Chandler is a good rep

Chandler was helpful. I was not aware water heaters must be flushed regularly. Mine is 8 years old and never been. They don’t flush them when they’re that old for liability reasons. Now I know. Time to save for a new one.

Robert Derrico is a total professional. He first visited our home to give advice on our aging hot water heater. He explained in detail what to expect of My Georgia Plumber if they were to replace it. He provided a detailed quote for the job. On his next visit he replaced the hot water heater and showed my husband and I the work he had done, how to adjust the settings and how to shut the water off at the street when we were away for long periods of time. Technician found no mechanical failure inside of home, customers delta toilet is two years old and it isn’t functioning as it should other than the fill valve filling up slower than normal. CUSTOMER STATED : Garden tub valve in master bathroom is leaking. TECHNICIAN NOTES : Out to the residence today for a recall on a leaking garden tub valve. Original technician recommended for the homeowner to remove tile to access leaking valve / piping. Upon arrival, homeowner stated they had their handyman remove the tile in master bathroom for access. AHS has covered cost to replace Roman tub valve for $115. RESOLUTION : No repairs made today. C Ustomer states master bathroom shower is backing up and over flowed out of shower base and leaked into ceiling below. Hall bathroom lav handle loose hall bathroom toilet flush valve is broken and hall bathroom shower head is leaking. Found no issues with master bathroom shower. Ran for 20 minutes while other work was being performed and found no back up at all Hall bathroom lav handle was loose tightened and tested. Hall bathroom shower head leaking out of body of shower head and needs to be replaced. Customer supplied replacement shower head. Hall bathroom toilet top part of flush valve is broken off now allowing fill valve tube to fill toilet bowl Ahs covered hall bathroom, shower head and lav but denied the toilet due to it not being normal wear and tear. Replaced shower head with customer supplied shower head and tightened lav handle. Informed home owner of high pressure and advised to open work order for the PRV. Inspected house to find almost no issues. House is pipe mostly in PEX however the basement bar sink is piped in cpvc. The water heater is 10 years old and I recommend replacing it with a tankless water heater. All faucets are in good condition with no leaks. Water pressure is at 70 psi and PRV is a 1” double union watts that is in good condition. The upstairs hall bathroom toilet has an issue with the flapper. Customer plans on replacing it and is going to order a toilet for us to replace it with. Both hose bibs are old but have no issues or stiffness in the handles. The visible sewer pipes have proper fall and no improper fittings were used. No other issues detected in house. Inspections completed.

Customer States: The faucet in the hallway bathroom is continuously dripping. Technician Notes: American Standard 8” widespread LAV faucet located in the hallway bathroom that was previously diagnosed as no mechanical failure on 4/22 by another one of our technicians is continuously dripping. Determined leak to he coming from the hot side, cold side has no issues at this time. Resolution: Called into AHS for approval. Installed a new American Standard brass cartridge on the hot side only. 4/24/24 Job notes : CUSTOMER STATED : Toilet in hall bathroom on main level leaks and basement toilet is not secured properly. TECHNICIAN NOTES : Out to the residence today for a toilet in the full other bath in the main level that constantly runs and for the toilet in the full basement bathroom that is not fully secured. After investigating, toilet on main level has a defective Kohler flush seal and basement toilet needs to be pulled to inspect closet flange. Once basement toilet was pulled we found the existing flange was not installed properly which has caused the closet bolt connection to come loose. Customer opted for us to replaced glue in flange for additional costs while on site. RESOLUTION : Replaced Kohler flush valve seal for toilet on main level and replaced closet flange for basement toilet. All repairs have been properly tested for functions and are currently showing no concerns at this point in time. Both toilets that have been worked on can be used as needed.

Customer stated: upstairs bathtub is leaking to basement bathroom ceiling and upstairs bathroom ceiling has water leaking through it. Technician notes: upon inspection and multiple testing of all plumbing in house was unable to recreate either leak, there is no plumbing above upstairs bathroom and it was not raining when leak appeared. The tenants complaint is that when they use the washing machine it’s flooding the basement And they noticed a leak from the dishwasher We found that when the washing machine is used the drain backed up and went all over the basement We also found that the water pressure is very high We found no signs of a leak on the dishwasher or around the dishwasher We snaked the washing machine drain and tested with no issues We really the prv tested with no issues Recommend sending an appliance technician to look at dishwasher door seal Job completed No new estimates are needed at this time

The homeowner complaint is that the kitchen faucet is making a knocking noise and the sprayer is leaking We found that when the hot side of the faucet is used there is a knocking noise and it is only happening at the kitchen faucet We found that the sprayer is leaking from the threaded connection I unscrewed the sprayer head to check the o ring and when I put it back together both issues stopped We tightened the sprayer head down and tested with no mor leaks or noises Job completed Authorization 115rmpi Complementary estimates are built and ready to send

4/24/24 job notes : Out to the residence today for a sold estimate to replumb the drain piping for the single vanity sink located in the full hallway bathroom. After cutting cabinet on site today, we found there to be no need of making pipe modifications to cast iron piping in basement due to the copper in the wall having enough piping to transition from. RESOLUTION : Removed corroded copper drain piping and Installed 1 1/2 inch tubular drain piping under single vanity sink. Repairs made have been properly tested with plenty amounts of water and are currently showing no further concerns at this point in time.
