The tenants complaint is that the kitchen sink is not getting good water pressure. The basement bathroom toilet is constantly running. We found that the kitchen sink is not having a pressure issue it is a flow issue And the basement bathroom toilet is constantly running. We replaced the toilet flapper in the basement bathroom And we cleaned out the kitchen faucet by back washing the faucet and it is now getting better flow. Job completed No new estimates are needed

CUSTOMER STATED: leak on rear yard TECHNICIAN NOTES: came out today for diagnosis while out on site found that there was a leak on the main line in rear yard, will need to dig up to diagnosis in order to address leak issue RESOLUTION: dug up leak area and repaired about a 2 foot section worth of piping and after fully pressurizing system found no further concerns on the 1 inch piping of pvc from well water, could not locate clean out. Upon arrival found that when the water heater is turned on there is a leak coming from our pilot repair in the slab of the closet Upon further inspection found the concrete to be hot to touch when water heater is on no water is coming up though the floor or out of the wall when water is on but you can hear the water heater constantly running to fill tank Will need to but up concert agin and make repair and possible cut drywall to acces pipe running up the wall to make a better above ground connection Could also be another leak on same line but further down will not be able to identify fully until we renter the concrete and assess the situation further Customer call back about water still leaking I crack concrete and I find another small leak on the line going to the water heater if this happens again we need to run new line for kitchen and bathroom run line in to the attic the copper line going into the slab is on bad shape

Customer stated on first visit tech looked at shower but could not fix it and left with the trim. Hall bathroom shower cartridge blocked up with something and need to be replaced. Trim is also missing Replaced moen posi temp cartridge and tested. After turning water back on and running shower cartridge instantly clogged up again. Once I removed the new cartridge and cleared sediment that was blocking it I blew out the valve to clear remaining sediment and reinstalled the cartridge. Testing now shows no other issues with shower. Replaced shower trim Job is completed.

Customer stated: fixture in hallway bathroom is loose. And the lavatory bowl in the master bathroom is loose and needs to be recaulked Technician notes: upon arrival, the hallway bathroom lavatory fixture bolts were loose and the master bathroom lavatory bowl needs to be recaulked. Also while on site, customer stated that hallway shower valve is not fixed from last visit. Upon inspection found that shower valve has low pressure. There is no trim for shower here. Shower valve will need to be replaced. Created estimate to be sent to Resipro Resolution: tighten the bolts on the hallway bathroom lavatory fixture and recaulked the master bathroom lavatory bowl. Let customer know that the caulk needs 24 hours to dry before use. Checked and tested for leaks. The tenants complaint is that they have had 2 times where they had no hot water and they saw water that the master bedroom closet carpet was wet And the master bathroom floor had water I found that the pilot light on the water heater was on and when I adjusted the temperature setting on the control valve the burner started right up After speaking with the tenants I found out there kid was home and turned the water heater on and may have left it on for a long time And with the broken water line in the slab if the water for the water heater is left on for a long time it will use all the hot water in the water heater and can’t recoup fast enough and it could have also caused water to show up in the closet carpet and the bathroom floor and the base boards are now showing signs of water damage There is no mechanical failure with the water heater And the broken water line in the slab needs to be located and repaired Job completed No new estimates are needed

The tenants complaint is that they run out of hot water They told us resi sent a different company out that installed a new ball valve on the water heater to shut it off We turned the water heater on and there is a load sound of water flowing We checked the t&p nothing coming from it We found no leaks on or around the water heater We then Checked in the master bathroom and with nothing on you can hear water flowing After being told that the shower had been worked on I cut the wall above the tub open to determine if the water sound was there I did not find the leak but I did find where the top of the slab is wet We also found the water pressure is high 85 At this point it is showing to be a slab leak possibly under the master bathroom Roman tub Need to send a leak detection specialist to pin point the leak We did replace the prv Job not completed Estimates are built I want to get with management before sending

CUSTOMER STATED: no hot water TECHNICIAN NOTES: came out today for diagnosis while out on site I found a 2020 Rheem natural gas water heater which was off, as of today new gas control valve will need to be ordered for installations since water heater is also under manufacture warranty will need to order gas control valve or get one from office RESOLUTION/RECOMMENDATIONS: as of today I relit the water heater and I found no further issues, but please note we will need to replace the gas control valve due to the fact that it’s a 2020 year model please note this heater is under manufacture warranty Home Depot does not carry gas control valves JOB NOTES: JOB STATUS: Need a gas control valve PARTS: (IF INCOMPLETE ARE STOCK OR SPECIAL ORDER PARTS NEEDED?) Ejenkins 10/25/23 Tenant stated low water pressure with multiple fixtures in use at same time. Water pressure high on system with clogged pressure regulator valve. Found expansion tank ruptured and upstairs hall shower cartridge backwards so that hot turns on first. Replaced watts pressure regulator valve and tested, cut access hole in living room wall 16x6. Installed new expansion tank, flipped shower cartridge over for proper operation. Tested well, job complete. Tenant left without notice, no signature available.

CUSTOMER STATED: Their toilet wasn’t flushing / not getting enough ‘pressure’. TECHNICIAN NOTES: The flapper inside the toilet tank had gone bad. It wouldn’t stay open long enough to create a full cycle. RESOLUTION/RECOMMENDATIONS: Replace the existing flapper 3” with a new one. JOB NOTES: We drained the water, took out the old one, then put in the new one. It flushed properly after that, we asked the customer to test it, it was up to her satisfaction. Customer States: Master bathroom shower is continuously dripping and it is hard for her to turn it off and on. Technician Notes: Out today to look into issue with master bathroom shower. Older single handle Pfice Pfister push/ pull shower valve. The cartridge is old and worn. Cartridge is allowing water to drip continuously into the tub. Handle also has a lot resistance due to this issue. Resolution: We will have to order part and return on a later date to install. Job Notes: While performing safety inspection I was unable to locate a sewer clean out on the exterior of the home. I believe this home is on a septic. CUSTOMER STATED: We were told by Resipro that there was a leak somewhere at the property causing a high water bill. TECHNICIAN STATED: We went out and inspected the outside of the house and found no external leaks. We then went through extensively the internal plumbing’s. We checked both of the bathrooms, the water heater, the kitchen and we were unable to find any leaking on anything. The water meter is spinning so a leak is active somewhere on the property. We worry that this is a leak under the slab as we could find no evidence of a leak. JOB: It is advised to get a leak detection to find the actual cause of the leaks as it is most likely a slab leak. Customer stated that their upstairs full guest bathroom toilet was slow draining or even clogging up and not flushing. Resolution: auger the toilet. Notes: After we ran the auger down the toilet it drained. We had to really get it into the drains as we extracted a plastic tooth pick from inside the drain, that was the cause of the clog. Customer wasn't present at the time of the visit. We spoke with Jeremiah and he informed us that there was a paperwork error. He had to submit a new work order so that we can receive payment for the previous work. Today's visit was scheduled based on this second work order.
