Water Heater Raptor

Extremely expensive. $570 to install a small part and adjust some piping. That’s the prices of a new unit. The tech was nice enough but I felt like he was trying to sell me a new unit or tankless system

Mr showman Contacted Spartan Plumbing Regarding gas leak in around mechanical room with tester identified source of gas leak from 50 gallon gas water heater 2007 unit. Also noticed water around base of water heater and you can hear dripping to the plastic lining in crawlspace below mechanical room. Existing water cannot be repaired and will need replaced. Water pressure was tested at 60 psi at time of service. Main water shut off is multi turn and is in crawl space. Client would like to move forward with a 40 gallon gas water heater with 10 year parts and labor worry free warranty client paid in full via credit card today and is expecting Andrew to return December 8 between 8 and 9 AM scope of work should take about four hours.

After speaking with the Montoya’s and looking into their immediate issue. We decided we also wanted to take a more thorough look at the rest of the system. The Montoya’s have an existing prv and appears to be fully functioning, holding the house at a steady 65 psi. After looking into whole house pressure examined their thermal expansion tank. Expansion tank appears to be healthy and functioning properly. We also examined the two other hose bibs. Minus a missing handle screw on the back hose bib, both apear to be in good condition and functioning properly. The Montoya’s expressed issues with hot water. After looking at duel water heater tanks, we discovered they are piggy backed. Causing the hot water load to be mainly on the first tank’s elements. After pulling panels and using my multimeter, I believe both top elements and thermostats are shot. I would highly recommend replacing all elements and thermostats, along with plumbing water heaters in tandum vs piggy backed. While installing

Technician Mike responded to a call concerning two hose spigots on a home. Allen said they rented the house out for years, now they are moving in and want them both replaced for peace of mind and stability. The hose spigot for the side of the house is located through an access panel in the ceiling. The existing spigot is not secure to the side of the home. You can take it and move it in and out. The hose spigot for the front of the house does not have access to it. The ceiling will need cut open above the flat screen television to gain access to it. The visible water line for this hose spigot is made of polybutylene. This material has a class action lawsuit against them and Spartan cannot tie onto this material. Spartan will not know if polybutylene is ran all the way to this hose bib until we open up the ceiling. If it is all polybutylene, it will need to be replaced with pex. Technician Jamie arrived at customers house for leaking hose bib Upon arrival customer showed Jamie that the hose bib was seized and would not turn off and leaking Jamie presented multiple options to customer to repair his Hose bib. Jamie cut out an 8 x 8 hole in the ceiling of the basement after laying dropcloth to expose waterline to hose bib Jamie cut out old hose bib and installed model 19 hose bibs with quarter half inch shut off valve and small access panel. Jamie turned water back onto house and tested that The hose bib is functioning properly no leaks

Tim called us out due to them not have any water for their home. They do have a drilled well and we have determined that the well pump has failed. We checked all the other equipment and they will take is working fine and so is their water softener. We offered them several options for standard pump systems along with variable speed pump systems. They chose to go with option three for a standard pump replacement. We did not replace any other parts of the wells system. The pressure switch was installed by the homeowner and not us. We cannot warranty the pressure switch or anything in the home. We offer to do any repairs around the home such as a toilet that would not fill, a shut off that was leaking, a sink that needed hooked up, and the pressure switch found to be sparking often on when running. We recommend to replace his pressure switch. Rely on the pressure switch that was installed. We will leave the wiring as is in the mechanical room. Your system will be a standard 40-60 system

Technician Jamie arrived at business for toilet backing up. Upon arrival employees showed Jamie that the women’s bathroom toilets was backing up and one was leaking out of the bottom after further investigation Jamie determined that pulling a toilet and resetting it running 100 spark machine to clear line what is the best option business manager agreed. Jamie remove toilet from toilet flange ran Spartan 100 approximately 50 feet clearing clog tested drain multiple times with all the fixtures in the men’s and women’s bathroom No back up occurred. Cora and her other half Stephen called us out for a leak on their bathtub. Through an hour of diagnosing we eventually found that the water is coming in from the escutcheon plates for the handicap bar. We recommend to seal around the escutcheon plates for the handicap bar in order to stop this leak. We found no mechanical plumbing failures that were the issue of the leaking. We have diagnose this as a fixture contact seal leak. We do highly recommend to install new towels around and get rid of the handicap shower bar. We did remove the face paint for the shower and seal around the shower face plate. No warranty anything we did due to us not doing any actual work.

Mrs Frye contacted Spring Plumbing in regards to a gas leak that was noticed my husband and Mrs. Fry every time cabinet door was opened. When arriving on site met With Mrs. fryes mother Who met me at garage and took me directly into kitchen she then contacted Mrs. Fry via her phone and I was able to ask questions in regards to when gas line was ran to stove approximately one year ago who ran the gas line Mrs. Fry did not remember who the original installer was and how long have they lived in the home for approximately eight years. Stove top evaluation was performed with Combustion gas tester and identified leaks at both ends of flexible gas line recorded video of gas tester finding these leaks and then further tried to locate with bubbles very very small leak found just before regulator and small leak detected near gas shut off valve these were both tightened and retested. Mrs. Frye only concern today is with gas leak out stove and did not want Spartan plumbing looking at any other plu

Technician Jamie arrived at customers house for floor drain backing up call arrival customer showed Jamie that the floor drain had backed up and she and her husband had already cleared all the debris away from the floor drain. After further inspection Jamie seen at the floor drain the shower in the basement had backed up from main sewer line blockage Jamie provided multiple options to fix her drain issue today customer was also wanting a estimate on a 50 gallon electric water heater replacement Jamie provided estimate for that. Lori called us out in order to install a new dishwasher in their kitchen. Home Depot contractors could install the dishwasher. We found that the shutoff valve to be on the manifold for the unit. We also talked to the husband Jeff about the other work that we quoted awhile back. We will reconstruct the quote and follow up with him on the some priority items. Install your new dishwasher and remove the old. We will adapt to the unusual water lines. We will have to go get special fittings in order for this to work. We will install a small supply hose for the unit, screw down in place, and secure the drain hose. We will also throw away your old unit and discard. 1 year warranty on install. No warranty on the shutoff system for the water manifold.

Rick Contacted Spring Plumbing in regards to new Evo home filtration system he had purchased and would like to have installed Rick had removed his own water softener leaving existing bypass to be connected to to allow for piping to be ran to his new unit Evo system will need to be mounted to concrete wall and inlet outlet water piping back into the existing system tested homes water pressure it is at 70 psi and water heater is connected with flexible supply hoses and does not have a thermal expansion tank. Came out to the Goins to do ur annual members inspection. Overall, house and plumbing looks very healthy. Only immediate need we discovered was failed flapper in master bath. Paul would like to resolve issue on his own. Shannon and I had a nice long discussion on multiple future issues they may have, along with solutions. Vicky and David called us out for a leak on their washing machine box valves. They just got a new washer and dryer, so they are wanting to take care of this asap. The leaking did cause some water damage and wall staining. We highly recommend to have a water clean up specialist evaluate the current state of the water damage. We recommend a new laundry box with valves as a fix for today. We also noticed that for water emergencies, the water has been getting turned off at the meter pit. We are going to recommend to install a new easy turn ball valve for inside their house so nobody has to do this. In order for this repair to happen we will need to disconnect the furnace gas supply lines and the no functioning water softener. They are highly interested in removing the water softener.
