wanted to compare numbers with other contractors.
Nalyna had us due to interchanging water pressure. It would be fine one day and low another day. Upon inspection we found that the thermal expansion tank had burst. This is usually a sign of spikes of high water pressure. They had a PRV that had broken. When I tested pressure I got a reading of 82-90 PSI. The PRV most likely broke first which caused fluctuation in water pressure along with popping the bladder of the expansion tank which also caused pressure issues. We installed a new PRV with a built in gauge along with a new expansion tank.
While turning off the shower, the shower valve handle and cartridge snapped off. This will not allow the water to turn off. Looking it over, I may be able to just replace the cartridge however, that may result in replacing the valve. Replacing the valve will require me to cut a hole into the drywall behind the tub to access the piping. Spartan is not responsible for drywall repair. Finish is oil rubbed bronze. Orb. Water pressure is 80 psi. Basement toilet is not flushing properly. This is due to a failed sewage ejector pump. Recommend replacement. Client is checking with home warranty.
