After talking with charles he said he was washing the wife’s car an after found a wet spot behind the hose bib on the drywall an in the carpet. He opened up the drywall an found the the bib was leaking. I found that there was a 12 inch hose bib installed it was too long an was pitched up not letting water run out of it the way it was designed. I installed a 4 inch hose bib an gave it fall to allow runn off. Then cut out an replaced about 6 inch of copper to get rid of all the couplings I found from previous repairs. I then used fast drying concrete patch to repair the hole in the stone around the bib.

The Heck’s had us out do to a leaking T&P valve. Valve was hot and whole house pressure was at 88psi. Also expansion tank was blown. We decided to replace existing PRV and expansion tank. Along with leaking t&p, the Heck’s had a water softener not in use because of split pvc adapter. Replaced pvc adapters with brass reducing couplings and pex’d back in. All problems solved and house is now sitting at a static 75 psi.
Replaced main shut off, installed new PRV, repiped main water manifold, installed expansion tank, replaced tub spout in upstairs blue tub shower, along with cartridge in same tub/shower.
Technician Mike responded to a call concerning a broken toilet flapper. Upon investigation the tech seen that all 3 toilets in the home were very aged as well as the water shut offs to them. Maria also pointed out that the discharge line for the dishwasher was not hooked up. Multiple options were given. Maria decided to get 3 New American Standard Cadet Pro Toilets with new quarter turn shut off valves for all of them as well. Also reconnecting the discharge line for the dishwasher. All toilets were removed, taken for disposal and replaced. Same for the water shut offs. Tested everything afterwards. No leaks and operates as should. The discharge line for the dishwasher was hooked back up as well. Maria hasn’t used the dishwasher in years. The technician explained that he is not responsible if the unit does not work and that it may need to be replaced due to its age. Tomorrow 11/03/22 another technician is to come out and quote a new water softener. The existing one does not work
Scott Acre contacted Spartan plumbing with leaking Moen cartridge located on second floor. Short evaluation of Moen shower valve client wanted cartridge to be replaced only presented single option at the time for service after questioning homeowner on how long he’s been in the home and if there are any other issues we did recommend a water quality test he agreed and was performed at no charge. Today’s water test highlighted elevated chlorine levels within the water supply and a slightly above average hardest level at 10 grains per gallon of harness. Water pressure slightly elevated at just about 79 psi which is very close to 80 psi which would void any plumbing and equipment warranty. Will recommend a pressure reducing valve to be installed into the portable water system to help regulate water pressure throughout home and maintain good flow. Several items came back on home inspection that consisted of grounding clamps needing to be on certain appliances. This will be required due to the electrical panel system grounded to the plumbing. Also concerned with freezing and bursting of waterlines in the garage. Recommend to completely insulate garage and install heaters. Using pipe insulation will do little to nothing to prevent this from not freezing. Water heater drain pan discharge is sitting inside the floor drain. We recommend to install an air gap all the drain along with running the discharge from the relief of the water meter to the floor drain in the garage. also inspection for the venting the water heater and furnace. Recommend a mechanical contractor to further evaluate the chimney liner. Sidenote we also did not find any gas leaks in the home. The stove was being used and assume the gas leak is in the house. Mr pawelkoski Call Spartan plumbing how to address issue with water around toilet base. Bathroom was remodeled couple years back and has a American standard champion Pro toilet installed slight grout discoloration around base of toilet client would like toilet to be pulled and reset with new wax. Per clients request pulled and reset toilet with new wax and mounting bolts using American standard plastic nuts when in contact with porcelain reused toilet flexible supply hose, reset water level within tank and tested unit by flushing multiple times. Discolored grout lines from leaking wax ring should clear up overnight. Spartan plumbing cannot be responsible for the integrity of the existing toilet and its components by pulling and resetting toilet we will cover any issues with installed product only. Toilet mounting flange is of cast-iron and is original to home which at time of service was in decent condition client is aware additional charges will apply if this flange does break in the
Cleared garbage disposal of debris that was dropped in place of the sink. No warranty on repair. Recommend to replace garbage disposal in order to remove all glass that was dropped in the sink. Spartan plumbing will not be responsible for anything in the home. Home is under a new brand new build. Warranty of the home is up to the home owners/ building contractor.
Tech ran toilet auger in upstairs bathroom clearing clog, tested afterwards, draining good now. Wants quote on Shower plumbing installation in basement. Just needs plumbing, has another installer for shower itself. If viewing from door way, shower would be on left/back wall. Wants two shower heads on back wall. Middle of shower is 10 feet away from current drain/half bath down stairs. Pics on file.
